Edit project
Change a project's facts on one page: basics, site address, land survey details and expected possession, and, on a redevelopment, the development agreement date and the fair value of the development rights. The settings the project inherits from the organization live on its Settings tab.
Edit project
Change a project's facts on a single page: the basics, the site, the land survey details and the expected possession date, and, on a redevelopment, the development agreement. The RERA registration lives on the overview's RERA registration card, and the settings the project inherits from the organization (estimate validity, chargeable area, carpet area offered, RERA escrow share, revenue method and trigger) and its occupation certificate live on the project's Settings tab.
Where to find it
- On a project's page, click Edit Project in the header.
- On the Projects list, click the row's pencil icon (Edit).
- On the overview's setup checklist, the Go or View link of Land & RERA.
You need the View permission on Projects to open the page. To change anything you need the Edit permission on Projects (in the default roles: Administrator, Project Manager and Compliance Officer). Without it every field is greyed out and the page says "You can view this project but not change it."
What you see
The header reads "Edit <project name>" and "Change any detail; only the fields you touch are saved."
Basics
The same fields as on New project: Project name (required, 2 to 100 characters), Project type (New development or Redevelopment; the latter only while the Redevelopment product pack is on under Products; Plotted development and Bungalow scheme with the Plots and Bungalows & villas packs), Township (Townships pack: the scheme this project is a phase of), Area unit (plot kinds: sq ft, sq m or sq yd), Property type, Promoter entity (required) and Description.
Site address
Address, State, City and PIN code, all required.
Land & RERA
"Survey details. All optional; fill them in when available. The RERA registration itself (jurisdiction, certificate, validity, extensions) is recorded on the RERA registration card of the project overview."
| Field | What it means |
|---|---|
| CTS / survey no. | The land's CTS or survey number. Up to 100 characters. |
| Village, District, Registration district | Where the land is recorded. Up to 100 characters each. |
| Expected possession | "Charges the pricing plan collects at possession (outside the payment plan) fall due on this date; changing it re-dates their open rows on every booking." |
Development agreement
Shown only while Project type is Redevelopment. "The rights received from the society, when the books' revenue policy treats rehab units as non-cash consideration."
- Development agreement date: "When the rights were received. Used only when the books' revenue policy treats rehab units as non-cash consideration."
- Fair value of the development rights (optional) (₹, not negative): "The CA's fair value of the rehab consideration: Dr 1600 / Cr 2115 on the agreement date, revenue (4140) as each member's units are handed over."
These two fields are facts of the project, with no organization default. They matter only when the promoter's books have Rehab units as revenue (non-cash consideration) switched on in their revenue policy. Then the next revenue run whose period end is on or after the agreement date books the fair value as land and development rights against a contract liability, and each member's offer earns its share as the member's allotted units are handed over.
What you can do
Save changes
Saves the fields you changed and takes you back to the Project overview with “Project "<name>" updated.”
- Who: anyone with the Edit permission on Projects. Without it the button isn't shown.
- Greyed out until you change something. No reason is shown on hover.
- Only the fields you touched are sent, so you never overwrite a colleague's change to another field made while you had the page open.
- If it's refused: "A project with this name already exists." on Project name.
Cancel / Back to project
Returns to the overview without saving. The link reads Back to project when you can only view.
Create new promoter entity
As on New project: registers a new company of the Promoter Entity type from the Promoter entity list and selects it. Needs the Create permission on Companies and the View permission on Lookups.
Things to know
- Changing Expected possession moves open possession charges. When you save a new date, every at-possession charge on this project's bookings that is still Pending and hasn't been re-dated by hand takes the new date. Paid rows and hand-dated rows keep theirs. There is no confirmation, so check the date before you save.
- Expected possession also steers the accounts. Besides re-dating possession charges, the date decides whether a commission approved on this project is expensed at once or capitalised (possession within the revenue policy's months means expensed: see Commission), and which financial-year band the project's unrecognised booked price falls in on Remaining obligation, where a blank date shows as "Not fixed".
- The inherited settings are not here. Estimate validity, the chargeable area, the carpet area offered to allottees, the RERA escrow share, the revenue method and trigger, and the occupation certificate are on the Settings tab, where each field shows the value in force and where it comes from.
- Changing the project type is allowed at any time. Switching away from Redevelopment hides the Society & Tenants tab and the Development agreement section. The records already there are not deleted.

- RERA registration, its validity and extensionsConcept
A project's RERA registration is a history of certificates and extension orders, each with the state authority that issued it and the dates it is valid for; the one in force today decides whether the project may sell, and an expiry is a new row, never an edit.

- OrganizationScreen
Your organization's profile and policies: name and invitation expiry, the two-factor requirement, the AI connectors switch, the help-assistant recording switch, the project defaults every project inherits (RERA gate, estimate validity, the two chargeable areas, carpet area offered, revenue method and trigger) and the effective-dated rules: the RERA escrow share that splits every sweep of a project's collection account, TDS on sales and booking cancellation.
- Unit areas and the chargeable areas: Carpet area (Mofa), RERA Carpet Area, Super Built-up AreaConcept
Every unit carries up to three areas; two settings say which one money is worked out on: the chargeable area for buyers (what a Per Sqft price multiplies on a buyer's estimate) and the chargeable area for members and tenants (what a member's offer and an allottee's purchase are measured in).
- RERA accounts and the daily sweepConcept
Every buyer payment enters the project's collection account; the bank sweeps it daily, the escrow share (70% under RERA 2016, or the project's own share) to the RERA separate account and the rest to the operative account. NirmaanOne mirrors the sweep as a Contra voucher per receipt the moment it clears, records certified withdrawals from the separate account, warns on receipts banked elsewhere and reports where the money stands; it never moves the money itself.
- Estimate validity and the unit holdConcept
A sent estimate holds its unit (and the parking slots it picked) for that buyer until its Valid until date; the hold starts on sending, can be extended with a reason, and an hourly job expires the estimate and frees the unit the day after the date passes.
- Expected possession date and charges at possessionConcept
The project's expected possession date is when the charge groups a pricing plan collects "at time of possession" fall due: one undivided row per charge, owed from booking, outside the buyer's payment plan, re-dated on every open booking when the date changes.
- Entitlement: existing carpet, entitled area, uplift, extra area and the splitConcept
The area figures on an allottee's offer: the carpet they hold today, the area they are entitled to (typed, or filled from the project's uplift guidance or the allotted units), the extra area the allotted units give beyond it, and how the entitlement is split across the units to fix what each one charges for.
- Project readiness and the RERA gateConcept
A project is ready to sell and collect once it has a promoter entity with books, the collection, RERA separate and operative bank accounts with their ledgers, and, when the organization requires it, a RERA registration whose validity covers today; bookings and allottee purchases wait for all of it, estimates only for RERA.
- Promoter entityConcept
The company developing a project; every project must name one, and its books and bank accounts are where the project's demands, receipts and payouts are posted.
- Project type and property typeConcept
The project type (New Development or Redevelopment) decides whether the project has a society, members and offers; the property type (Residential, Commercial or Mixed) decides which unit types its towers, configurations and pricing plans may use.
