Unit Pricing: no plan for the unit type, or the stage links refuse to save
An estimate loads a pricing plan only when the project has an active plan for the unit's type; otherwise price by hand, giving each manual line an amount and every override a reason; on the Unit Pricing tab the stage links save only once the plan has charges and something changed, and the Unit Base Price group always stays on the payment plan.
Messages this explains
- “No active plan for <type>s in this project; add charges by hand or create a plan under the project's Pricing tab.”
- “This project has no towers or units yet; add them under the project's Structure tab.”
- “Pick a pricing plan or add at least one charge”
- “Pick a pricing plan or add at least one charge.”
- “Say why it differs from the plan”
- “The unit base price is what the payment plan collects; it cannot move to possession”
- “The unit base price is what the payment plan collects”
- “Add charges to the plan first; their groups appear here.”
- “No changes to save”
- “This project has no construction stages yet; add them on the Construction Stages tab.”
- “Linking groups to stages needs the Construction Stages permission.”
Unit Pricing: no plan for the unit type, or the stage links refuse to save
You are pricing an estimate and the plan list is empty, or you are on the project's Unit Pricing tab and Save stage links stays greyed out or is refused.
What you see
On the estimate wizard's pricing step (New estimate and Edit estimate):
- The unit grid reads "This project has no towers or units yet; add them under the project's Structure tab." and there is no unit to pick.
- Unit pricing plan shows the placeholder "Pick a unit first" until a unit is chosen, then "No plan — manual charges" with the hint "No active plan for <type>s in this project; add charges by hand or create a plan under the project's Pricing tab." when the project has no active plan for that unit type (for example "No active plan for shops in this project…").
- Save & continue to payment plan and Save & close stop with "Pick a pricing plan or add at least one charge" under the plan field when neither a plan nor a manual charge is on the estimate (the server's version ends with a full stop), and with "Say why it differs from the plan" under a plan line whose price or GST rate you changed without a Reason.
On the project's Unit Pricing tab, in How each charge group is collected:
- "Add charges to the plan first; their groups appear here." on a plan with no charges.
- "This project has no construction stages yet; add them on the Construction Stages tab." when the project has no stages to link to, and "Linking groups to stages needs the Construction Stages permission." when you cannot view them.
- Save stage links greyed out with "No changes to save" until you change a link.
- The Unit Base Price row's At time of possession (not part of the plan) choice is disabled, with "The unit base price is what the payment plan collects" on hover; anything that tries to move it from outside the screen is refused with "The unit base price is what the payment plan collects; it cannot move to possession".
Why it happens
A pricing plan belongs to one unit type of one project, so an estimate for a shop cannot load a plan written for flats. When no active plan exists for the unit's type, the estimate must be priced by hand: at least one charge with an amount, or a plan, is needed before the wizard can build a payment schedule. A price that departs from the plan is a discount or a surcharge somebody will ask about, so every override carries a reason that the approver sees.
Stage links say how each charge group is collected: on the buyer's payment plan (narrowed to the construction stages you pick) or in one go at the project's expected possession date. The links are stored per group of the plan, so a plan without charges has nothing to link, and a project without construction stages has nothing to link to. The Unit Base Price group is what the payment plan's percentages are applied to; moving it to possession would leave the plan collecting nothing, so it always stays on the plan.
How to fix it
- Add the structure first. On the project's Structure tab add towers, floors and units (the Create permission on Towers, Floors & Units; in the default roles the Administrator, the Project Manager and the Site Engineer), then reopen the estimate.
- Create a plan for the unit type. On the project's Unit Pricing tab press New plan, type the Plan name, pick the Unit type, keep Active ticked and press Create plan; then Add charge for each component and Save charges. This needs the Create and Edit permissions on Pricing Plans (the Administrator and the Project Manager) and the View permission on Charge Components to pick charges. If a plan exists but is inactive, open it and tick Active.
- Or price by hand. Leave Unit pricing plan on "No plan — manual charges", press Add a charge for each line, choose the component and type its amount, then continue. Manual lines take Sale Charge components only (see Not a charge the buyer pays).
- Give every override a reason. For each plan line whose rate, amount or GST rate you changed, fill Reason ("Why it differs"), or clear the override to go back to the plan's figure. Estimates need the Create or Edit permission on Estimates (the Administrator, the Sales Manager and the Sales Executive).
- For the stage links, add charges to the plan and Save charges first, and add stages on the project's Construction Stages tab (the Create permission on Construction Stages). Viewing them needs the View permission on Construction Stages. Then choose On the payment plan (picking stages under Stages (payment plan only)) or At time of possession (not part of the plan) for each group except Unit Base Price and press Save stage links (the Edit permission on Pricing Plans).
- If Save stage links stays greyed out with "No changes to save", nothing differs from what is stored: change a link, or leave it.

Every charge component has a kind that decides where it may appear: Sale Charge on pricing plans and estimates, Tenant Benefit and Tenant Charge (with Tax) on member offers, Tenant Benefit alone on benefit plans, Commission on commissions; GST is never a line you add, and a benefit paid to the member can never be demanded.
- Charge group cannot be deleted or recoded: seeded, or still holding componentsTroubleshooting
The four standard charge groups your organization starts with keep their code and are deactivated rather than deleted; any other group is deleted only once its components have moved to another group; a component still in use is deactivated, not deleted.
