Take on a redevelopment

Create a project and walk its setup wizard: land and RERA details, the settings it inherits from the organization, the society being redeveloped, its member roll, and the landowners and PAP tenants.

02. Take on a redevelopment

A redevelopment starts with a project and the existing housing society whose members will receive new flats. This chapter creates the project, records its land and RERA details and, where it differs from the organization, its own settings, links the society and builds the member roll, and records the project's other allottees: landowners and project-affected (PAP) tenants. The project manager and the rehab officer do most of it; the society roll often comes from a sheet the society secretary supplies.

Before you start

01. Set up the organization: the promoter entity must exist so the project can name it, and the organization's project defaults (RERA gate, estimate validity, area basis, carpet area offered, revenue method) on the Projects card are what every project inherits and what a project's own Settings tab overrides. You will need the RERA registration and the society's registration details.

In this chapter

  1. Create a project: Create the project from its name, type, promoter entity and site address.
  2. Walk through the project setup wizard: Walk the nine-step setup wizard in order; the rest of this chapter and the next fill in its steps.
  3. Record land, RERA and the project's settings: Record the land survey details, the RERA registration and, on the Settings tab, what the project does differently from the organization.
  4. Record a society: Add the existing housing society being redeveloped, with its registration and roll size.
  5. Link a society to a redevelopment project: Attach the society to the redevelopment project, or create it on the spot.
  6. Enter society members, their consent and co-owners: Build the member roll one person at a time: existing flat, consent, co-owners.
  7. Import society members from Excel: Bring the whole roll in from the Excel template when you have it in a sheet already.
  8. Record landowners and PAP tenants: Record the project's own allottees: landowners and project-affected (PAP) tenants.
  9. Projects: Every project, with the shortcuts to open, set up or edit one.
  10. New project: The form that creates a project and hands you to the wizard.
  11. Project setup wizard: The step-by-step setup with its checklist and the reasons a step is not yet complete.
  12. Project overview: The project's home page: details, Land & RERA, inventory summary and readiness.
  13. Edit project: Change the project's facts on one page: basics, site, land, development agreement.
  14. Project settings: The settings inherited from the organization (estimate validity, chargeable area, carpet area offered, escrow share, revenue method) with the project's overrides, and its occupation certificate.
  15. Societies: The societies your organization works with.
  16. Society: One society and its member roll, added by hand or from Excel.
  17. Society & Tenants: The project tab that links the society and keeps members, landowners and PAP tenants together.
  18. Allottee: One member, landowner or PAP tenant on a page: what they hold, their co-owners and offers.
  19. Importing and exporting Excel sheets: How every Excel import works: download, fill in, check first, then apply.
  20. Project type and property type: New Development or Redevelopment, and what the choice switches on.
  21. Expected possession date and charges at possession: The project date on which charges collected "at time of possession" fall due.
  22. Estimate validity and the unit hold: How long a sent estimate holds a unit; the default is set on the organization and the project.
  23. Entitlement: existing carpet, entitled area, uplift, extra area and the split: Existing carpet, entitled area, uplift and extra area: the figures a member's offer will carry.
  24. Allottees: society members, landowners and PAP tenants: Who counts as an allottee (society members, landowners, PAP tenants) and how each is recorded.
  25. Excel sheets: check first, then apply: What the Excel sheets check before anything is applied.

What comes next

The wizard continues with towers, units, parking and construction stages: 03. Design the project. Offers to members come later, once units exist to allot, in 05. Tenant offers and allotments.

Related

  • Create a projectHow-to

Create a project from its name, type, property type, promoter entity and site address, record its land and RERA details on the first wizard step, and leave the rest of the setup for later.

  • Walk through the project setup wizardHow-to

Take a new project through the nine setup steps in order: basics, land and RERA, promoter and bank accounts, towers and units, society, members, offers, extras, and review, saving as you go and skipping what can wait.

  • Record land, RERA and the project's settingsHow-to

Fill in the land survey details and expected possession, record the RERA registration (jurisdiction, certificate and validity) that lets the project be sold, and override the settings the project inherits from the organization on its Settings tab only where it differs: estimate validity, the chargeable areas for buyers and for members and tenants, carpet area offered, RERA escrow share, revenue method and trigger, plus its occupation certificate.

