Price it

Set up the charge catalogue, the project's pricing plans with their charge lines and GST, how each charge group is collected, and the benefit plans applied to member offers.

04. Price it

Pricing in NirmaanOne is a guidance price list per unit type: charge lines grouped into charge groups, each with its own basis and GST, and a decision for each group on whether the buyer's payment plan collects it or it falls due at possession. For a redevelopment the same chapter covers the benefit plans (corpus, transit rent, shifting) applied to member offers. The sales head or the project manager sets pricing; the accountant should read the GST and charge-group articles.

Before you start

03. Design the project: units must carry their areas, since Per Sqft prices multiply the project's chargeable area for buyers. The organization's charge groups and components come seeded; review them before creating the first plan. The expected possession date on the project decides when charges collected "at time of possession" fall due.

In this chapter

  1. Configure charge groups and components: Review the standard charge groups and components and add your own.
  2. Create a pricing plan and its charge lines: Build the guidance price list for a unit type, line by line with basis, amount and GST; retiring a plan is covered here too.
  3. Decide how each charge group is collected: Say for each charge group whether the payment plan collects it or it falls due at possession.
  4. Preview a price and payment schedule on a unit: Check the plan on a real unit: the grouped cost sheet and the schedule it produces.
  5. Set up a benefit plan: Prepare the ready-made benefits (corpus, transit rent, shifting) that offers will apply.
  6. Charge Components: The catalogue of money lines and charge groups.
  7. Unit Pricing: The project's pricing plans, one per unit type.
  8. Tenant Benefits: The project's benefit plans.
  9. Charge groups and per-line GST: Charge groups, per-line GST and the sub-totals on a cost sheet.
  10. Charge components and their kinds: The kinds of charge component and what each is used for.
  11. Pricing bases: Per Sqft, Per Floor, Fixed, Percent Of Base: Per Sqft, Per Floor, Fixed and Percent Of Base, with worked numbers.
  12. Unit areas and the area basis: Carpet area (Mofa), RERA Carpet Area, Super Built-up Area: Which area a Per Sqft price multiplies; the basis is set on the organization and the project.
  13. Expected possession date and charges at possession: The date charges collected "at time of possession" fall due.
  14. Benefit plans and benefit accrual: Fixed and per-square-foot benefits and how they accrue.
  15. Member offer (term sheet): benefits and charges, never netted: Benefits we pay and charges the member pays are two flows that are never netted; read this before pricing member charges.

What comes next

On a redevelopment, price the member side next: 05. Tenant offers and allotments. For sales to buyers go to 06. Sell, where an estimate loads a pricing plan and the sales executive overrides what the deal needs. Before demands can be raised each charge component must be mapped to a ledger, covered in 07. Collect.

Related

  • Configure charge groups and componentsHow-to

Review the standard charge groups and their default GST, add a group of your own, and add or retire the charge components (sale charges, tenant benefits, tenant charges, commissions) that pricing plans, estimates and offers are built from.

  • Create a pricing plan and its charge linesHow-to

Set up a project's guidance price list for one unit type: create the plan, add a line per sale charge with its basis, amount and GST, save them together, and later retire the plan when a new price list replaces it.

  • Decide how each charge group is collectedHow-to

On a pricing plan, say for each charge group whether the buyer's payment plan collects it (on every stage or only on the stages you pick) or whether it falls due at possession outside the plan, then set the project's expected possession date so those rows get a due date.

  • Preview a price and payment schedule on a unitHow-to

Check a pricing plan on a real unit of the project: the grouped cost sheet with GST and grand total, then how a construction-linked or lumpsum payment plan would collect it, with the plan's stage links and possession charges applied; nothing is saved.

  • Set up a benefit planHow-to

Create a ready-made plan of the benefits allottees get on a project (corpus, transit rent, shifting…), each as a fixed amount or a rate per sq ft of existing carpet, so the rehab team can apply it to offers in one go.

  • Charge ComponentsScreen

The organization's catalogue of money lines (unit price, floor rise, PLC, legal charges, tenant benefits, commissions) and the charge groups that section a buyer's cost sheet, each with its GST rate.

  • Unit PricingScreen

Keep the project's pricing plans, one per unit type: the sale charges by charge group with GST per line, how each charge group is collected, and a preview of the price and payment schedule on a real unit.

  • Tenant BenefitsScreen

Keep ready-made benefit plans (corpus, transit rent, shifting…) that a rehab officer applies to an allottee's offer in one go.

  • Charge groups and per-line GSTConcept

A charge group is a section of the cost sheet with a default GST rate; every charge line carries its own GST, worked out from the estimate override, the plan line, the component or the group, in that order.

  • Charge components and their kindsConcept

The catalogue of money lines the business uses (unit price, floor rise, PLC, legal charges, corpus, transit rent, commission …), the six kinds that decide where a component may appear, the fixed code each carries, and how charge groups and per-line GST turn them into a price.

  • Pricing bases: Per Sqft, Per Floor, Fixed, Percent Of BaseConcept

Each charge line on a pricing plan is worked out on one of four bases: a rate per square foot of the chargeable area, a rate per floor above a starting floor, a fixed amount, or a percentage of the lines priced before it.

  • Unit areas and the chargeable areas: Carpet area (Mofa), RERA Carpet Area, Super Built-up AreaConcept

Every unit carries up to three areas; two settings say which one money is worked out on: the chargeable area for buyers (what a Per Sqft price multiplies on a buyer's estimate) and the chargeable area for members and tenants (what a member's offer and an allottee's purchase are measured in).

  • Expected possession date and charges at possessionConcept

The project's expected possession date is when the charge groups a pricing plan collects "at time of possession" fall due: one undivided row per charge, owed from booking, outside the buyer's payment plan, re-dated on every open booking when the date changes.

  • Benefit plans and benefit accrualConcept

A benefit plan is a project's ready-made list of what the developer pays an allottee (corpus, transit rent, shifting), applied to a draft offer in one go; benefit accrual is how a Member Benefits payout run books each due installment as an expense and a bill on the member's ledger before paying it.

  • Member offer (term sheet): benefits and charges, never nettedConcept

The one live offer an allottee has on a project: the area they hold and are entitled to, the new units allotted, and the money on both sides, benefits the developer pays and charges the member pays, each with its own schedule and never set off against the other.
