Project setup wizard
Set up a project step by step, from the land and RERA details and bank accounts to towers, society, members, offers, amenities, parking, stages and pricing; each step saves as you go.
Project setup wizard
A guided, step-by-step setup of a project. Each step saves straight away, so you can leave at any point and pick up later from the project page. The header reads "Set up <project name>" and "Each step saves as you go. Leave any time and pick up from the project page."
Where to find it
- Right after you create a project with Create project & continue on New project. The wizard then opens on Land & RERA with a green banner above the steps: “Project "<name>" is created and saved. Everything from here on is optional: finish the steps now, or any time later from the project page.” It disappears when you move to another step.
- On the Projects list, the row's sparkle icon (Setup wizard).
- On the Project overview: Continue setup on the setup banner, Open setup wizard or Reopen setup wizard on the setup checklist, and Promoter & bank accounts or Record RERA on the readiness card, which open those steps directly.
You need the Edit permission on Projects (in the default roles: Administrator, Project Manager and Compliance Officer). Without it the page shows "No access" and "You do not have permission to view the project setup. Ask your administrator."
The wizard opens on the step a link asks for. Otherwise it opens where you last left off, or the first step still open, or Review when everything is done.
Before you start
The project must exist: see New project. Several steps need permissions on other modules. For example, towers and units need Towers, Floors & Units, and bank accounts need Bank Accounts.
What you see
A row of numbered steps runs across the top. Under each step name you may see Optional, Skipped or No access. A tick marks a step that is done, and a lock marks a step you can't open. Click any step, other than a locked one or the one you're on, to jump to it. Hover over a step to see what it covers. On a locked step the hover text names the module you need, for example "Needs access to STRUCTURE".
The steps, in order:
| # | Step | Projects | Needs any permission on | Counts as done when |
|---|---|---|---|---|
| 1 | Basics & site | All | — | The project exists |
| 2 | Land & RERA | All | — | A RERA registration or a CTS / survey no. is recorded |
| 3 | Promoter & bank accounts | All | Bank Accounts, Books or Projects | The promoter keeps books, and the collection, RERA separate and operative accounts exist |
| 4 | Towers & units | All | Towers, Floors & Units | The project has at least one unit |
| 5 | Society | Redevelopment | Societies | A society is linked |
| 6 | Existing members | Redevelopment | Tenants | The society has at least one member |
| 7 | Offers | Redevelopment | Termsheets | The project has at least one offer |
| 8 | Amenities, parking, stages & pricing | All | Projects, Parking, Construction Stages or Pricing Plans | At least one amenity, parking area, construction stage or pricing plan is recorded |
| 9 | Review | All | — | The setup is finished |
Every step except Basics & site and Review is optional. A step also counts as done once you have moved past it with its main button (Save & continue or Continue).
Every step has the same footer: Back, Finish later, Skip this step (on optional steps not yet done) and the main button, usually Save & continue. A note on the left of the footer says what the step still needs.
1. Basics & site
"Name, type and site address. Creates the project." The same fields as on New project: Project name, Project type, Property type, Promoter entity, Description, Address, State, City and PIN code.
2. Land & RERA
"Survey number, village, district and RERA registration." First the RERA registration card in its compact form (the current certificate with its badge, Add registration and Record extension; the full history is on the overview, see Project overview), then the Land & RERA section (CTS / survey no., Village, District, Registration district and Expected possession), and on Redevelopment projects the Development agreement section (Development agreement date and Fair value of the development rights (optional)). See Edit project for what each one means.
The step asks only for the project's facts. The settings a project inherits from the organization (estimate validity, chargeable area, carpet area offered, RERA escrow share, revenue method and trigger) and the occupation certificate are not on the wizard: they are on the project's Settings tab, blank until the project needs to differ.
While RERA isn't recorded you see one of these:
- When your organization requires RERA before selling: "Your organization requires the RERA registration before selling: no estimate or booking can be made on this project until the registration number and date are recorded here. You can skip for now and come back." The footer note reads "Survey details are optional; the RERA registration gates selling."
- Otherwise: "RERA registration is not recorded yet; under RERA a project cannot be marketed before it is registered." The footer note reads "Nothing here is required; save what you have."
3. Promoter & bank accounts
"The promoter's books, the collection, RERA separate and operative accounts (GST optional) and their ledgers."
- With no promoter: "The project has no promoter entity yet. Choose it under Basics first: its books and bank accounts carry the money." The Choose it under Basics link opens step 1.
