Unit Pricing

Keep the project's pricing plans, one per unit type: the sale charges by charge group with GST per line, how each charge group is collected, and a preview of the price and payment schedule on a real unit.

Unit Pricing

The project's pricing plans. Each plan prices one kind of unit (apartments, shops, offices…) and lists the sale charges that make up the price: the unit price, floor rise, PLC, parking and the fixed, maintenance and society charges, each with its GST. Estimates start from these plans. You also decide here which charges the payment plan collects and which fall due at possession, and preview the price and schedule on a real unit.

Where to find it

Open a project and choose the Unit Pricing tab. It shows when you hold any permission on Pricing Plans, on every kind of project. The Manage link on the Pricing plans card of the setup wizard's Amenities, parking, stages & pricing step also brings you here.

You need the View permission on Pricing Plans to see the plans. Without it the page shows "No access" and "You do not have permission to view pricing plans. Ask your administrator."

In the default roles:

  • Administrator and Project Manager can do everything here.
  • Finance Lead, Accountant, Sales Manager, Sales Executive, Rehab Officer, Compliance Officer, Auditor and Front Desk can only view.
  • Site Engineer and Legal & Documentation don't see the tab.

Before you start

  • Charge components and charge groups are set up under Masters > Charge Components. Adding a charge to a plan needs the View permission on Charge Components.
  • Units must exist on the Structure tab to preview a price, with the area the project charges on recorded.
  • Construction stages must exist on the Construction Stages tab to link charge groups to stages or preview a construction-linked schedule.
  • Set Expected possession on Edit project if any charge group is collected at possession.

What you see

Pricing plans

The left-hand list Pricing plans, with the Export, Import and Add buttons and the checkbox Show inactive plans. Each card shows the plan name (with an Inactive badge when switched off) and "<unit type> · N charges · from <date>". The first plan is selected when you open the tab.

With no plans you see "No pricing plans" and "A plan lists the charges (base rate, floor rise, PLC…) for one unit type." With no plan selected: "Select a plan" and "Pick a plan on the left to edit its charges."

The plan panel

New pricing plan or Edit <name>:

Field Required What to enter
Plan name Yes Up to 100 characters, for example "Launch pricing". Unique for its unit type in the project. "Name is required" if blank.
Unit type Yes "One plan prices one kind of unit." Only the unit types the project's property type allows; with only one allowed, the field is greyed out.
Effective from No The date the plan applies from, shown on its card.
Active — "Inactive plans are kept but not offered on new estimates."

Charges

The first block of the selected plan. "Each line applies one charge component with a basis, an amount and its GST rate; lines sit in their component's group." The lines are grouped under your organization's charge groups in their set order (for example Unit Base Price, Project Fixed Charges (PFC), Project Maintenance Charges, Society Formation Charges). Each group heading shows its default GST, such as "GST 5% by default", or "GST: none by default". A group with no lines yet says "No charges in this group." Lines without a group sit under Other charges. A line you've just added sits under New charges at the top until you choose its component. An old plan may still show Taxes (legacy blanket line): "Old-style GST line on the lines above; new plans tax each line instead."

Each line has:

Field Required What to enter
Component Yes A sale charge from Charge Components, shown as name, code and group. "Choose a component" if blank; "This component is already on the plan" if repeated.
Basis Yes Per Sqft (the default for a new line), Per Floor, Fixed or Percent Of Base.
Amount Yes The rate per sq ft, the rate per floor, the lump sum in ₹, or the percentage. "Enter a number" if blank.
From floor No "Per-floor only": the floor the floor rise starts counting from.
GST % No 0 to 100. Blank takes the component's rate, else its group's: the hint reads "Blank = 5%" or "Blank = not taxable" ("Blank = component rate" before you pick a component).
Optional No Tick for a charge that is offered but not added by default.

With no lines: "No charges yet" and "Add the unit price, floor rise, PLC, parking and the project's fixed, maintenance and society charges."

How each charge group is collected

The second block has one row per charge group the plan prices. When a group's first charge is saved on the plan it starts as At time of possession (not part of the plan), except Unit Base Price, which always stays on the plan; so PFC, maintenance and society charges come up at possession until you move them. A choice you saved is kept when the charges are saved again.

