Construction Stages

Plan the project's construction stages (plinth, slabs, possession…) with their shares and dates, record commencement and completion, and keep the certificates and photos for each stage.

Construction Stages

The project's construction stages, such as Plinth, each slab and Possession. For each stage you set its order, its share and an expected date, then record when work commenced and when the stage was completed, with certificates and site photos attached. Completing a stage gives the construction-linked installments waiting on it their due date, so the buyers can be billed.

Where to find it

Open a project and choose the Construction Stages tab. It shows when you hold any permission on Construction Stages. The Manage link on the Construction stages card of the setup wizard's Amenities, parking, stages & pricing step also brings you here.

You need the View permission on Construction Stages to see the stages. Without it the page shows "No access" and "You do not have permission to view construction stages. Ask your administrator."

In the default roles:

  • Administrator and Project Manager can do everything here.
  • Site Engineer can add, edit and record progress, but not delete.
  • Compliance Officer can edit and record progress.
  • Finance Lead, Accountant, Sales Manager, Sales Executive, Rehab Officer and Auditor can only view.
  • Front Desk and Legal & Documentation don't see the tab.

Before you start

  • To put a stage on a tower, the tower must exist on the Structure tab. Seeing the tower list needs the View permission on Towers, Floors & Units.
  • To attach files, file storage must be set up for your organization. Until then you see "File storage is not configured yet, so files cannot be attached for now. Dates are recorded as usual."

What you see

Summary

The card Construction stages shows "N stages · N completed · N in progress". Once shares are set, a second line shows each bucket: "Shares (each bucket up to 100%): project-wide X% allocated, Y% completed · <Tower> X% allocated, Y% completed". The allocated figure is green at exactly 100%, amber below it and red above it.

With no stages: "No construction stages yet" and "Stages (plinth, slabs, possession…) carry commencement and completion dates and drive construction-linked payment schedules."

  • Who: the View permission on Construction Stages and on Projects.

Import

Opens Import construction stages: "Names, order, share of the bucket and expected dates. Achieving a stage stays on this screen — it fills due dates on the payments that reference it."

  1. Download template (or use an exported file) and fill it in. The closed columns are dropdowns. What each column takes explains every column.
  2. Choose Excel file. The file is checked first, and nothing is written yet: "Checked, nothing written yet. Use Import to apply it." The counts show how many rows are to add, to update, skipped and with errors.
  3. Click Import N rows. You see "Imported into <project>." and "N added, N updated."

The Import button is greyed out, with the reason on hover, when:

  • no file is chosen: "Choose a filled-in sheet first";

  • some rows fail: "Fix the N rows listed below, then choose the file again" (the dialog also says "Nothing has been written. Fix the rows below in your sheet and choose the file again.");

  • nothing would change: "This sheet has no rows to add or update".

  • Who: both the Create and Edit permissions on Construction Stages. Otherwise the button isn't shown.

Statuses

Status Meaning How it changes
Not started No commencement date. Commencement moves it to In progress; Completed moves it straight to Completed.
In progress Work has commenced. Completed moves it to Completed; Undo commencement returns it to Not started.
Completed The stage is done. Its installments have their due date. Reopen returns it to In progress, or to Not started if it never commenced.

Things to know

  • Share buckets. Project-wide stages share one 100% between them (for example Tower A 20%, Tower B 20%, Amenities 20%). Each tower's own stages share a separate 100% of their own. Each bucket may add up to at most 100%, but it doesn't have to reach 100%. Buckets aren't combined: there is no overall total across the project and the towers.
  • Completing a stage triggers billing. The installments linked to it get their due date, and the seeded workflow rules notify the accounts team. Record completion only once it is certified.
  • Reopen and Undo commencement don't ask for confirmation. Reopen also doesn't check demands already raised on the stage's installments. The Finance Leads and Project Managers are notified so they can review those demands.
  • Late stages are flagged. Every Monday, stages past their expected date and not yet completed are flagged to the Project Managers.
  • Deleting a stage also removes it from pricing plans. Any charge group routed to the stage on the Unit Pricing tab loses that link without warning. Only payment schedules block a delete.
  • Stages added from the setup wizard are project-wide. To put a stage on a tower, add or edit it here.
  • Sheet import rules:
    • A row updates an existing stage when it carries that stage's id (from an export), its code, or the same name on the same tower (or project-wide). Otherwise it adds a new stage.
    • A blank cell never clears a saved value.
    • A stage can't be moved from a tower to project-wide by sheet.
    • A new stage with a blank sequence gets 0, not the next number.
  • The code error says "milestone" ("A milestone with this code already exists in this project."); it means a construction stage.
  • Files above the upload size limit, empty files and file types outside the list are refused.

  • AmenitiesScreen

  • Payment plans: lumpsum, cadence, custom and construction-linkedConcept

A payment plan says how the buyer's total is collected: all at once, in equal installments on a cadence, on agreed dates, or as construction stages are achieved; it lives on the estimate as numbered versions, is finalized with the price for approval, and becomes the booking's schedule.

  • Construction stages and share bucketsConcept

A project's construction stages (plinth, slabs, possession) each carry a share of a 100% bucket, one bucket for the project-wide stages and one per tower; completing a stage dates the installments waiting on it and moves the revenue progress.

  • Excel sheets: check first, then applyConcept

Units, parking slots, construction stages, unit pricing, benefit plans, society members and allottees can be exported to and imported from Excel; every sheet is checked row by row first, and nothing is written while any row fails.

  • Record construction progress on a stageHow-to

Mark a construction stage as commenced and then completed on the project's Construction Stages tab, with optional certificates or site photos, so the construction-linked installments waiting on it get their due date and accounts are told to bill them.

  • Plan construction stages and their sharesHow-to

Record the project's construction stages (plinth, slabs, possession…) with their order, share of the payment bucket, tower and expected date, one at a time on the tab or in bulk from an Excel sheet, so construction-linked payment plans and pricing plans can be built on them.

  • Construction stage cannot be reopened or re-datedTroubleshooting

Reopen is refused once an installment on the stage has been paid, waived, cancelled or hand-dated; the commencement and completion dates must keep their order; and a stale screen can ask for a change the stage already has.

  • Construction stage cannot be deleted: payment schedules reference itTroubleshooting

A construction stage that installments on a booking's payment schedule are waiting on cannot be deleted; those schedule rows would lose the event that dates them.

  • Construction stage shares refused or the plan splits equally: shares must add up to 100%Troubleshooting

Project-wide stages share one 100% and each tower's own stages share their own; a share that pushes its bucket over 100% is refused, while shares that do not reach 100% make the pricing preview split the plan equally and leave revenue progress with nothing to measure.
