Society & Tenants tab or the Society, Existing members and Offers steps are missing: not a redevelopment project, or no permission

The Society & Tenants tab, the wizard's Society, Existing members and Offers steps, or the Landowners & PAP tenants card only appear on a Redevelopment project and for roles with a permission on Societies, Tenants or Termsheets; change the project type or ask for the permission.

Messages this explains

  • “Only redevelopment projects have a society and its members. Landowners (joint development) and PAP tenants can still be recorded here and allotted units through offers.”

Society & Tenants tab or the Society, Existing members and Offers steps are missing: not a redevelopment project, or no permission

You open a project expecting to link its society, enter members or draft offers, but the Society & Tenants tab is not among the project's tabs, the setup wizard jumps from Structure to the next step without a Society step, or the Landowners & PAP tenants card is not on the tab.

What you see

  • On the project's pages the tab strip has no Society & Tenants tab, and the Project setup wizard shows no Society, Existing members or Offers steps.
  • If you open the tab from a saved link on a project that is not a redevelopment, the page shows only the notice "Only redevelopment projects have a society and its members. Landowners (joint development) and PAP tenants can still be recorded here and allotted units through offers."
  • On a redevelopment project the tab is there, but a card is missing: no society card, no Landowners & PAP tenants card, or no offers card.

Why it happens

Two rules decide what the tab shows, and the app hides what does not apply rather than showing an empty section.

  • Project type. Only a Redevelopment project has an existing housing society whose members are rehoused. A New development project has no society to link, so the tab and the three wizard steps are left out. The project type is set on Basics & site and can be changed later on Edit project.
  • Permissions. The tab appears only for a role with any permission on Societies. On the tab, the members card needs any permission on Tenants and the offers card needs any permission on Termsheets; the Landowners & PAP tenants card also needs Tenants. A role without the permission sees the rest of the tab without that card (see No access or no permission).

How to fix it

  1. Check the project type. Open the project and look at the badge beside its name. If the project is a redevelopment but was created as New development, someone with the Edit permission on Projects changes Project type on Edit project and saves; the tab and the wizard steps appear at once.
  2. Check your permissions. If the project is already a Redevelopment, ask an Administrator to give your role a permission on Societies (for the tab), Tenants (for the members and landowner cards) or Termsheets (for the offers card) on Roles & Permissions.
  3. Then continue with Link a society to a redevelopment project or Record landowners and PAP tenants.

  • Edit projectScreen

Change a project's facts on one page: basics, site address, land survey details and expected possession, and, on a redevelopment, the development agreement date and the fair value of the development rights. The settings the project inherits from the organization live on its Settings tab.

  • Project type and property typeConcept

The project type (New Development or Redevelopment) decides whether the project has a society, members and offers; the property type (Residential, Commercial or Mixed) decides which unit types its towers, configurations and pricing plans may use.

  • Allottees: society members, landowners and PAP tenantsConcept

The people who receive new units through an offer on a redevelopment: society members (under the society, with an existing flat and consent), landowners and PAP tenants (under the project); each is a contact with co-owners, one live offer per project, documents, bank accounts and parking.

  • Link a society to a redevelopment projectHow-to

On a redevelopment project, pick the existing housing society being redeveloped, or create it on the spot from the project's site address, so its members become the project's tenants.

  • Record landowners and PAP tenantsHow-to

Record the project's own allottees, the landowners who receive units for their land and the project-affected (PAP) tenants rehabilitated in PAP units, with their co-owners, and open an allottee's page to complete their record.

  • Walk through the project setup wizardHow-to

Take a new project through the nine setup steps in order: basics, land and RERA, promoter and bank accounts, towers and units, society, members, offers, extras, and review, saving as you go and skipping what can wait.

  • "No access" or "You do not have permission": your role lacks a permissionTroubleshooting

Every screen, button and picker is gated by a permission on a module; your role decides which you hold, so a missing one shows as a No access card, a refused action, a greyed-out button with a hover reason, or a picker that explains which permission it needs.

  • New offer refused: the allottee already has a live offer, or the project takes no member offersTroubleshooting

Each allottee gets one live offer per project, so a second one is refused until the first is cancelled; society members exist only on redevelopment projects with a linked society, while landowners and PAP tenants can be recorded and offered units on any project.
