New estimate
Price a unit for a buyer: pick the unit and optional parking slots, load a unit pricing plan or add charges by hand, override rates with a reason, set the validity, and save the draft before moving on to the payment plan.
New estimate
This is the first step of the estimate wizard: you choose the unit, the parking slots and the charges, watch the price build live, and save a Draft. The payment plan and the review that requests approval follow on the estimate wizard.
Where to find it
Click New estimate or New version on an opportunity (header, Current estimate card or Estimates tab), New version on an estimate (after its confirmation), or Create estimate on an allottee's purchases card. The title reads "New estimate" or "New version after vN".
An estimate always belongs to an opportunity. Opened without one, the page says "An estimate belongs to an opportunity. Start from the opportunity's page." with Go to opportunities.
You need the Create permission on Estimates ("You do not have permission to view estimate creation. Ask your administrator.") and the View permission on Opportunities ("You do not have permission to view opportunities (needed to price an estimate). Ask your administrator."). In the default roles the Administrator, Sales Manager and Sales Executive can create estimates.
Before you start
- The opportunity must be open (not Booked or Lost) and must not already have a Draft.
- The project needs towers and units under Structure; otherwise the grid says "This project has no towers or units yet; add them under the project's Structure tab."
- Each unit must carry the area the project charges on (Carpet area (Mofa) by default, or the area basis set for the project or organization).
- For plan pricing, an active unit pricing plan for the unit's type under Unit Pricing. Without one you can still add charges by hand.
- If your organization requires RERA registration before selling, the project must have it.
- Useful permissions: the View permission on Towers, Floors & Units to pick a unit (else "Picking a unit needs the Structure permission. Ask someone with it to price this opportunity."), on Pricing Plans for plans and the live price (else "Pricing plans and live pricing need the Pricing permission; only hand-added charges are possible."), on Parking to pick parking slots (else "Picking parking needs the Parking permission."), and on Charge Components to add charges by hand.
What you see
Under the title: "<project> · <buyer>. Pricing first, then the payment plan; finalizing both requests approval." For a new version it reads "<project> · <buyer> · the current vN becomes Superseded as soon as the pricing is saved. Pricing first, then the payment plan; finalizing both requests approval."
A stepper shows Unit & pricing, Payment plan and Review & finalize; the later two are locked until the draft exists. A locked step shows a padlock, the words "No access" underneath and the hover note "Save the pricing first"; it is the missing draft, not a permission, that locks it.
Unit
"Click an available unit on the grid, or search by number. Units ringed in purple match what the buyer asked for; you can always pick another."
- Unit (required, placeholder "Search units…"; hint "Sellable units of the project (PAP-reserved and common units are not offered); search by unit number."; empty gives "Pick a unit"; no match reads "No available unit matches"). Only Saleable units that are Available are offered.
- The availability grid ("Inventory overview", "Find the right fit."): each tower floor by floor, with All towers and one chip per tower when there are several, and tiles counting Available, Reserved, Allotted, On hold, Booked, Sold (and Blocked and Common use when any; common units are never in the status counts) and Match the buyer. A line reads "N of M sellable units match what the buyer asked for" with the requirements in brackets, or "N sellable units. The opportunity has no unit requirements to match against; click a unit to price it." Only sellable units can be clicked; a Fade the rest checkbox dims the units that do not match the buyer's requirements. The legend explains the colours: "Reserved for tenants (not yet allotted)", "Allotted to an allottee", "On hold (sent estimate)", "PAP reserved", "Common use" and "Matches the buyer's requirements". Hovering a unit shows its number, type, carpet area, facing, who holds it and whether it matches.
For an allottee purchase the Allotted unit card replaces this: "The allottee buys the unit their offer allots. Per Sqft charges apply to the chargeable area only - the part of the unit's extra area (its area less its share of the entitlement) the developer charges for, set on the offer; the rest is free. Fixed charges apply in full." with the unit and "<area basis>: A sqft · entitled B · chargeable C".
Parking (optional)
"Held for the buyer with the unit once the estimate is sent; allocated when it is booked." The parking layout opens in pick mode: "The buyer asked for N parking slots. N picked. Click free parking slots to pick them. Sending the estimate holds them for the buyer with the unit; parking is charged through the unit pricing plan." You can pick free parking slots, parking slots already held for this buyer, an allottee's own, and those this estimate already carries; other parking slots show why not: "held for <name>", "booked", "allotted to <name>", "blocked" or "not free".