- When the promoter keeps no books: "<Promoter> keeps no books yet. Set up its books so demands, receipts and payouts can be posted." With the Create permission on Books, Set up its books is a link to Books. Otherwise the text reads "Ask an administrator to set up its books".
The card Bank accounts of <promoter> explains: "The developer decides whether each project has its own promoter entity and accounts; accounts pinned to this project are used first, the promoter's shared accounts otherwise." So a promoter may run several projects from shared accounts, or keep a set per project: an account pinned to this project wins, a shared one is the fallback. It has four rows:
| Row | Purpose |
|---|---|
| Collection account | "Every buyer payment enters here (100%); non-operative, the bank sweeps it daily." |
| RERA separate account | "Receives the escrow share of every sweep; drawn only for land and construction cost against certificates." |
| Operative account | "Receives the rest of every sweep; the working account, refunds are paid from it." |
| GST account (optional) | "Where a buyer's GST is banked apart so it never enters the sweep." |
When an account is in place, the row shows its bank, account number and IFSC, then "· shared" if it isn't pinned to this project, and "· ledger <code>" or "· ledger missing". Below the card is a short version of the Ready to sell and collect? card.
The footer note reads "Books and the three accounts are in place; the bank sweeps N% of every collection to the separate account." once the promoter keeps books and the collection, RERA separate and operative accounts exist; until then it reads "Selling and collecting need the promoter's books and the collection, RERA separate and operative accounts; you can come back to this step."
4. Towers & units
"Towers, floors and the unit inventory." The full Structure workspace, the same as the project's Structure tab. Without the Create permission on Towers, Floors & Units you see "You can view the structure but not add towers or units. Continue, or ask someone with the Structure permission."
5. Society (Redevelopment only)
"Link the existing society being redeveloped, or create it." The society link card, as on the Society & Tenants tab.
6. Existing members (Redevelopment only)
"The society's members: their units, consent and co-owners." The society's members, and below them the project's allottees (landowners and PAP tenants).
With no society linked you see "No society linked yet" and "Members belong to the society. Link one in the previous step first; landowners and PAP tenants can be recorded below meanwhile.", with a Go to the Society step link. You can still record allottees.
7. Offers (Redevelopment only)
"A term sheet per member: new area, allotted unit, benefits and their payment schedule." The offers workspace. With no society linked: "No society is linked yet, so member offers cannot be drafted; offers to landowners and PAP tenants recorded on the project still can.", with a Go to the Society step link.
8. Amenities, parking, stages & pricing
"What the project provides, parking slots, construction stages and pricing plans." Up to four cards. Each shows only when you hold any permission on its module, with "N recorded", an Add button and a Manage link:
| Card | Description |
|---|---|
| Amenities | "What the new project provides: project-wide (clubhouse, gym) or per tower (refuge unit, society office)." |
| Parking areas | "Basements, podiums and stilts with numbered parking slots." |
| Construction stages | "Plinth, slabs, possession … with commencement and completion dates; they drive construction-linked payment schedules." |
| Pricing plans | "Charges per unit type for estimates and bookings." |
A note reads "Parking slots, charges and stage details are managed on each tab; this step only needs the first records." While nothing is recorded, the footer note reads "All optional; skip and come back any time."
9. Review
"Check everything and finish the setup." You see:
- The Ready to sell and collect? card.
- A Basics & site summary (Name, Type, Property, Promoter, Address) and a Land & RERA summary (CTS / survey no., Village, District, RERA no., RERA date), each with an Edit link.
- Progress: every step with its counts ("N towers · N units", the society name, "N members", "N offers", "N parking · N stages · N plans"), the badges Skipped or No access, and a Review link (for done steps) or Complete link (for open ones).
- When steps are still open: "N steps are still open. You can finish now and complete them from the project page whenever you like."
What you can do
Create project & continue
Only on a project that doesn't exist yet: see New project.
Save & continue
On Basics & site and Land & RERA, saves the fields you changed and moves to the next step. On Promoter & bank accounts it saves nothing (accounts are saved as you add them) and marks the step done. The messages are the same as on Edit project, for example "A project with this name already exists."
Continue
On Towers & units, Society, Existing members, Offers and Amenities, parking, stages & pricing. Marks the step done and moves on. It is greyed out until the step has what it needs. No reason is shown on hover; the footer note explains instead:
- Towers & units: "Add at least one unit to continue, or skip for now." Once there are units the note shows "N towers · N floors · N units".
- Society: "Link a society to continue, or skip for now."
- Existing members: "Add at least one member to continue, or skip for now." Once there are members it shows "N members recorded". With no society linked, Continue stays greyed out.
