Design the project

Build the project's physical inventory: towers, floors and units, amenities, rehab earmarks and blocks, parking areas and parking slots, and construction stages with their shares.

03. Design the project

The project now needs its inventory: towers with floors and units, the amenities it provides, parking areas with numbered parking slots, and the construction stages that construction-linked payment plans follow. This is the project manager's chapter. It also covers the two ways a unit is kept out of sales, earmarking it for the rehab side and blocking it by hand.

Before you start

02. Take on a redevelopment: the project exists and, for a redevelopment, its society and members are recorded, so rehab units can be earmarked with someone in mind. Check that the organization's unit types and unit configurations (under Settings) cover what the project will contain; see Unit types and unit configurations.

In this chapter

  1. Generate towers, floors and units: Build the towers, floors and units in bulk with the generator.
  2. Import and export units with Excel: Bring units in from Excel, or export them to fix areas and configurations in a sheet.
  3. List amenities, project-wide or per tower: List what the project provides, once for the project or per tower.
  4. Earmark rehab units for tenants: Set units aside as Reserved For Tenant so sales cannot take them.
  5. Block and unblock a unit: Take a unit out of circulation by hand and put it back later.
  6. Set up parking areas and parking slots: Add parking areas and number their parking slots.
  7. Allocate a parking slot to an allottee: Give a society member a parking slot and release it again if needed.
  8. Plan construction stages and their shares: Record the stages (plinth, slabs, possession) and their share of the payment bucket.
  9. Record construction progress on a stage: Mark a stage commenced and completed so construction-linked installments fall due.
  10. Structure: The towers, floors and units, every unit's status and occupant, and the generator.
  11. Amenities: Project-wide and per-tower amenities.
  12. Parking: Parking areas, parking slots, the layout view and who holds each parking slot.
  13. Construction Stages: Stages, shares, dates and progress.
  14. Unit types and unit configurations (typologies): Unit types (Apartment, Shop, Office…) and configurations (2 BHK…) as the org-level lookups behind every unit.
  15. Unit areas and the area basis: Carpet area (Mofa), RERA Carpet Area, Super Built-up Area: The three areas a unit carries and which one Per Sqft prices multiply.
  16. Unit numbering patterns: How the generator builds unit numbers from floor and sequence.
  17. Unit status lifecycle: available, reserved, allotted, held, booked, sold: The status lifecycle from Available through the rehab and sales paths to Sold.
  18. Unit designation: Saleable, PAP, Common: Saleable, PAP or Common: what a unit is for, separate from its status.
  19. Parking areas and parking slots: Parking slots are inventory like units: held, booked and sold with them.
  20. Construction stages and share buckets: The 100% share buckets, project-wide and per tower.
  21. Payment plans: lumpsum, cadence, custom and construction-linked: Read the construction-linked mode here, since it is driven by the stages you just planned.
  22. Excel sheets: check first, then apply: What the Excel sheets check before anything is applied.

What comes next

With units and stages in place the project can be priced: 04. Price it. Construction progress is recorded through the life of the project, and each completed stage makes the linked installments fall due, which is picked up in 07. Collect.

Related

  • Generate towers, floors and unitsHow-to

Add a project's towers and build their floors and units in bulk with the guided generator: one floor range at a time, with the unit mix, areas, designation and numbering pattern, and a safe re-run that only adds what is missing.

  • Import and export units with ExcelHow-to

Download a project's units as an Excel sheet or start from the template, fill in towers, floors and units in bulk, let the app check every row, and import them in one go; missing towers and floors are created for you.

  • List amenities, project-wide or per towerHow-to

Record what the new project provides: amenities shared by everyone (clubhouse, gym) listed once for the project, and amenities each tower has (refuge unit, society office) listed once per tower, drawing on the organization's Amenities lookup.

  • Earmark rehab units for tenantsHow-to

Keep units back for the rehab side of a redevelopment: set a unit's status to Reserved For Tenant so it waits for a member or landowner, designate PAP units that only PAP tenants can take, and mark Common units that house an amenity and are never sold.

