Charge Components

The organization's catalogue of money lines (unit price, floor rise, PLC, legal charges, tenant benefits, commissions) and the charge groups that section a buyer's cost sheet, each with its GST rate.

Charge Components

Charge components are the money lines everything else is priced with: the unit price, floor rise, PLC, legal and development charges, maintenance and society formation charges on the buyer's side; corpus, rent and shifting benefits paid to society members; charges billed to members; and channel partner commissions. Charge groups are the sections of the buyer's cost sheet, each with a default GST rate. Pricing plans, estimates and termsheets are built from this catalogue.

Where to find it

In the sidebar, open the Masters group and choose Charge Components. Nothing else links here; the pricing plans, estimates and offers that use the catalogue are elsewhere.

You need the View permission on Charge Components to see the page. Without it the page shows "No access" and "You do not have permission to view charge components. Ask your administrator." In the default roles every role except the Site Engineer, Front Desk and Legal & Documentation can view charge components; only the Administrator and the Finance Lead can create, edit or delete them.

What you see

The page header reads "The charges that make up a price: unit price, floor rise, PLC, legal and development charges, maintenance, society formation, tenant benefits and commissions. Each sits in a charge group with its GST rate; pricing plans, estimates and termsheets are built from them."

Charge groups card

"Estimates show their charges by group, each with a sub-total, its GST and a total. The group's default GST applies unless a component or a plan line sets its own."

Column What it shows
Group The name, a grey Standard badge on the seeded groups, a red Inactive badge when inactive, and the description underneath.
Code The group's code.
Default GST The default rate, or "not taxable".
Components How many components belong to the group, inactive ones included.
Order The sort order.
(unnamed) The row's icons.

Groups are listed in sort order. When there are none the card reads "No charge groups yet.".

Every organization starts with four standard groups: Unit Base Price (5%), Project Fixed Charges (PFC) (18%), Project Maintenance Charges (18%) and Society Formation Charges (18%).

Filters and the component grid

  • Kind (placeholder "All kinds"): Sale Charge, Tax, Tenant Benefit, Tenant Charge, Commission or Other.
  • Charge group (placeholder "All groups"): Ungrouped or one of the groups.
  • Show inactive: includes inactive components and groups.
Column What it shows
Code The component's code.
Name The name, a red Inactive badge when inactive, and the description underneath.
Kind The kind badge.
Group The group name; "Other charges" for an ungrouped sale, tenant or other charge; "—" for the kinds that are never grouped.
GST "—" for a Tax component; "not taxable" when no rate applies; otherwise the rate that applies, with "group default" underneath when it is inherited from the group.
SAC The SAC code, or "—".
Order The sort order.
Actions The row's icons.

Components are listed by group order (ungrouped last), then by their own sort order. When nothing matches the grid reads "No charge components". Twenty-one components are seeded, among them Unit Price, Floor Rise, PLC (Preferred Location Charge) and Parking in Unit Base Price, the legal, development, deposit, AC piping and club charges in Project Fixed Charges (PFC), GST (the only Tax component), Corpus Fund, Transit Rent and Shifting Charges (tenant benefits), the differential area, legal and other tenant charges, and Channel Partner Commission.

The component panel

Titled New charge component or Edit <name>.

  • Name (required, at most 100 characters; placeholder "Base rate"): "Name is required".
  • Code (read-only). For a new component it is worked out from the name as you type ("Set automatically from the name (a number is added if it is already in use); used in reports and integrations."). For an existing one: "Fixed once created; plans, estimates and ledger mappings refer to it."
  • Kind (default Sale Charge; "Choose a kind"), with a hint per kind: Sale Charge "Priced on estimates and collected from buyers (base rate, PLC, parking…)."; Tax "Applied on top of the sale charges (GST); excluded from the subtotal."; Tenant Benefit "Paid to society members under a redevelopment offer (corpus, rent…)."; Tenant Charge "Billed to society members under a redevelopment offer (differential area, legal fees…); GST goes on as a Tax line."; Commission "Payable to channel partners."; Other "Anything else."
  • Charge group (placeholder "Other charges (ungrouped)"): active groups, plus the current one. Enabled only for Sale Charge, Tenant Charge and Other (hint "The section of the estimate this charge sits in."); otherwise "Only sale, tenant and other charges are grouped."
  • GST rate (%, 0 to 100, at most 2 decimal places). Disabled for Tax ("A Tax component is itself the tax; leave blank."). With a group: "Blank = the group's default (<rate or not taxable>); a plan line can still set its own." Without: "Blank = not taxable unless the plan line sets a rate."
  • Description (optional).
  • SAC code (hint "GST service code, optional"; at most 10 characters).
  • Sort order (whole number, 0 or more; hint "Order on plans and estimates"). A new component is offered the highest visible order plus 10.
  • Active: "Inactive components stay on existing plans but are not offered for new ones."

