Benefit plan cannot be saved or applied to the offer

A benefit plan needs a name, and each of its lines a Tenant Benefit component, a calendar cadence, an amount and (for a repeating cadence) the number of installments; applying one to an offer needs a plan with lines and, when a line is per sq ft, the allottee's existing carpet on the offer.

Messages this explains

  • “This project has no benefit plans yet. Create them on the project's Tenant Benefits tab.”
  • “This plan has no benefits yet”
  • “Enter the existing carpet on the offer first: some benefits are per sq ft of it”
  • “Give the plan a name”
  • “line <n>: pick a benefit”
  • “line <n>: pick a cadence”
  • “line <n>: enter the amount”
  • “line <n>: how many installments”
  • “A benefit appears twice”
  • “Pick a calendar cadence (lumpsum, monthly, quarterly ...)”
  • “<name>: installments are required for a <cadence> cadence”
  • “Nothing changed”
  • “Benefit plans need the Pricing permission”

Benefit plan cannot be saved or applied to the offer

You tried to save a benefit plan on the project's Tenant Benefits tab, or to apply one to an allottee's offer, and a button stayed greyed out or the dialog refused.

What you see

On the offer drawer (from the Society & Tenants tab or the Allottee page), Apply benefit plan in the Benefits section opens "Apply a benefit plan":

  • "This project has no benefit plans yet. Create them on the project's Tenant Benefits tab." when the project has no active plan.
  • With no plan chosen (the list still reads "Choose a plan…"), Apply plan does nothing and no message is shown.
  • "This plan has no benefits yet" once you choose a plan that has no lines.
  • "Enter the existing carpet on the offer first: some benefits are per sq ft of it" when a line of the chosen plan is worked out Per sq ft of existing carpet and the offer's Existing carpet (Mofa) is empty or 0.
  • Apply benefit plan itself is greyed out with "Benefit plans need the Pricing permission" when you lack the View permission on Pricing Plans.

On Tenant Benefits:

  • The plan panel's Create plan / Save changes is greyed out with "Give the plan a name".
  • The benefits table's Save is greyed out with the first problem it finds: "line <n>: pick a benefit", "line <n>: pick a cadence", "line <n>: enter the amount", "line <n>: how many installments", "A benefit appears twice" or, when everything is as it was, "Nothing changed". Lines are counted from the top.
  • Save can still be refused by the server with "Pick a calendar cadence (lumpsum, monthly, quarterly ...)" when the cadence is inactive or stage-linked, or "<name>: installments are required for a <cadence> cadence" when a repeating cadence has no installment count.

Why it happens

A benefit plan is a ready-made list of what an allottee gets (corpus, transit rent, shifting…), so a rehab officer can fill an offer in one go. Each line becomes a payment schedule on the offer: the amount per installment, how often it is paid, and how many times. Without a component, a cadence, an amount and (unless the cadence is one-time) an installment count, the schedule cannot be built, so the line is not saved. Benefits are paid on calendar dates, not on construction stages, which is why only calendar cadences are accepted.

An amount worked out Per sq ft of existing carpet is the rate multiplied by the allottee's existing carpet area, which the offer carries as Existing carpet (Mofa). Applying such a plan to an offer that has no existing carpet would produce blank amounts, so the dialog asks for the area first. A plan with no lines has nothing to apply.

Applying a plan replaces the offer's benefit lines with the plan's and leaves charges alone; nothing is saved until you press Draft offer or Save changes, and the start dates are typed on each line.

How to fix it

  1. Create the plan. On the project's Tenant Benefits tab press Add, type Plan name, keep Active (offered when applying a plan to an offer) ticked and press Create plan. This needs the Create permission on Pricing Plans; in the default roles that is the Administrator and the Project Manager (the Rehab Officer can view and apply plans, not create them).
  2. Add its benefits. Press Add benefit for each line, choose the Benefit (a Tenant Benefit component), Worked out as, the Amount / rate, the Cadence and, for a repeating cadence, Installments (and Due day if needed), then Save (the Edit permission on Pricing Plans). Editing the table also needs the View permission on Charge Components and on Bookings; otherwise it reads "Editing needs read access to Charge Components and Bookings (payment cadences)." If the benefit you need is missing, add a Tenant Benefit component under Charge Components (the Create permission on Charge Components).
  3. Remove the duplicate when the reason is "A benefit appears twice": each component may be on a plan once; use the line's bin icon.
  4. Record the existing carpet on the offer. In the offer drawer fill Existing carpet (Mofa) (it defaults from the allottee's record), then open Apply benefit plan again. The offer must be a Draft; the offer's fields need the Create permission on Termsheets for a new offer or the Edit permission for an existing one. If the allottee's record has no area, add it there first with Edit on the Allottee page (the Edit permission on Tenants).
  5. Choose a plan with lines, press Apply plan, type the First payment dates the toast asks for, and press Draft offer or Save changes to keep the lines.
  6. If Apply benefit plan is greyed out for permission, ask your administrator for the View permission on Pricing Plans.

Every charge component has a kind that decides where it may appear: Sale Charge on pricing plans and estimates, Tenant Benefit and Tenant Charge (with Tax) on member offers, Tenant Benefit alone on benefit plans, Commission on commissions; GST is never a line you add, and a benefit paid to the member can never be demanded.

  • Offer cannot be cancelled, reopened, edited or deleted: money, demands, purchases or its status stand in the wayTroubleshooting

An offer with money recorded against it is in the books and is not cancelled from the offer; a live demand must be cancelled first; an allottee's purchase that has an estimate out or a booking must be cancelled before its unit comes off the offer; and each action is allowed only from the statuses it moves from, so a non-draft offer is reopened before it is edited.