- Offers: "Draft at least one offer to continue, or skip and come back once the allottees are consulted." Once there are offers it shows "N offers drafted".
- Amenities, parking, stages & pricing: never greyed out.
Skip this step
Shown on optional steps that aren't done yet. Marks the step Skipped and moves to the next one. A skipped step turns to done by itself as soon as its data is added, from here or from the project's tabs. On Amenities, parking, stages & pricing it shows only while nothing is recorded.
Back
Goes to the previous step you can open, skipping locked steps. Not shown on the first step.
Finish later
Remembers the step you're on and returns to the Project overview. The Setup wizard icon on the Projects list then opens the wizard on this step. Continue setup and Open setup wizard on the overview open the first step still open instead.
Add account / Add another
On Promoter & bank accounts, beside each account row. Opens the bank account panel with the promoter as the owner, the row's purpose and this project already filled in. The purpose is filled in only if you have the View permission on Lookups. The button reads Add another when the row already has an account. When the promoter keeps books, the account's ledger is created as soon as you save it.
- Who: anyone with the Create permission on Bank Accounts, and only once the project has a promoter.
Add (step 8)
Opens the panel to add the first amenity, parking area, construction stage or pricing plan without leaving the wizard.
- Who: Amenities needs the Edit permission on Projects. Parking areas needs the Create permission on Parking. Construction stages needs the Create permission on Construction Stages. Pricing plans needs the Create permission on Pricing Plans.
Manage (step 8)
Opens the matching project tab: Amenities, Parking, Construction Stages or Unit Pricing.
Edit / Review / Complete (Review step)
Edit on a summary opens Basics & site or Land & RERA. Review and Complete in the progress list open that step.
Finish setup
On Review. Marks the setup finished and takes you to the overview with “Setup of "<name>" finished.” The setup banner disappears and the checklist shows Complete. You can finish with steps still open. If the setup was already finished, the footer note reads "Setup was already finished; finishing again just updates the timestamp."
Statuses
- Each step: to do, Skipped, done (tick), or locked (No access).
- The setup as a whole: in progress, then finished (Finish setup), or dismissed (Dismiss on the overview's setup banner). Both finished and dismissed hide the banner. You can reopen the wizard at any time from the checklist.
Things to know
- Progress follows the data. A step counts as done when its records exist, wherever they were added: adding units on the Structure tab ticks Towers & units even if you skipped it here.
- "Done" in the checklist isn't the same as "ready". Moving past Land & RERA or Promoter & bank accounts with Save & continue marks them done even when the RERA details or the accounts are still missing. Land & RERA also counts as done with only a CTS / survey number. Always check the Ready to sell and collect? card before you take bookings.
- Only society members count for Existing members. Landowners and PAP tenants recorded on this step don't make it done. On a project with no society, use Skip this step.
- Stages and parking areas added from step 8 aren't tied to a tower. The panels opened here offer no towers. To put a stage on a tower, add it on the Construction Stages tab; to put a parking area on a tower, use the Parking tab.
- Check the sequence of a stage added from step 8. It is prefilled as the number of stages plus one, which isn't always after the highest existing number. The Construction Stages tab prefills one after the highest instead.
- The share in the footer note is the one in force for this project: the organization's rule under Settings > Organization > RERA escrow share, or the project's own RERA escrow share on its Settings tab. The readiness card below the rows shows it too ("Escrow share in force"). See RERA accounts and the daily sweep.

- Project readiness and the RERA gateConcept
A project is ready to sell and collect once it has a promoter entity with books, the collection, RERA separate and operative bank accounts with their ledgers, and, when the organization requires it, a RERA registration whose validity covers today; bookings and allottee purchases wait for all of it, estimates only for RERA.
- Promoter entityConcept
The company developing a project; every project must name one, and its books and bank accounts are where the project's demands, receipts and payouts are posted.
- Bank accounts, purposes and bank ledgersConcept
One register of every bank account you pay from or into: who owns an account, what its purpose tag means, why the collection, RERA separate, operative and GST purposes belong to the promoter, what the primary account and the IFSC are for, and how a bank ledger is created in the books.
- RERA accounts and the daily sweepConcept
Every buyer payment enters the project's collection account; the bank sweeps it daily, the escrow share (70% under RERA 2016, or the project's own share) to the RERA separate account and the rest to the operative account. NirmaanOne mirrors the sweep as a Contra voucher per receipt the moment it clears, records certified withdrawals from the separate account, warns on receipts banked elsewhere and reports where the money stands; it never moves the money itself.