  • Charge group, with a summary under the name: "Follows the whole plan", "Every stage", "N of M stages" or "Outside the payment plan".
  • Collected: On the payment plan, or At time of possession (not part of the plan).
  • Stages (payment plan only): the construction stages this group is collected on.
    • Blank shows "Whole plan (every stage)".
    • Shortcuts: All stages, All but the last, Last stage only and Clear.
    • For a group collected at possession it reads "Not applicable: collected at possession".

"The unit base price is what the buyer's payment plan collects; on a construction-linked plan a group can be narrowed to the stages chosen here (the plan's percents re-scaled to it). A group set to "At time of possession" is outside the payment plan altogether: still owed from booking, collected as one row per charge on the project's expected possession date."

Instead of the table you may see:

  • "Linking groups to stages needs the Construction Stages permission."
  • "This project has no construction stages yet; add them on the Construction Stages tab."
  • "Add charges to the plan first; their groups appear here."

Preview on a unit

The third block. It "Prices the saved charges on a <unit type> of this project, exactly as an estimate would (optional charges left out)."

  • Pick a unit: search "Search a unit number…". Only units of the plan's unit type are listed ("No units of this type"), each with its tower, floor and Super Built-up Area (or Carpet area (Mofa) when that is blank).
  • Cost sheet: the charges by group with sub-totals, GST and "Grand total · unit <number>".
  • Payment plan preview: "How these charges would be collected on a booking made today, with this plan's stage links applied per charge group."
    • Choose Construction-linked (project stages), with a down payment % in the "Down %" box, or Lumpsum on booking.
    • When a stage has no "% of total", or the stages' shares don't add up to 100, you see "The stages carry no "% of total" that adds up to 100, so the preview splits the plan equally across the N stages; a real payment plan sets its own percents."

The preview needs the View permission on Pricing Plans and on Towers, Floors & Units; without both the block isn't shown. The schedule needs the View permission on Bookings ("The payment schedule preview needs the Bookings permission."). The construction-linked schedule also needs it on Construction Stages ("A construction-linked preview needs the Construction Stages permission.").

What you can do

Add a plan

Add at the top of the list, or New plan when there are none, opens New pricing plan. Click Create plan; you see “Plan "<name>" created.” and the new plan is selected.

  • Who: the Create permission on Pricing Plans. Otherwise the buttons aren't shown.
  • If it's refused: "A pricing plan with this name already exists for this unit type." shows under Plan name.

Edit a plan

The pencil on a plan card (hover "Edit <name>"). Click Save changes; you see “Plan "<name>" updated.” Untick Active to retire a plan: it stays for the estimates that use it but isn't offered on new ones.

  • Who: the Edit permission on Pricing Plans.

Delete a plan

The bin on a plan card (hover "Delete <name>") asks "Delete pricing plan?": "<name> and its charges will be removed. Plans used by estimates cannot be deleted; deactivate them instead." Click Delete; you see “Plan "<name>" deleted.”

  • Who: the Delete permission on Pricing Plans.
  • If it's refused: "Estimates reference this pricing plan; deactivate it instead of deleting."

Add charge

Adds an empty line under New charges, at the top of the block. Choose its Component and the line moves into its group.

  • Who: the Edit permission on Pricing Plans, and the View permission on Charge Components.
  • Greyed out: without access to Charge Components, with no reason on hover. The block says "Adding charges needs the Charge Components permission; existing lines can still be edited."

Save charges

Saves every line of the plan together; you see “Charges on "<name>" saved.” Remove a line with its bin icon, then save.

  • Who: the Edit permission on Pricing Plans. With view access only, the lines are read-only and the buttons aren't shown.
  • Greyed out: until you change something, with no reason on hover.
  • Before it saves: a component picked twice shows "This component is already on the plan" under the second one.
  • If it's refused: a plan that still carries a line that isn't a sale charge (for example one brought in by sheet) is refused with one of these; remove that line and save again.
    • "Not a charge the buyer pays: <name> (<kind>). GST is worked out for each charge from its own rate, so it is never a line you add."
    • "Not a charge the buyer pays: <name> (<kind>). Member benefits and charges go on a member offer; commissions on the booking."