Unit pricing plan
Unit pricing plan (placeholder "Pick a unit first", then "No plan — manual charges") lists the project's active plans for the unit's type (a plan that has since been deactivated stays listed as "<name> (inactive)" only while it is the one on this draft); hint "The plan's charges load below; you can then include optional ones and override prices." When the project has none: "No active plan for <type>s in this project; add charges by hand or create a plan under the project's Pricing tab." (the tab is called Unit Pricing). Picking a unit of another type clears a plan of the old type. The field is greyed out until a unit is picked, and without the View permission on Pricing Plans.
Validity & notes
- Scheme: a live scheme from Settings > Schemes for the project, or "None"; hint "A live scheme from Settings > Schemes; the discount itself is an override on the lines, with the scheme as the reason". The estimate remembers the scheme and its name; a new version inherits it.
- Valid until: pre-filled with today plus the validity days; hint "Defaults to N days from today (the project's setting); change it if needed. Once the estimate is sent the unit is held for this buyer until this date." (for an allottee: "The unit stays allotted to the allottee whatever happens to the estimate.").
- Notes (hint "Optional; shown on the estimate.").
Charges
"Charges are grouped as on the printed estimate, each group with its sub-total and GST. Plan charges follow the plan unless you override the rate, the amount or the GST rate (with a reason). Hand-added charges are fixed amounts."
The columns are Charge, Pricing, Value, GST %, Reason and Amount. Each line shows Charge (the plan line with its basis and plan rate, or a Charge picker for a hand-added line, hint "Added by hand as a fixed amount."), Pricing (Plan price, Override rate or Override amount; hand-added lines are a Fixed amount), the value as Rate or Amount, GST % (hint "Plan: N%" or "Plan: not taxable"), Reason (placeholder "Why it differs") and the live Amount ("qty × rate", "+ GST N% ₹… = ₹…" or "no GST"; "Not included" for an excluded optional line). Optional plan charges carry Include this optional charge. A hand-added line has a bin icon to remove it. Each group closes with "<group> sub-total": Amount, GST and Total.
Before anything is loaded: "No charges yet" and "Pick a unit pricing plan to load its charges, or add charges by hand."
Line errors: "Choose a charge", "Enter an amount", "Enter a rate", "Enter a GST rate from 0 to 100", "Say why it differs from the plan", "This component appears more than once"; and under Unit pricing plan, "Pick a pricing plan or add at least one charge".
The totals strip shows Sub-total, GST and Grand total, "Priced live by the server from the plan, your inclusions and overrides."
What you can do
Add a charge
Adds a hand-added fixed line at the top of the charges. The picker offers only active Sale Charge components, each shown with its code and group.
- Who: anyone with the View permission on Charge Components. The button greys out when every component is already on the estimate.
Save & continue to payment plan
Saves the draft and opens the Payment plan step of the estimate wizard. A toast says "Estimate vN created as a draft."
- Who: anyone with the Create permission on Estimates.
- What happens next: the server prices the unit afresh and stores every line with its group; the version number is one above the highest so far; the parking slots you picked are recorded (a new version keeps the old version's parking slots unless you change them); a draft payment plan is copied from the version being replaced; if the current version was Sent, Finalized, Pending Approval, Approved, Rejected or Expired it becomes Superseded at once, and a hold it had on another unit is released; the opportunity moves from Lead to Estimate; the timeline records "Estimate vN created for unit X: <total>". No hold starts yet; that happens when the estimate is sent or finalized.
- Errors you may see: "A Draft estimate already exists for this opportunity. Edit that draft instead of creating another." (with an Open draft vN link); "This opportunity is closed (booked or lost). Reopen it first."; "Unit X is held for <name> until <date>"; "Unit is <status>"; "Unit X is <designation> stock, not for sale"; "That unit does not belong to this project."; "Unit X has no <basis>, the area this project charges on; record it on the unit first"; "That pricing plan belongs to a different project."; "The pricing plan is for a different unit type than the chosen unit."; "Pick a pricing plan or add at least one charge."; "Not a charge the buyer pays: <name> (<kind>). …"; "Parking slot N (<area>) is held for <name> by a sent estimate"; "Parking slot N (<area>) is <status>"; and the RERA message "This project has no RERA registration number and date on file; record them under Land & RERA before estimates or bookings (organization setting)."
Save & close
Saves the draft the same way and opens the estimate instead of the next step.
Cancel
Returns to the opportunity (or the allottee's page) without saving.
Things to know
- Saving a new version supersedes the current one immediately, even though the new one is only a draft, and an approval on the old version no longer counts. Don't start a new version unless you mean to replace the offer.
- Deleting that draft later does not bring the old version back; the opportunity may be left without a live estimate.
