Tenant Benefits
Keep ready-made benefit plans (corpus, transit rent, shifting…) that a rehab officer applies to an allottee's offer in one go.
Tenant Benefits
Ready-made benefit plans for the project's allottees: for example corpus, transit rent and shifting charges, each worked out as a fixed amount or a rate per sq ft of the allottee's existing carpet, with its cadence and number of installments. Instead of typing the same benefits on every offer, the rehab team applies a plan to an offer in one go and then adjusts it.
Where to find it
Open a project and choose the Tenant Benefits tab. It shows when you hold any permission on Pricing Plans, on every kind of project. The offer's Apply a benefit plan dialog points here when the project has no plans: "This project has no benefit plans yet. Create them on the project's Tenant Benefits tab."
You need the View permission on Pricing Plans to see the plans; without it the tab stays blank, with no message.
In the default roles:
- Administrator and Project Manager can create, edit and delete benefit plans.
- Rehab Officer, Finance Lead, Accountant, Sales Manager, Sales Executive, Compliance Officer, Auditor and Front Desk can only view them. A Rehab Officer can still apply a plan to an offer.
- Site Engineer and Legal & Documentation don't see the tab.
Before you start
- The benefits come from Masters > Charge Components: only components of the kind Tenant Benefit can be picked (for example Corpus Fund, Transit Rent, Shifting Charges).
- Editing a plan's benefits needs the View permission on Charge Components and on Bookings (for the payment cadences). Without them you see "Editing needs read access to Charge Components and Bookings (payment cadences)."
What you see
Benefit plans
The left-hand list Benefit plans, in name order, with the Export, Import and Add buttons and the checkbox Show inactive plans. Each card shows the plan name (with an Inactive badge when switched off) and "N benefits · <description>". The first plan is selected when you open the tab.
With no plans: "No benefit plans" and "A plan lists the benefits an allottee gets (corpus, transit rent, shifting…), ready to apply to an offer." With no plan selected: "Select a plan" and "Pick a benefit plan on the left to edit its benefits."
The plan's benefits
The selected plan's name, then "Per installment: a fixed amount, or a rate per sq ft of the allottee's existing carpet. A recurring benefit can step up (rent during a long rehab). The start date is typed on each offer." Each benefit is one row:
| Column | Required | What to enter |
|---|---|---|
| Benefit | Yes | A Tenant Benefit component. Each benefit can appear only once. |
| Worked out as | Yes | Fixed amount or Per sq ft of existing carpet. |
| Amount / rate | Yes | The amount per installment, or the ₹ per sq ft rate. A fixed amount is shown formatted under the box; a rate shows "₹ per sq ft". |
| Cadence | Yes | How often it is paid, for example lumpsum or monthly. Only calendar cadences are listed. |
| Installments | Yes, unless one-time | How many payments. Fixed at 1 for a one-time cadence such as lumpsum. |
| Due day | No | The day of the month it falls due: 1 to 31, or -1 for the month end (hover "1–31, -1 = month end"). Not used for one-time cadences. |
| Note | No | Free text carried onto the offer. |
Under every benefit with a recurring cadence a grey strip holds its default increase, the way transit rent rises during a long rehab:
| Field | Required | What to enter |
|---|---|---|
| Increase | No | "No increase", Percent or Fixed amount. Picking one fills Every (months) with 12 and Paid as with spread, and shows the other fields. |
| Increase % / Increase per installment | With an increase | The step: the percent, or the ₹ added to each installment. |
| Every (months) | With an increase | How often it steps up, counted from the first payment. |
| Paid as | With an increase | Spread into installments (each installment from the anniversary carries the stepped-up amount) or Lumpsum at each anniversary (the installments stay flat and one extra row per anniversary pays that period's increase up front). |
| Compounding | Percent only | Ticked by default: each step applies to the current installment; unticked, every step applies to the first. |
The strip ends with the rule in words, for example "10% yearly, compounding, spread into installments. The offer can change or drop it per allottee." ("Enter the increase." until the step is typed). The plan's increase is only a default: applying the plan to an offer can leave it out for an allottee whose rent stays flat, and each offer line keeps its own increase.