In How each charge group is collected, pick On the payment plan or At time of possession (not part of the plan) for each group, and the stages for groups on the plan. Click Save stage links; you see "Stage links saved."

  • Who: the Edit permission on Pricing Plans, and the View permission on Construction Stages to see the block's table.
  • Greyed out: until you change something; hover shows "No changes to save".
  • Unit Base Price can't be moved to possession. Hovering its possession option shows "The unit base price is what the payment plan collects".
  • What happens next: bookings made on this plan follow the links. A construction-linked payment plan collects each linked group only on its stages. A group collected at possession becomes one row per charge, due on the project's expected possession date.
  • If it's refused: "The unit base price is what the payment plan collects; it cannot move to possession", "That milestone belongs to a different project." or "Charge group <code> does not exist in this organization". Reload the page and try again.

Preview on a unit

Pick a unit in Search a unit number… to price the saved charges on it, then choose the kind of payment plan to see the schedule. Nothing is saved; the preview is for checking the plan.

  • Who: the View permission on Pricing Plans and Towers, Floors & Units (and Bookings for the schedule).
  • If it can't price the unit: "Unit <number> has no <area>, the area this project charges on; record it on the unit first". Enter that area on the Structure tab. With no saved lines you see "Save some charges first."

Export

Export (hover "Download this list as an Excel sheet") downloads every charge line of the project's plans as an Excel workbook, to edit in bulk and bring back with Import.

  • Who: the View permission on Pricing Plans and on Projects.

Import

Opens Import unit pricing: "One row per charge line of a plan. A plan named here is created if it does not exist; charge components must already be set up."

  1. Download template (or use an exported file) and fill it in. The closed columns are dropdowns. What each column takes explains every column.
  2. Choose Excel file (.xlsx or .csv). The file is checked first, and nothing is written yet: "Checked, nothing written yet. Use Import to apply it."
  3. Click Import N rows. You see "N added, N updated." and "Imported into <project>."

Import N rows is greyed out, with the reason on hover, when no file is chosen ("Choose a filled-in sheet first"), when some rows fail ("Fix the N rows listed below, then choose the file again") or when nothing would change ("This sheet has no rows to add or update").

  • Who: both the Create and Edit permissions on Pricing Plans. Otherwise the button isn't shown.

Statuses

Status Meaning How it changes
Active Offered on new estimates. New plans start active. Untick Active in Edit <name>.
Inactive Kept for the estimates that already use it, but not offered on new ones. Hidden from the list unless Show inactive plans is ticked. Tick Active again.

Things to know

  • How each basis is worked out:
    • Per Sqft: the rate × the unit's chargeable area.
    • Per Floor: the rate × the floors above From floor (never below zero), which is how floor rise is charged.
    • Fixed: the amount as entered.
    • Percent Of Base: a percent of the running total of the non-tax lines priced before it. Check the result with Preview on a unit.
  • Per Sqft uses the project's chargeable area, not always the super built-up area.
    • The Chargeable area set on the project's Settings tab decides which area, or the Area basis on the Projects card under Settings > Organization when the project doesn't set one. The default is Carpet area (Mofa).
    • The hint under Amount ("₹ per sqft of the unit's super built-up area") and the sheet's column help still say super built-up area. Go by the setting.
    • A unit without the chargeable area can't be priced; the app doesn't fall back to another area.
  • GST is worked out per line. A line's own GST % wins, then the component's rate, then its group's default; with none of these the line isn't taxed. GST is never a line of its own, so the GST component can't be added to a plan.
  • Only sale charges belong on a plan. Tenant benefits and charges go on an allottee's offer, and commissions on the booking.
  • Unit Price leads its group. Priced lines follow your organization's charge-group order, with the Unit Price line first in its group.
  • Optional charges are left out of the preview. They are priced only when an estimate includes them.
  • Charge groups come from Charge Components. Without the View permission on Charge Components, group headings lose their default GST and the How each charge group is collected table stays empty ("Add charges to the plan first; their groups appear here.").
  • Save one block before you edit the other. Saving the charges reloads the stage links, and saving the stage links reloads the charges, so unsaved changes in the other block are lost.
  • Changing expected possession moves possession charges. Changing the project's Expected possession re-dates the unpaid possession rows on every booking, except rows someone edited by hand.
  • Sheet import is less strict than the screen.
    • The sheet takes any active charge component, by name or code. Name only sale charges: a plan with a GST, tenant or commission line can't be priced until you remove that line on this screen.
    • A plan named in the sheet that doesn't exist yet is created for the unit type in the row.
    • Nothing is written unless every row passes.
  • The permission module for this tab is called Pricing Plans in the role editor.