  • Block and unblock a unitHow-to

Take a unit out of circulation by hand, so it can't be offered to a buyer or allotted to a tenant, and put it back when the reason has gone; only units that are free can be blocked.

  • Set up parking areas and parking slotsHow-to

Add the project's parking areas (basements, podiums, stilts), number their parking slots in bulk with the generator or one at a time, and check the layout, so parking slots can be allocated to society members and offered to buyers.

  • Allocate a parking slot to an allotteeHow-to

Give a society member one of the project's parking slots from the Parking tab, see it on the member's page, and release it again when the allocation changes.

  • Plan construction stages and their sharesHow-to

Record the project's construction stages (plinth, slabs, possession…) with their order, share of the payment bucket, tower and expected date, one at a time on the tab or in bulk from an Excel sheet, so construction-linked payment plans and pricing plans can be built on them.

  • Record construction progress on a stageHow-to

Mark a construction stage as commenced and then completed on the project's Construction Stages tab, with optional certificates or site photos, so the construction-linked installments waiting on it get their due date and accounts are told to bill them.

  • StructureScreen

Build and maintain a project's towers (wings), floors and units, generate them in bulk, and see every unit's status and designation at a glance.

  • AmenitiesScreen

List what the new project provides, either once for the whole project (clubhouse, pool) or on particular towers (refuge unit, society office).

  • ParkingScreen

Set up the project's parking areas (basement, podium, stilt) and their numbered parking slots, see who holds each parking slot, and allocate parking slots to society members.

  • Construction StagesScreen

Plan the project's construction stages (plinth, slabs, possession…) with their shares and dates, record commencement and completion, and keep the certificates and photos for each stage.

  • Unit types and unit configurations (typologies)Concept

A unit type says what kind of unit it is (Apartment, Office, Shop, Showroom) and which property types it suits; a unit configuration is the typology (2 BHK, Penthouse, Office) made of a name, a unit type and a bedroom count, with the areas kept on each unit.

  • Unit areas and the chargeable areas: Carpet area (Mofa), RERA Carpet Area, Super Built-up AreaConcept

Every unit carries up to three areas; two settings say which one money is worked out on: the chargeable area for buyers (what a Per Sqft price multiplies on a buyer's estimate) and the chargeable area for members and tenants (what a member's offer and an allottee's purchase are measured in).

  • Unit numbering patternsConcept

When the Structure generator creates units in bulk, a pattern such as {floor}{seq:02d} builds every unit number from the floor, the unit's position on the floor and the tower name; a similar pattern names the floors.

  • Unit status lifecycle: available, reserved, allotted, held, booked, soldConcept

Where a unit stands right now, from Available through the rehab path (Reserved For Tenant, Allotted) or the sales path (Reserved For Buyer, Booked, Sold), who moves it and what each status blocks.

  • Unit designation: Saleable, PAP, CommonConcept

What a unit is for, separate from its status: Saleable stock, a PAP unit kept for Project Affected Persons, or a Common unit housing an amenity; the designation decides who can be allotted or sold the unit and whether it shares the project's cost.

  • Parking areas and parking slotsConcept

A parking area (basement, podium, stilt) holds numbered parking slots that are inventory like units: held by a sent estimate, booked with the unit, or allocated to an allottee from the project.

  • Construction stages and share bucketsConcept

A project's construction stages (plinth, slabs, possession) each carry a share of a 100% bucket, one bucket for the project-wide stages and one per tower; completing a stage dates the installments waiting on it and moves the revenue progress.

  • Payment plans: lumpsum, cadence, custom and construction-linkedConcept

A payment plan says how the buyer's total is collected: all at once, in equal installments on a cadence, on agreed dates, or as construction stages are achieved; it lives on the estimate as numbered versions, is finalized with the price for approval, and becomes the booking's schedule.

  • Excel sheets: check first, then applyConcept

Units, parking slots, construction stages, unit pricing, benefit plans, society members and allottees can be exported to and imported from Excel; every sheet is checked row by row first, and nothing is written while any row fails.
