Sell
The sales flow from lead to handover: readiness, opportunities, estimates and payment plans, approval, booking, termsheet, schedule changes, possession, and email campaigns.
06. Sell
Selling runs from a buyer's enquiry to the handover of the unit: capture the lead, price a unit on an estimate, agree the payment plan, send the estimate (which holds the unit), get it approved, book, issue the termsheet and, much later, record possession. Campaigns and opt-outs sit at the front of the funnel. Sales executives work the opportunities and estimates; the sales head approves; the CRM administrator runs campaigns.
Before you start
The project must pass its readiness card: promoter entity with books, the collection, RERA separate and operative bank accounts, and (if the organization requires it) RERA registration; see Make a project ready to sell and collect. Pricing plans from 04. Price it make estimates quick but are not required. Allottee purchases from 05. Tenant offers and allotments enter this flow at the estimate.

What comes next
Once a booking exists, its installments are billed and collected in 07. Collect; the channel partner's commission is paid in 08. Pay out. If the buyer withdraws, see 09. Cancel and refund. The emails and letters this flow sends are configured in 11. Automate.
Related
- Make a project ready to sell and collectHow-to
Clear every blocker on the project's "Ready to sell and collect?" card: a promoter entity, its books, the collection, RERA separate and operative bank accounts with their ledgers, and the RERA registration when your organization requires it, so bookings and allottee purchases can go through.
- Capture and work a leadHow-to
Create an opportunity for a buyer's enquiry on a project, assign it an owner, log the calls, site visits and follow-ups on its timeline, and keep the requirements up to date until it is ready to be priced.
- Price a unit for a buyerHow-to
Create the first estimate on an opportunity: pick the unit on the availability grid, any parking slots, a unit pricing plan or hand-added charges with overrides and GST, set the validity and save it as a draft.
- Agree the payment planHow-to
Draft how the estimate's amount is collected (lumpsum, installments on a cadence or on agreed dates, or construction-linked), check the schedule preview and save the plan as a draft version on the estimate.
- Send an estimate and hold the unitHow-to
Mark a draft estimate as sent so the unit and its parking slots are held for the buyer until the validity date, print or email the cost sheet from a published template, and extend the validity when the buyer needs more time.
- Finalize an estimate and request approvalHow-to
Lock the estimate's price and finalize its payment plan so an approver sees both together: from the wizard's Review & finalize step in one go, or from the estimate page with Finalize pricing and Finalize plan.
- Approve or reject an estimateHow-to
Find an estimate that is awaiting approval from the approvals inbox or your task, review its price and payment plan, and approve it so it can be booked or reject it with comments for the team to revise.
- Revise an estimate after a rejection or a change of termsHow-to
Change a locked estimate the right way: a new version for a different price, unit or parking (the old version is superseded), a new payment plan version when only the terms change, or a fresh approval request on the same version.
- Mark an opportunity lostHow-to
Close a buyer's enquiry with a reason when they drop out: every live estimate is cancelled, the unit and parking slots held for them go back to stock, and the opportunity can be reopened if they return.
- Reopen a lost opportunityHow-to
Bring a lost buyer back as a Lead with their history intact, from the opportunity, the list or the new-opportunity notice, and price a fresh estimate on a unit that is free now.
- Book a unitHow-to
Turn an approved estimate into a booking: review what was approved, add the co-applicants and their shares, set the booking date and book, then record the agreement details and any co-applicant who joins later.
- Record the token, agreement and registrationHow-to
Note the token amount, the agreement date and number and the registration date on an active booking from its Edit panel, once the paperwork with the buyer is done.
- Issue, accept and sign the buyer's termsheetHow-to
Take the booking's termsheet from Draft to Issued, Accepted and Signed on the Termsheet & schedule tab, optionally emailing the term sheet document through the seeded workflow rule.
- Re-date an installment or regenerate the scheduleHow-to
Move one pending installment to a new date, or rebuild the open part of a booking's payment schedule from a changed payment plan, keeping every paid, waived or hand-edited row.