The group panel

Titled New charge group or Edit <name>. A standard group shows "A standard group: rename it or change its default GST rate; it cannot be deleted."

  • Name (required, at most 100 characters; placeholder "Project fixed charges").
  • Code (read-only; worked out from the name for a new group).
  • Description (hint "Optional; shown to the pricing team.").
  • Default GST (%, 18 by default on a new group; hint "Applies to the group's components unless a component or plan line sets its own rate. Blank = not taxable.").
  • Sort order (hint "Order of the groups on estimates"). A new group is offered the highest order plus 10.
  • Active: "Inactive groups keep their components but are not offered for new ones."

What you can do

New component

Opens the component panel empty.

  • Who: anyone with the Create permission on Charge Components. The button isn't shown otherwise.

Add component

Saves the component and shows "<name>" added. The code is derived from the name; when that code is already in use a number is appended.

  • Who: anyone with the Create permission on Charge Components.
  • What can go wrong: "That item could not be found." in the form's error banner when the chosen group was deleted meanwhile; close the panel and pick again.

Edit / View (component)

The pencil icon (tooltip "Edit <name>") opens the component. If you hold only the View permission the icon is an eye (tooltip "View <name>"); the form still opens editable, but saving answers "You do not have permission to do that."

  • Who: anyone who can see the page.

Save changes (component)

Saves the fields you changed and shows "<name>" updated. The code never changes.

  • Who: anyone with the Edit permission on Charge Components.
  • When it is greyed out: until you change something. No hover reason is shown.

Delete (component)

The trash icon (tooltip "Delete <name>") asks "Delete charge component?": "<name> (<code>) will be removed. Components used on a pricing plan, estimate or termsheet cannot be deleted; deactivate them instead." Confirm with Delete. On success a message reads "<name>" deleted.

  • Who: anyone with the Delete permission on Charge Components. The icon isn't shown otherwise.
  • What can go wrong: "That conflicts with existing data." when a plan, estimate or offer line uses the component. Untick Active instead.

New group

Opens the group panel empty.

  • Who: anyone with the Create permission on Charge Components. The button isn't shown otherwise.

Add group

Saves the group and shows "<name>" added.

  • Who: anyone with the Create permission on Charge Components.
  • What can go wrong: "This code is already in use." when another group's code matches the one derived from the name; choose a different name.

Edit / View (group)

The pencil (tooltip "Edit <name>") or eye (tooltip "View <name>") icon opens the group; as with components, a viewer's save answers "You do not have permission to do that."

Save changes (group)

Saves the fields you changed and shows "<name>" updated.

  • Who: anyone with the Edit permission on Charge Components.
  • When it is greyed out: until you change something. No hover reason is shown.

Delete (group)

The trash icon (tooltip "Delete <name>") asks "Delete charge group?": "<name> (<code>) will be removed. A group with components cannot be deleted; move them to another group first." Confirm with Delete.

  • Who: anyone with the Delete permission on Charge Components.
  • When it is hidden: on the four standard groups. If a delete reaches the server anyway it answers "Seeded groups cannot be deleted; deactivate them".
  • What can go wrong: "The group still holds ledgers or sub-groups; move them first." means components still belong to the group (the wording is borrowed from the chart of accounts); move them to another group, then delete.

Statuses

Components and groups are Active or Inactive. Standard (seeded) groups also carry the Standard badge.

Things to know

  • Only Sale Charge components can be priced on a plan or estimate. Tenant benefits and tenant charges are used on member offers, commissions on commission records. The kind decides where a component may appear.
  • GST is worked out per line, never added as a line. The rate that applies to a component is, in order: a rate set on the plan line, the component's own rate, the group's default; if none is set the line is not taxable. For example, PLC in Unit Base Price with no rate of its own is taxed at the group's 5%; the seeded deposits component in Project Fixed Charges (PFC) has its own 0% and stays untaxed although the group says 18%.
  • Codes are derived from the name and never change. Plans, estimates, offers and the ledger mappings under Component mappings refer to the code, so renaming a component keeps its code.
  • Deactivate rather than delete. A component on any plan, estimate or termsheet line can't be deleted; an inactive one stays on existing plans and disappears from the pickers for new ones.
  • The seeded GST and Unit Price components are not protected. Bookings need an active Tax component to schedule the GST rows ("No active Tax charge component (GST) exists to schedule the GST rows"), so do not deactivate or delete GST; keep Unit Price too.
  • Changing a component's kind is allowed even when it is in use, and nothing warns; the group is kept although the field is disabled for the new kind. Think twice before changing the kind of a seeded component.
  • Map components to ledgers before money moves. Demands and receipts post through the ledger each component is mapped to, under Accounting.
  • The group filter looks at the loaded rows, so a group whose components are all inactive looks empty until you tick Show inactive.
  • Changes are recorded and can be read in Settings > Audit log under the Organization-wide component; there is no History button on this screen.