  • Pricing bases: Per Sqft, Per Floor, Fixed, Percent Of BaseConcept

Each charge line on a pricing plan is worked out on one of four bases: a rate per square foot of the chargeable area, a rate per floor above a starting floor, a fixed amount, or a percentage of the lines priced before it.

  • Charge groups and per-line GSTConcept

A charge group is a section of the cost sheet with a default GST rate; every charge line carries its own GST, worked out from the estimate override, the plan line, the component or the group, in that order.

  • Unit areas and the chargeable areas: Carpet area (Mofa), RERA Carpet Area, Super Built-up AreaConcept

Every unit carries up to three areas; two settings say which one money is worked out on: the chargeable area for buyers (what a Per Sqft price multiplies on a buyer's estimate) and the chargeable area for members and tenants (what a member's offer and an allottee's purchase are measured in).

  • Expected possession date and charges at possessionConcept

The project's expected possession date is when the charge groups a pricing plan collects "at time of possession" fall due: one undivided row per charge, owed from booking, outside the buyer's payment plan, re-dated on every open booking when the date changes.

  • Payment plans: lumpsum, cadence, custom and construction-linkedConcept

A payment plan says how the buyer's total is collected: all at once, in equal installments on a cadence, on agreed dates, or as construction stages are achieved; it lives on the estimate as numbered versions, is finalized with the price for approval, and becomes the booking's schedule.

  • Excel sheets: check first, then applyConcept

Units, parking slots, construction stages, unit pricing, benefit plans, society members and allottees can be exported to and imported from Excel; every sheet is checked row by row first, and nothing is written while any row fails.

  • Create a pricing plan and its charge linesHow-to

Set up a project's guidance price list for one unit type: create the plan, add a line per sale charge with its basis, amount and GST, save them together, and later retire the plan when a new price list replaces it.

  • Decide how each charge group is collectedHow-to

On a pricing plan, say for each charge group whether the buyer's payment plan collects it (on every stage or only on the stages you pick) or whether it falls due at possession outside the plan, then set the project's expected possession date so those rows get a due date.

  • Preview a price and payment schedule on a unitHow-to

Check a pricing plan on a real unit of the project: the grouped cost sheet with GST and grand total, then how a construction-linked or lumpsum payment plan would collect it, with the plan's stage links and possession charges applied; nothing is saved.

  • Unit has no chargeable area: the area the project prices on is missingTroubleshooting

Per Sqft prices and allottee entitlements are worked out on one area basis (Carpet Area (Mofa), RERA Carpet Area or Super Built-up Area); a unit without that area cannot be priced, previewed or split until the figure is recorded on the unit.

  • Pricing plan cannot be deleted: estimates reference itTroubleshooting

A pricing plan that any estimate was priced on cannot be deleted, because the estimate keeps the plan as the record of how its price was built; untick Active so the plan stops being offered on new estimates while the old ones keep it.

  • "Not a charge the buyer pays": the component's kind does not belong on this recordTroubleshooting

Every charge component has a kind that decides where it may appear: Sale Charge on pricing plans and estimates, Tenant Benefit and Tenant Charge (with Tax) on member offers, Tenant Benefit alone on benefit plans, Commission on commissions; GST is never a line you add, and a benefit paid to the member can never be demanded.