- The price is computed by the server, from the plan, your inclusions and overrides, using the project's Chargeable area for buyers for Per Sqft charges (for an allottee, the area their offer is measured on). The estimate records that area and keeps it; a later change of the setting reaches it only through the project's review page. Every line is rounded to two decimals and grouped under its charge group, Unit Base Price first. What you see in the totals strip is exactly what is saved.
- Overrides keep the plan rate for audit. An overridden line stays marked Override with its reason on the estimate page, next to the plan rate, so approvers see the discount.
- Validity counts from today, the day the draft is created, not from the day you send it. If you send after the date has passed the app refuses ("The estimate's validity date <date> has passed; set a later date before sending it"); edit the date on the draft first. The default days come from the project, else the organization (7 days unless changed), under Organization and Project settings.
- A draft holds nothing. The unit and parking slots are held only from Mark sent or Finalize pricing, so pricing a unit does not stop a colleague quoting it; sending does.
- Only the buyer's charges can be priced. Tenant benefits, member charges and commissions are not sale charges and are refused.
- For an allottee, Per Sqft charges apply to the chargeable area on the offer only, fixed charges apply in full, and the unit stays Allotted whatever happens to the estimate.

- Price a unit for a buyerHow-to
Create the first estimate on an opportunity: pick the unit on the availability grid, any parking slots, a unit pricing plan or hand-added charges with overrides and GST, set the validity and save it as a draft.
- Create a pricing plan and its charge linesHow-to
Set up a project's guidance price list for one unit type: create the plan, add a line per sale charge with its basis, amount and GST, save them together, and later retire the plan when a new price list replaces it.
- "A Draft estimate already exists": one draft estimate (or draft payment plan) at a timeTroubleshooting
An opportunity can have only one Draft estimate, and an estimate only one Draft payment plan; the New estimate and New version buttons hide while a draft exists, and the draft has to be finished, deleted or (for a plan) edited before another one can be started.
- Unit or parking slot is not free: held for another buyer, not for sale, or taken before bookingTroubleshooting
An estimate can be priced, sent or booked only on a Saleable unit that is Available or already held for this buyer, with parking slots that are free or held for this buyer; a unit or parking slot held by another buyer's sent estimate, allotted, booked, blocked, or of PAP or Common designation is refused, including when someone else takes it between the estimate and the booking.
- Unit has no chargeable area: the area the project prices on is missingTroubleshooting
Per Sqft prices and allottee entitlements are worked out on one area basis (Carpet Area (Mofa), RERA Carpet Area or Super Built-up Area); a unit without that area cannot be priced, previewed or split until the figure is recorded on the unit.
- No estimate or booking allowed: the project's RERA registration is missing, expired or not yet validTroubleshooting
With the organization's "Require RERA registration before selling" switch on, no estimate or booking can be made on a project unless a RERA registration whose validity covers today is recorded on its RERA registration card; an expiring one only warns, and opportunities can still be logged.
- Estimate versions, price lock, overrides and the approval gateConcept
Every priced offer to a buyer is a numbered version of the opportunity: a Draft is edited in place, any later price change is a new version that supersedes the current one, the price is locked when finalized, and every estimate must be approved before it can be booked.
- Estimate validity and the unit holdConcept
A sent estimate holds its unit (and the parking slots it picked) for that buyer until its Valid until date; the hold starts on sending, can be extended with a reason, and an hourly job expires the estimate and frees the unit the day after the date passes.
- Unit areas and the chargeable areas: Carpet area (Mofa), RERA Carpet Area, Super Built-up AreaConcept
Every unit carries up to three areas; two settings say which one money is worked out on: the chargeable area for buyers (what a Per Sqft price multiplies on a buyer's estimate) and the chargeable area for members and tenants (what a member's offer and an allottee's purchase are measured in).
- Pricing bases: Per Sqft, Per Floor, Fixed, Percent Of BaseConcept
Each charge line on a pricing plan is worked out on one of four bases: a rate per square foot of the chargeable area, a rate per floor above a starting floor, a fixed amount, or a percentage of the lines priced before it.
- Charge groups and per-line GSTConcept
A charge group is a section of the cost sheet with a default GST rate; every charge line carries its own GST, worked out from the estimate override, the plan line, the component or the group, in that order.
- Allottee purchasesConcept
How an allottee buys the units their offer allots: one purchase per allotted unit, priced only on the area beyond their entitlement, through the same estimate, payment plan, approval and booking chain as any buyer, with the unit staying Allotted throughout.
- Estimates (opportunity tab)Screen
Every priced version of one opportunity, newest first, with its status, unit, pricing plan, total and validity, and shortcuts to open a version, continue the draft or start a new one.
- AllotteeScreen