With no rows: "No benefits yet" and "Add the benefits this plan gives: corpus, transit rent, shifting…"
The plan panel
New benefit plan or Edit <name>:
| Field | Required | What to enter |
|---|---|---|
| Plan name | Yes | For example "Society members – standard". Unique in the project. |
| Description | No | Shown on the plan's card. |
| Active (offered when applying a plan to an offer) | — | Ticked for a new plan. Untick to stop offering the plan. |
What you can do
Add a plan
Add at the top of the list opens New benefit plan. Click Create plan; you see “Benefit plan "<name>" created; add its benefits.” and the new plan is selected.
- Who: the Create permission on Pricing Plans. Otherwise the button isn't shown.
- Greyed out: until you type a name; hover shows "Give the plan a name".
- If it's refused: a plan with the same name on this project is refused with "A pricing plan with this name already exists for this unit type." (the wording is shared with pricing plans).
Edit a plan
The pencil on a plan card (hover "Edit <name>"). Change the name, description or Active and click Save changes; you see “Benefit plan "<name>" updated.”
- Who: the Edit permission on Pricing Plans.
- Greyed out: while the name is blank ("Give the plan a name").
Delete a plan
The bin on a plan card (hover "Delete <name>") asks "Delete benefit plan?": "<name> and its benefits are removed. Offers it was applied to keep their lines." Click Delete; you see “Benefit plan "<name>" deleted.”
- Who: the Delete permission on Pricing Plans.
Add benefit
Adds an empty row at the top of the table, worked out as Fixed amount. Pick the benefit and its cadence, fill in the amount and installments, then Save. Remove a row with its bin icon (hover "Remove benefit").
- Who: the Edit permission on Pricing Plans. With view access only, the table is read-only and the buttons aren't shown.
Save
Also greyed out with "line N: enter the increase" (an Increase type without a step) or "line N: every how many months" (a period below 1). The server refuses a row with "<benefit>: an increase needs a recurring cadence (monthly, quarterly ...)", "<benefit>: the increase must be more than zero", "<benefit>: say whether the increase is a percent or a fixed amount" or "<benefit>: the increase period is at least 1 month". Saves every row of the plan together; you see “Benefits of "<name>" saved.”
- Who: the Edit permission on Pricing Plans.
- Greyed out: with the first problem found shown on hover:
- "line N: pick a benefit"
- "line N: pick a cadence"
- "line N: enter the amount"
- "line N: how many installments"
- "A benefit appears twice" (the repeated Benefit box is outlined in red)
- "Nothing changed"
Export
Export (hover "Download this list as an Excel sheet") downloads every benefit of the project's plans as an Excel workbook, one row per benefit with its plan's name, description and active flag, to edit in bulk and bring back with Import. See Excel sheets.
- Who: the View permission on Pricing Plans and on Projects.
Import
Opens Import benefit plans: "One row per benefit of a plan. A plan named here is created if it does not exist; the Tenant Benefit components must already be set up. Start dates are typed on each offer, not here."
- Download template (or use an exported file) and fill it in. The closed columns (benefit,
basis, cadence, plan_active, increase_type, increase_compounding,
increase_paid) are dropdowns; plan suggests the existing plans but
takes a new name. What each column takes explains every column:
item_id(blank for a new benefit; the export fills it),plan,plan_description,plan_active(Yes / No; blank leaves it as it is, a new plan starts active),benefit(a Tenant Benefit component by name or code),basis(Fixed or Per Sqft of Existing Carpet),rate, cadence(a calendar cadence such as Lumpsum or Monthly),installments(required unless the cadence is one-time, when it is always 1),due_day(1 to 31, or -1 for the month end),increase_type(Percent or Fixed Amount for a benefit that steps up, No increase to remove one, blank leaves it as it is),increase_value(the step, required with a type),increase_every_months(blank = 12),increase_compounding(Yes / No, Percent only, blank = Yes),increase_paid(Spread into installments or Lumpsum at each anniversary, blank = spread),notes,sort_order. A failing row says "increase_type: an increase needs a recurring cadence (monthly, quarterly ...)" or "increase_value: the increase must be more than zero". - Choose Excel file (.xlsx or .csv). The file is checked first, and nothing is written yet: "Checked, nothing written yet. Use Import to apply it." A row for a plan that does not exist says "also creates the plan <name>".
- Click Import N rows. You see "N added, N updated." and "Imported into <project>."
