Unit status lifecycle: available, reserved, allotted, held, booked, sold
Where a unit stands right now, from Available through the rehab path (Reserved For Tenant, Allotted) or the sales path (Reserved For Buyer, Booked, Sold), who moves it and what each status blocks.
Unit status lifecycle: available, reserved, allotted, held, booked, sold
A unit's status says where it stands today: free, earmarked for the rehab side, promised to a named allottee, held by a buyer's estimate, booked, handed over, or blocked. Most statuses are set by the flow that owns them (an estimate, an offer, a booking, a possession date), not by hand, so a unit can never be promised twice.
How it works in NirmaanOne
The seven statuses
| Status | Meaning | Set by | Cleared by |
|---|---|---|---|
| Available | Free stock | By hand; every new unit starts here | Any of the flows below |
| Blocked | Kept out of everything for now | By hand | By hand |
| Reserved For Tenant | Earmarked for the rehab side, not yet promised to anyone | By hand | By hand, or by an offer allotting it |
| Allotted | Promised to a named allottee by a live offer | Allotting the unit on an offer | The offer releasing it, being cancelled or deleted |
| Reserved For Buyer | Held by a buyer's sent estimate | Sending (or finalizing) an estimate | The estimate being cancelled, expiring or replaced by a version on another unit; the opportunity being lost; booking it |
| Booked | A buyer's booking is active | Booking the approved estimate | Cancelling the booking; handing the unit over |
| Sold | Possession handed over | Recording the handover date on the booking | Clearing the handover date |
Set by hand: Available, Blocked, Reserved For Tenant
The unit panel on the Structure tab, and the units Excel sheet, can switch a unit between these three, with the Edit permission on Towers, Floors & Units. Reserved For Tenant is how a rehab officer sets aside a wing for members before any offer exists; the offer's unit picker lists these units first. Blocked keeps a unit out of estimates, offers and bookings until someone unblocks it (a disputed flat, a show flat).
Set by an estimate: Reserved For Buyer
Sending a buyer's estimate, or finalizing it straight from Draft, holds its unit (and the parking slots the estimate picked) for that opportunity. The hold lasts while the estimate is Sent, Finalized, Pending Approval, Approved or Rejected, until the estimate's validity date. The validity defaults to today plus the project's Estimate validity, else the organization's Default validity (7 days unless changed); an hourly job expires estimates whose date has passed and releases their units the day after. The hold also ends when the estimate is cancelled, when a newer version of it is drafted on another unit, or when the opportunity is lost, and it turns into the booking when the unit is booked. Extend validity moves the date.
A unit can be held by one opportunity at a time. A second estimate on the same unit is refused with "Unit <n> is held for <name> until <date>", and the unit panel refuses to touch it: "The unit is held by a buyer's estimate; it is released when that estimate is cancelled or expires". Setting the status by hand is refused too: "Reserved For Buyer is set by sending an estimate, not by hand".
Set by an offer: Allotted
An offer to an allottee allots units that are Available or Reserved For Tenant and not on another offer; the unit becomes Allotted and remembers what it was before. When the offer gives the unit up (it is removed from the offer, or the offer is cancelled or deleted) the unit goes back to that earlier status, so earmarked rehab stock stays earmarked and free stock returns to Available. The refusals: "Unit <n> is allotted on another offer", "Unit <n> is <status>" for a unit that is neither free nor earmarked, and by hand "The unit is allotted on an allottee's offer; it is released when the offer gives it up or is cancelled" and "Allotted is set by allotting the unit on an offer, not by hand".
An allottee's own purchase of the unit does not change this: their estimate does not hold it ("None: the unit stays allotted to the allottee") and their booking keeps it Allotted until the possession handover, which makes it Sold like any other booked unit. Cancelling that booking takes the unit off the offer and returns it to its previous status.
Set by a booking: Booked, then Sold
Booking a buyer's approved estimate takes a unit that is Available or held for that buyer and makes it Booked; parking slots booked with it become Booked too. Cancelling the booking (through the cancellation wizard once money is involved) returns the unit to Available. Recording the Hand over date on the booking's possession card (after Offer possession) makes the unit Sold; clearing that date puts it back to Booked. The unit panel cannot set or change either: "Booked is set by the booking flow, not by hand", "A Booked unit is controlled by its booking".
What a status blocks
- Deleting a unit needs it to be Available: "Only Available units can be deleted (this one is <status>)". Deleting a floor or tower needs every unit on it Available.
- Changing the designation (Saleable / PAP / Common) needs the unit Available or Blocked; see Unit designation.
- Counting as sellable on the Projects list and the project overview needs Available plus the Saleable designation.
Parking slots use the same status words (Available, Blocked, Reserved For Buyer, Allotted, Booked) with their own rules; see Parking slots.
Business reason
Each status is owned by exactly one flow so that two people cannot promise one flat to two parties: sales cannot quote a flat a rehab officer has offered to a member, a member cannot be offered a flat a buyer is holding, and nobody can quietly free a booked flat from the structure screen. The "previous status" memory exists because rehab stock that comes back from a cancelled offer should stay rehab stock, not fall into the sales pool.
Example
Skyline Heights, Tower A. The organization's estimate validity is 7 days and the project sets no override.
A-1203, the sales path
- Generated on 2 October 2026: Available, Saleable. The Projects list counts it as sellable.
- 3 October: a sales executive sends estimate v1 to Mr Mehta. The validity date is left blank, so it becomes 10 October 2026 (3 October + 7 days). A-1203 is Reserved For Buyer for Mr Mehta's opportunity, and the timeline logs "Unit A-1203 held for this buyer until 2026-10-10". A second executive trying to quote A-1203 to another lead sees "Unit A-1203 is held for Mr Rohan Mehta until 2026-10-10".
- Had nothing happened, the hourly job would have expired the estimate on 11 October and released the unit to Available. Instead the plan is finalized and approved, and the booking is made on 8 October: A-1203 becomes Booked and the hold is cleared.
- 15 March 2029: after the offer of possession, the handover date is recorded on the booking; A-1203 becomes Sold.
B-704, the rehab path
- The rehab officer sets floors 6 to 9 of Tower B to Reserved For Tenant by hand, so sales cannot quote them.
- Mrs Kulkarni's offer allots B-704: Allotted, remembering Reserved For Tenant.
- Her purchase of the extra area runs through an estimate and a booking; B-704 stays Allotted throughout, and her estimate's Unit hold line reads "None: the unit stays allotted to the allottee".
- Her booking is later cancelled: B-704 leaves her offer and returns to Reserved For Tenant, not to Available, and can be offered to another member.

- Member offer (term sheet): benefits and charges, never nettedConcept

The project's expected possession date is when the charge groups a pricing plan collects "at time of possession" fall due: one undivided row per charge, owed from booking, outside the buyer's payment plan, re-dated on every open booking when the date changes.