- Record the occupation certificate and hand over a unitHow-to
Record the OC on the tower or the project, then on the booking offer possession, hand the unit over (it becomes Sold) and register the conveyance; the books recognise the revenue at the next revenue run.
- Run an email campaignHow-to
Email a launch, an offer or a reminder to a chosen audience of contacts and leads: pick an Email template, define and count the audience, build the recipient list, preview and test the merged mail, then send it now or schedule it, and follow the delivery log.
- Handle campaign opt-outsHow-to
Keep the organization's unsubscribe list right: check who has opted out through the link in a campaign mail, add a contact who asked by phone or in person, take someone off the list when they ask to be mailed again, and rebuild the recipient list of a campaign that has not gone out yet.

- Greyed-out buttonsScreen
Why a button is grey and can't be clicked, where to read the reason, and why some buttons are missing altogether.
- Project readiness and the RERA gateConcept
A project is ready to sell and collect once it has a promoter entity with books, the collection, RERA separate and operative bank accounts with their ledgers, and, when the organization requires it, a RERA registration whose validity covers today; bookings and allottee purchases wait for all of it, estimates only for RERA.
- Bank accounts, purposes and bank ledgersConcept
One register of every bank account you pay from or into: who owns an account, what its purpose tag means, why the collection, RERA separate, operative and GST purposes belong to the promoter, what the primary account and the IFSC are for, and how a bank ledger is created in the books.
- Opportunity stages, lead sources and system activitiesConcept
An opportunity moves through Lead, Estimate, Approval and Booked (or Lost) only through the actions taken on it; every move is written to its stage history and its timeline, where locked system activities sit beside the calls and visits the team logs.
- Estimate versions, price lock, overrides and the approval gateConcept
Every priced offer to a buyer is a numbered version of the opportunity: a Draft is edited in place, any later price change is a new version that supersedes the current one, the price is locked when finalized, and every estimate must be approved before it can be booked.
- Estimate validity and the unit holdConcept
A sent estimate holds its unit (and the parking slots it picked) for that buyer until its Valid until date; the hold starts on sending, can be extended with a reason, and an hourly job expires the estimate and frees the unit the day after the date passes.
- Payment plans: lumpsum, cadence, custom and construction-linkedConcept
A payment plan says how the buyer's total is collected: all at once, in equal installments on a cadence, on agreed dates, or as construction stages are achieved; it lives on the estimate as numbered versions, is finalized with the price for approval, and becomes the booking's schedule.
- Generated documents: offer letters, cost sheets, void and supersededConcept
A generated document is a numbered, filed rendering of a published template against one record, kept with its merged text, template version and file; offer letters are generated when an offer is issued and supersede the earlier ones, cost sheets print an estimate for the buyer, and a void or superseded document keeps its number and shows a watermark saying what replaced it.
- Numbers and series: documents, bookings, demands, payments and vouchersConcept
How NirmaanOne numbers what it creates: generated documents, bookings, demands, demand runs, payments, payout runs and revenue runs take a prefix, the Indian financial year and a five-digit serial (BK-2026-27-00007), while vouchers are numbered on posting from their voucher type's prefix, padded counter and suffix.
- Booking: agreed total, applicants and sharesConcept
A booking is the closed deal on one unit for one opportunity, made from the current Approved estimate: it fixes the agreed total, numbers itself by financial year, books the unit and parking, and names the primary applicant and the co-applicants with their ownership shares.
- Possession: offer, handover, conveyance and the occupation certificateConcept
Possession of a booked unit is recorded as three dates on the booking (possession offered, handed over, conveyance registered); the occupation certificate on the tower or project is what allows the offer, the handover marks the unit Sold, and the books' revenue policy names which of these dates is the moment sale revenue is recognised.
- Campaign audiences, recipient lists and unsubscribesConcept
A campaign's audience is a saved filter over contacts or leads; the recipient list is the snapshot built from it, one row per contact, skipping those without a valid email or on the organization's unsubscribe list, which the link in every mail adds to.