A row without item_id is matched on the plan name and the benefit, so an edited export, or a
sheet typed from scratch, updates what is already there instead of doubling it. A filled cell
replaces the stored value and a blank one leaves it alone; plan_description and plan_active are
applied to the plan from any row that fills them.
Import N rows is greyed out, with the reason on hover, when no file is chosen ("Choose a filled-in sheet first"), when some rows fail ("Fix the N rows listed below, then choose the file again") or when nothing would change ("This sheet has no rows to add or update"). Row errors you may see: "benefit: <name> is a <kind> component; a benefit plan takes Tenant Benefit components", "installments: required for a Monthly cadence", "cadence: no payment cadence called "<value>"" (Construction Linked is never offered), "benefit: this plan already takes <name> on row N", "due_day: 1 to 31, or -1 for the month end". Nothing is written while any row fails.
- Who: both the Create and Edit permissions on Pricing Plans. Otherwise the button isn't shown.
Apply a plan to an offer
When the chosen plan has a benefit with an increase, the dialog shows the tick Apply the plan's increase too ("Untick for an allottee whose rent stays flat; the increase can also be changed on each line after applying."), ticked by default; the preview shows each line's rule after its cadence while it is ticked. Applying happens on the allottee's offer, not on this tab:
- Open the offer you are drafting or editing on the project's Society & Tenants tab.
- In its benefits section, click Apply benefit plan. This opens Apply a benefit plan.
- Choose one of the project's active plans in "Choose a plan…". The dialog lists each benefit with its cadence, installments and amount per installment for this allottee.
- Click Apply plan. The plan's benefits replace the offer's benefit lines ("The offer's N benefit lines will be replaced by the plan's."); "Charges are not touched."
- Type the start dates, adjust anything else, then save the offer. Nothing is saved until you do.
- Who: the View permission on Pricing Plans; saving the offer afterwards needs your usual offer permissions. Without that View permission, Apply benefit plan is greyed out with "Benefit plans need the Pricing permission".
- Apply plan does nothing until you choose a plan. After you choose one, it is refused with a
message when:
- the plan has no rows: "This plan has no benefits yet";
- a per sq ft benefit needs the existing carpet: "Enter the existing carpet on the offer first: some benefits are per sq ft of it".
Statuses
| Status | Meaning | How it changes |
|---|---|---|
| Active | Offered in Apply a benefit plan. New plans start active. | Untick Active (offered when applying a plan to an offer) in Edit <name>. |
| Inactive | Kept, but not offered when applying a plan. Hidden from the list unless Show inactive plans is ticked. | Tick Active again. |
Things to know
- A plan is a starting point, not a link. Applying a plan copies its benefits onto the offer. Editing or deleting the plan later doesn't change offers it was already applied to.
- Per sq ft benefits use the allottee's existing carpet. The amount per installment is the rate × the existing carpet recorded on the offer, so enter that area on the offer before you apply the plan.
- Start dates belong to each offer. The plan holds the cadence, installments and due day; you type the start date on each offer after applying the plan.
- Applying replaces all benefit lines. Any benefit lines already on the offer are replaced by the plan's. Charges on the offer stay as they are.
- Who maintains the plans. The tab uses the Pricing Plans permission, so in the default roles only an Administrator or Project Manager can create or edit plans. A Rehab Officer can view and apply them.
- Export and Import move the plans, not the offers. A sheet changes the plans only; offers a plan was already applied to keep their lines, as with edits on screen.

- Benefit plans and benefit accrualConcept
A benefit plan is a project's ready-made list of what the developer pays an allottee (corpus, transit rent, shifting), applied to a draft offer in one go; benefit accrual is how a Member Benefits payout run books each due installment as an expense and a bill on the member's ledger before paying it.

- Payment plans: lumpsum, cadence, custom and construction-linkedConcept
A payment plan says how the buyer's total is collected: all at once, in equal installments on a cadence, on agreed dates, or as construction stages are achieved; it lives on the estimate as numbered versions, is finalized with the price for approval, and becomes the booking's schedule.
- Entitlement: existing carpet, entitled area, uplift, extra area and the splitConcept
The area figures on an allottee's offer: the carpet they hold today, the area they are entitled to (typed, or filled from the project's uplift guidance or the allotted units), the extra area the allotted units give beyond it, and how the entitlement is split across the units to fix what each one charges for.