  • Record a societyHow-to

Add the existing housing society being redeveloped, with its registration, address and roll size, and link it to its redevelopment project.

  • Link a society to a redevelopment projectHow-to

On a redevelopment project, pick the existing housing society being redeveloped, or create it on the spot from the project's site address, so its members become the project's tenants.

  • Enter society members, their consent and co-ownersHow-to

Build a society's member roll one person at a time: quick-add names and phones, fill in the full form with the existing flat, record each member's consent to the redevelopment, and add the co-owners who share the flat.

  • Import society members from ExcelHow-to

Fill the members template (or an export of the roll) in Excel and bring it back: the sheet is checked row by row first, and nothing is written until every row passes.

  • Record landowners and PAP tenantsHow-to

Record the project's own allottees, the landowners who receive units for their land and the project-affected (PAP) tenants rehabilitated in PAP units, with their co-owners, and open an allottee's page to complete their record.

  • ProjectsScreen

The list of every project in your organization, with search, type filters and shortcuts to open, set up or edit a project.

  • New projectScreen

Create a project from its name, type, promoter entity and site address, then carry on in the setup wizard.

  • Project setup wizardScreen

Set up a project step by step, from the land and RERA details and bank accounts to towers, society, members, offers, amenities, parking, stages and pricing; each step saves as you go.

  • Project overviewScreen

A project's home page: its details, site, land, RERA registration, inventory summary, whether it is ready to sell and collect, where its money stands across its RERA accounts, and the setup checklist.

  • Edit projectScreen

Change a project's facts on one page: basics, site address, land survey details and expected possession, and, on a redevelopment, the development agreement date and the fair value of the development rights. The settings the project inherits from the organization live on its Settings tab.

  • SocietiesScreen

The list of existing housing societies your organization works with, where you add, edit and delete societies and open one to manage its members.

  • SocietyScreen

One housing society's details and its member roll: add members one by one or from an Excel sheet, record their existing flat, consent and co-owners, and export the roll.

  • Society & TenantsScreen

On a redevelopment project, link the society being redeveloped, keep its members and the project's landowners and PAP tenants, and give each of them an offer that allots new units and sets the benefits the developer pays.

  • AllotteeScreen

One society member, landowner or PAP tenant on a page: who they are, what they hold today, their co-owners, their offers on each project, the letters and files filed for them, their bank accounts and parking.

  • Importing and exporting Excel sheetsScreen

Download a project's units, parking slots, construction stages or unit pricing as an Excel sheet, fill in the template, check it row by row and import it in one go.

  • Project type and property typeConcept

The project type (New Development or Redevelopment) decides whether the project has a society, members and offers; the property type (Residential, Commercial or Mixed) decides which unit types its towers, configurations and pricing plans may use.

  • Expected possession date and charges at possessionConcept

The project's expected possession date is when the charge groups a pricing plan collects "at time of possession" fall due: one undivided row per charge, owed from booking, outside the buyer's payment plan, re-dated on every open booking when the date changes.

  • Estimate validity and the unit holdConcept

A sent estimate holds its unit (and the parking slots it picked) for that buyer until its Valid until date; the hold starts on sending, can be extended with a reason, and an hourly job expires the estimate and frees the unit the day after the date passes.

  • Entitlement: existing carpet, entitled area, uplift, extra area and the splitConcept

The area figures on an allottee's offer: the carpet they hold today, the area they are entitled to (typed, or filled from the project's uplift guidance or the allotted units), the extra area the allotted units give beyond it, and how the entitlement is split across the units to fix what each one charges for.

  • Allottees: society members, landowners and PAP tenantsConcept

The people who receive new units through an offer on a redevelopment: society members (under the society, with an existing flat and consent), landowners and PAP tenants (under the project); each is a contact with co-owners, one live offer per project, documents, bank accounts and parking.

  • Excel sheets: check first, then applyConcept

Units, parking slots, construction stages, unit pricing, benefit plans, society members and allottees can be exported to and imported from Excel; every sheet is checked row by row first, and nothing is written while any row fails.
