Unit cannot be allotted on the offer: taken, wrong designation, or too many units
An offer can allot only units that are Available or Reserved For Tenant, not on another offer, of the right designation for the allottee (PAP units to PAP tenants only, Common units to no one), and at most 50 of them.
Messages this explains
- “Unit <u> is allotted on another offer”
- “Unit <u> is <status>”
- “Unit <u> is a Common unit (<amenity>); it cannot be allotted”
- “A PAP Tenant can only be allotted a PAP unit; unit <u> is <designation>”
- “Unit <u> is reserved for PAP tenants; a <category> cannot take it”
- “At most 50 units per offer”
- “No free or tenant-reserved unit matches”
- “No free or tenant-reserved PAP unit matches”
- “Pick the allottee first: PAP tenants and everyone else draw from different stock.”
Unit cannot be allotted on the offer: taken, wrong designation, or too many units
You are drafting or editing an offer (term sheet) to a member, landowner or PAP tenant, and the unit you want under Allotted new units cannot be picked, or saving the offer is refused.
What you see
In the offer drawer, opened from the Society & Tenants tab (Society & Tenants) or from the allottee's page:
- The unit picker is greyed out on a new offer with "Pick the allottee first: PAP tenants and everyone else draw from different stock."
- The picker finds nothing: "No free or tenant-reserved unit matches", or "No free or tenant-reserved PAP unit matches" for a PAP tenant.
- Saving the offer (Draft offer / Save changes) is refused with one of:
- "Unit <u> is allotted on another offer"
- "Unit <u> is <status>", for example "Unit 1204 is Booked" or "Unit 1204 is Reserved For Buyer"
- "Unit <u> is a Common unit (<amenity>); it cannot be allotted"
- "A PAP Tenant can only be allotted a PAP unit; unit <u> is <designation>"
- "Unit <u> is reserved for PAP tenants; a <category> cannot take it"
- "At most 50 units per offer"
Why it happens
An offer's allotment is a promise of a specific new unit, so the app hands out only stock that is free to promise, and only to the people it is meant for.
- Status. Only a unit that is Available or Reserved For Tenant can be allotted. Once an offer takes it the unit becomes Allotted, and a unit already Allotted to another offer answers "is allotted on another offer". A unit that is Reserved For Buyer (held by a sent estimate), Booked, Sold or Blocked answers "Unit <u> is <status>", so a unit cannot be promised to a member and sold to a buyer at the same time. Units earmarked Reserved For Tenant on the Structure tab are exactly what the rehab side is for, so they stay allottable and are listed first in the picker.
- Designation. Each unit is Saleable, PAP or Common. PAP units are kept out of the sales stock for Project Affected Persons, so a PAP tenant may only be allotted PAP units and no one else may take one. Common units are amenity space (gym, society office, refuge area) and are never allotted or sold. Members and landowners take Saleable stock. Because the two groups draw from different stock, the picker waits until you have chosen the allottee.
- Size. An offer allots at most 50 units. A landowner receiving many units as consideration gets them on one offer up to that limit.
The picker only shows units that pass these checks, so the "Unit <u> is …" refusals usually mean the unit changed hands between the moment you picked it and the moment you saved: another offer took it, or an estimate was sent on it.
How to fix it
- Pick the allottee first on a new offer; the picker then opens with the right stock.
- When nothing matches, the project has no free or tenant-reserved unit of the right kind. Check the Structure tab: add units, set the right Designation (PAP (reserved for PAP tenants) for a PAP tenant, Saleable for members and landowners), or set spare stock to Reserved For Tenant so it is kept for the rehab side. Changing a unit needs the Edit permission on Towers, Floors & Units; the designation can only be changed while the unit is Available or Blocked ("Locked while the unit is <status>; release it first").
- When the unit is on another offer, open that offer from the member's or allottee's row and use Release unit (the bin beside the unit) on it, then save; or choose another unit. Units can be released only on a draft offer, so use Reopen as draft first if that offer has been issued or accepted (a signed offer cannot be reopened). Releasing needs the Edit permission on Termsheets and the View permission on Towers, Floors & Units, and is refused while that allottee is already buying the unit ("Unit <u> is being bought by the allottee (estimate out or booked); cancel that first").
- When the unit is Reserved For Buyer, Booked or Sold, it belongs to a sale. Choose another unit, or wait for the estimate to expire or be cancelled; a booked unit comes back only through the booking's cancellation.
- When the unit is Common, pick a different unit; a Common unit can be re-designated on Structure only if it really is not amenity space.
- For "At most 50 units per offer", remove units from the list until 50 remain.
- Save the offer again. Allotting reserves the unit for the allottee at once; removing it from the list releases it back to the status it had before.

- Unit is held, allotted or booked: its status, designation, floor or tower cannot be changed or deletedTroubleshooting
Only Available, Blocked and Reserved For Tenant are set by hand. A unit that an estimate, an offer or a booking depends on keeps its status and designation until that record lets it go, and only Available units (and towers and floors holding nothing else) can be deleted.
- "Purchases cannot start yet": the offer, its split or the project is not readyTroubleshooting
An allottee's purchases of their allotted units open only from an issued, accepted or signed offer that allots units, records the entitled area with a split that adds up, carries no Differential Area Cost, and sits on a project that is ready to sell and collect; a purchase then stays tied to its allotted unit and the allottee as buyer.
