Unit has no chargeable area: the area the project prices on is missing

Per Sqft prices and allottee entitlements are worked out on one area basis (Carpet Area (Mofa), RERA Carpet Area or Super Built-up Area); a unit without that area cannot be priced, previewed or split until the figure is recorded on the unit.

Messages this explains

  • “Unit <u> has no <basis>, the area this project charges on; record it on the unit first”
  • “Units <u> have no <basis>, the area this project charges on; record it on the unit.”
  • “A unit has no <basis> recorded; add it on the unit, or save to see the server's figure.”
  • “carpet_area_sqft: required for a new unit”
  • “Enter a number”

Unit has no chargeable area: the area the project prices on is missing

Pricing an estimate, previewing a plan on a unit, or saving an allottee's offer is refused because the unit has no figure for the area the project charges on.

What you see

  • On New estimate and the pricing step of Edit estimate, the live totals show "Unit <u> has no <basis>, the area this project charges on; record it on the unit first" instead of a price. If you save anyway, the form's error banner repeats that message.
  • On Unit Pricing, in Preview on a unit, the same message replaces the cost sheet.
  • In an offer to a member, landowner or PAP tenant (on Society & Tenants or the allottee's page): under the Extra area, "A unit has no <basis> recorded; add it on the unit, or save to see the server's figure."; saving the offer can be refused with the "Unit <u> has no <basis> …" message when the entitled area is left blank for the app to fill; and the Entitlement split & purchases card warns in red "Units <u> have no <basis>, the area this project charges on; record it on the unit."
  • On the Structure tab: the unit panel refuses a blank Carpet area (Mofa) with "Enter a number", and the units sheet import rejects a new row without it with "carpet_area_sqft: required for a new unit".

"<basis>" is one of Carpet Area (Mofa), RERA Carpet Area or Super Built-up Area.

Why it happens

Each unit carries up to three areas: Carpet area (Mofa) (always required), RERA Carpet Area and Super Built-up Area. The project prices on exactly one of them, its area basis: the organization's Area basis on the Projects card under Settings > Organization, unless the project overrides it with Chargeable area on its Settings tab. Carpet Area (Mofa) is the default.

Every Per Sqft charge multiplies its rate by that area, and an allottee's entitlement, extra area and split are measured on it too. When the unit has no figure on that basis, the app refuses rather than quietly using another area: a price built on the wrong area would be wrong on the cost sheet, the agreement and the demands. This is why a project priced on Super Built-up Area can stall on a unit that only has its carpet area, even though the carpet area is there.

The offer's Extra area is worked out from the same figure, so the offer drawer cannot show it until the unit has it, and an offer whose entitled area is left blank cannot be defaulted from the allotted units' total.

How to fix it

  1. Record the area on the unit. On Structure, open the unit (click it in any view), enter the missing figure in RERA Carpet Area or Super Built-up Area (or Carpet area (Mofa)), and click Save changes. This needs the Edit permission on Towers, Floors & Units; in the default roles that is the Administrator, the Project Manager and the Site Engineer. For many units at once, Export the units sheet, fill the column and Import it back; a blank cell never clears a saved figure. In the sheet, RERA Carpet Area is the built_up_area_sqft column and Super Built-up Area is the rera_carpet_area_sqft column, so check you are filling the right one.
  2. Or change what the project prices on, if the basis itself is wrong: Chargeable area on the project's Settings tab (the Edit permission on Projects), or the organization's Area basis on Organization (the Edit permission on Organization Settings). Estimates already sent keep their figures; only new pricing follows the change.
  3. Then retry: price the estimate again, run the pricing preview again, and reopen the offer; the Extra area and the split card now show the figures. If the split card still complains, set the shares again and Save split (see Entitlement split refused).

  • Unit areas and the chargeable areas: Carpet area (Mofa), RERA Carpet Area, Super Built-up AreaConcept

Every unit carries up to three areas; two settings say which one money is worked out on: the chargeable area for buyers (what a Per Sqft price multiplies on a buyer's estimate) and the chargeable area for members and tenants (what a member's offer and an allottee's purchase are measured in).

  • Entitlement: existing carpet, entitled area, uplift, extra area and the splitConcept

The area figures on an allottee's offer: the carpet they hold today, the area they are entitled to (typed, or filled from the project's uplift guidance or the allotted units), the extra area the allotted units give beyond it, and how the entitlement is split across the units to fix what each one charges for.

  • Entitlement split refused: the shares do not add up, or a unit's purchase has frozen themTroubleshooting

The entitled area of an offer is split across its allotted units; each share must lie between 0 and the unit's area, the shares must add up to the entitlement (capped at the allotted area), the area charged must lie within the unit's extra area, and a unit whose estimate went out or which is booked keeps its figures until that estimate is revised or the booking cancelled.
