Tenant offers and allotments

Draft, issue, accept and sign the offer to each society member, landowner or PAP tenant, correct or cancel it, and open the purchases for area beyond the entitlement.

05. Tenant offers and allotments

Each allottee on a redevelopment gets one live offer (term sheet): the area they hold and are entitled to, the new units allotted, the benefits the developer pays and the charges the member pays. Drafting the offer marks the allotted units Allotted; issuing it generates the offer letter, and acceptance and the signed copy are recorded on it. When an allottee takes more area than their entitlement, the extra is bought through an ordinary estimate, plan and booking. This is the rehab officer's chapter, with the sales team joining for the purchases.

Before you start

02. Take on a redevelopment for the member roll, landowners and PAP tenants; 03. Design the project for the units to allot (earmarked as Reserved For Tenant) and parking slots; 04. Price it for the benefit plans and the charge components used on offers. The offer letter template must be published before the first offer is issued; see Put a starter document template into use.

In this chapter

  1. Draft an offer to an allottee: Prepare the term sheet: entitlement, allotted units, benefits and charges.
  2. Apply a benefit plan to an offer: Fill the draft with the project's benefit plan in one go.
  3. Issue an offer with its letter: Issue the offer so its letter is generated and filed and the offer moves to Issued.
  4. Record acceptance and the signed offer: Record acceptance and file the signed copy.
  5. Correct an issued offer and re-issue it: Take an issued offer back to draft, correct it and re-issue with a fresh letter.
  6. Cancel or delete an offer: Withdraw an offer (units released) or delete a draft.
  7. Split the entitlement and start the allottee's purchases: Split the entitlement across the allotted units and open a purchase for the extra area.
  8. Society & Tenants: Where offers are drafted, issued and tracked per member.
  9. Allottee: One allottee's offers, letters, parking slots and purchases.
  10. Member offer (term sheet): benefits and charges, never netted: The one live offer per allottee: benefits we pay and charges they pay, never netted.
  11. Generated documents: offer letters, cost sheets, void and superseded: How the offer letter is numbered, filed, superseded on re-issue and voided.
  12. Entitlement: existing carpet, entitled area, uplift, extra area and the split: The area figures on the offer and how the split falls on each unit.
  13. Allottee purchases: Why an allottee buys only the area beyond their entitlement, through an estimate, plan and booking.
  14. Payment plans: lumpsum, cadence, custom and construction-linked: The plan an allottee's purchase is collected on.

What comes next

Allottee purchases follow the sales flow in 06. Sell. The charges on offers are billed and collected in 07. Collect, and the benefits are paid in 08. Pay out.

Related

  • Draft an offer to an allotteeHow-to

Prepare the offer (term sheet) for a society member, landowner or PAP tenant: the area they are entitled to, the new units allotted to them and the benefits the developer pays, saved as a draft.

  • Apply a benefit plan to an offerHow-to

Fill an allottee's draft offer with the project's ready-made benefits (corpus, transit rent, shifting…) in one go, worked out for that allottee's existing carpet, then date the lines and save the offer.

  • Issue an offer with its letterHow-to

Publish the offer letter template once, then issue a draft offer so the letter is generated and filed with it and the offer moves to Issued.

  • Record acceptance and the signed offerHow-to

Mark an issued offer accepted, then signed, attaching the scanned signed copy so it is filed with the offer and on the allottee's page.

  • Correct an issued offer and re-issue itHow-to

Take an issued or accepted offer back to draft, change the areas, units, benefits or split, and issue it again so a fresh letter supersedes the one already with the allottee.

  • Cancel or delete an offerHow-to

Withdraw an offer that has gone out (cancel: units released, record kept) or remove a draft or cancelled offer altogether (delete), from the offer panel or the allottee's page.

  • Split the entitlement and start the allottee's purchasesHow-to

Decide how the entitled area falls on each allotted unit and how much of the extra area the allottee pays for, then open a purchase per unit and price it through the usual estimate, approval and booking.

  • Society & TenantsScreen

On a redevelopment project, link the society being redeveloped, keep its members and the project's landowners and PAP tenants, and give each of them an offer that allots new units and sets the benefits the developer pays.

  • AllotteeScreen

One society member, landowner or PAP tenant on a page: who they are, what they hold today, their co-owners, their offers on each project, the letters and files filed for them, their bank accounts and parking.

  • Member offer (term sheet): benefits and charges, never nettedConcept

The one live offer an allottee has on a project: the area they hold and are entitled to, the new units allotted, and the money on both sides, benefits the developer pays and charges the member pays, each with its own schedule and never set off against the other.

  • Generated documents: offer letters, cost sheets, void and supersededConcept

A generated document is a numbered, filed rendering of a published template against one record, kept with its merged text, template version and file; offer letters are generated when an offer is issued and supersede the earlier ones, cost sheets print an estimate for the buyer, and a void or superseded document keeps its number and shows a watermark saying what replaced it.

  • Entitlement: existing carpet, entitled area, uplift, extra area and the splitConcept

The area figures on an allottee's offer: the carpet they hold today, the area they are entitled to (typed, or filled from the project's uplift guidance or the allotted units), the extra area the allotted units give beyond it, and how the entitlement is split across the units to fix what each one charges for.

  • Allottee purchasesConcept

How an allottee buys the units their offer allots: one purchase per allotted unit, priced only on the area beyond their entitlement, through the same estimate, payment plan, approval and booking chain as any buyer, with the unit staying Allotted throughout.

  • Payment plans: lumpsum, cadence, custom and construction-linkedConcept

A payment plan says how the buyer's total is collected: all at once, in equal installments on a cadence, on agreed dates, or as construction stages are achieved; it lives on the estimate as numbered versions, is finalized with the price for approval, and becomes the booking's schedule.
