Walk through the project setup wizard

Take a new project through the nine setup steps in order: basics, land and RERA, promoter and bank accounts, towers and units, society, members, offers, extras, and review, saving as you go and skipping what can wait.

Walk through the project setup wizard

The setup wizard takes a freshly created project through everything it needs, one step at a time: the land and RERA details, the promoter's books and bank accounts, the towers and units, and, on a redevelopment, the society, its members and their offers, then amenities, parking, construction stages and pricing, and a final review. Every step saves straight to the project as you go, so you can leave at any point and come back, and anything you skip can be done later from the project's tabs.

Before you start

  • The project exists. It is created on New project with Create project & continue (see Create a project), which drops you into the wizard on Land & RERA.
  • You need the Edit permission on Projects to open the wizard at all (default roles: Administrator, Project Manager, Compliance Officer). Without it: "You do not have permission to view the project setup. Ask your administrator."
  • Each step needs its own permissions to do anything: the Create permission on Bank Accounts for accounts, on Books for the books, on Towers, Floors & Units for towers and units, on Societies to create a society, on Tenants for members, on Termsheets for offers, and on Parking, Construction Stages or Pricing Plans for the extras. A step you hold no permission on is locked, with No access under its name and "Needs access to <module codes>" on hover; the wizard skips over it.
  • The full detail of every step is on the Project setup wizard page; this article is the walk-through.

Steps

  1. Open the wizard. Right after creating the project you are already in it. Otherwise use the sparkle icon on the Projects list (hover "Setup wizard"), or on the Project overview click Continue setup on the banner "Setup in progress · <n> of <m> steps done." or Open setup wizard on the Setup checklist card. You see "Set up <name>" and the steps across the top; a tick marks a done step, Optional, Skipped or No access sits under a name, and you can click any step except a locked one. The wizard opens on the step a link asked for, else where you left off, else the first step still open.
  2. Basics & site ("Name, type and site address. Creates the project."). Check the Project name, Project type (New development or Redevelopment), Property type, Promoter entity and Description, and the Site address (Address, State, City, PIN code). Click Save & continue. Only the fields you changed are saved, and the wizard moves to Land & RERA.
  3. Land & RERA ("Survey number, village, district and RERA registration."). Record the RERA registration on the card at the top with Add registration, then enter the CTS / survey no., Village, District, Registration district and Expected possession, and on a redevelopment the Development agreement date and Fair value of the development rights (optional). Everything is optional; while RERA is missing the step warns that your organization requires it before selling (or, when it doesn't, that "under RERA a project cannot be marketed before it is registered."). Click Save & continue, or Skip this step if the certificate isn't in yet. The step gets its tick once a RERA registration or a CTS / survey number is recorded. The settings the project inherits from the organization (estimate validity, chargeable area, carpet area offered, RERA escrow share, revenue method) are not on the wizard; override them later on the project's Settings tab if it differs. Details: Record land, RERA and the project's settings.
  4. Promoter & bank accounts ("The promoter's books, the collection, RERA separate and operative accounts (GST optional) and their ledgers."). If the step says "<promoter> keeps no books yet.", follow Set up its books (or ask an administrator). Then click Add account on the Collection account, RERA separate account and Operative account rows (and GST account (optional) if wanted), fill in the bank details and click Add account in the panel; each row turns green with "· ledger <code>". The footer note reads "Books and the three accounts are in place; the bank sweeps <n>% of every collection to the separate account." when done. Click Save & continue; it saves nothing itself (accounts are saved as you add them) and marks the step done. Details: Make a project ready to sell and collect.
  5. Towers & units ("Towers, floors and the unit inventory."). This is the full Structure workspace. Click Add in the Towers rail, enter the Tower name (and Planned floors) and click Add tower; then, with the tower selected, use the Generate view's four steps (Tower, Floor range, Units, Review & generate) and click Generate <n> units. Click Continue. It is greyed out, with no reason on hover, until the project has at least one unit; the footer note reads "Add at least one unit to continue, or skip for now." and, once there are units, "<n> towers · <n> floors · <n> units". Without the Create permission on Towers, Floors & Units the step reads "You can view the structure but not add towers or units. Continue, or ask someone with the Structure permission."
  6. Society (redevelopment projects only; "Link the existing society being redeveloped, or create it."). On the Link the society card, search the society and pick it, or choose Create a new society at the foot of the list and click Create society. You see “Society "<name>" linked.” Click Continue (greyed out until then: "Link a society to continue, or skip for now."). Details: Link a society to a project and Record a society.
  7. Existing members (redevelopment only; "The society's members: their units, consent and co-owners."). On the "Members of <society>" card use Quick add for names and phones, Add member for the full form, or Import for an Excel sheet; the Landowners & PAP tenants card below takes the project's own allottees (Record landowners and PAP tenants). Click Continue (greyed out until the society has a member: "Add at least one member to continue, or skip for now."; then "<n> members recorded"). Landowners and PAP tenants don't count towards this step. With no society linked the step reads "No society linked yet" with a Go to the Society step link, and Continue stays greyed out; use Skip this step. Details: Enter society members, their consent and co-owners.
  8. Offers (redevelopment only; "A term sheet per member: new area, allotted unit, benefits and their payment schedule."). Click New offer, pick the Allottee, add the Allotted new units and the Benefits (or Apply benefit plan) and click Draft offer; you see "Offer drafted for <name>." Click Continue (greyed out until an offer exists: "Draft at least one offer to continue, or skip and come back once the allottees are consulted."; then "<n> offers drafted"). The offer is described on Society & Tenants.
  9. Amenities, parking, stages & pricing ("What the project provides, parking slots, construction stages and pricing plans."). Up to four cards, Amenities, Parking areas, Construction stages and Pricing plans, each with "<n> recorded", an Add button that opens the panel for the first record without leaving the wizard, and a Manage link to the full tab. "Parking slots, charges and stage details are managed on each tab; this step only needs the first records." Add what you have and click Continue; it is never greyed out, and Skip this step shows while nothing is recorded ("All optional; skip and come back any time."). A parking area or stage added here is project-wide, since the panels here offer no tower. Details: List amenities, project-wide or per tower.
  10. Review ("Check everything and finish the setup."). Check the Ready to sell and collect? card, the Basics & site and Land & RERA summaries (each with an Edit link), and the Progress list, which shows every step with its counts and a Review or Complete link; "<n> steps are still open. You can finish now and complete them from the project page whenever you like." Click Finish setup. You see “Setup of "<name>" finished.” and land on the overview: the setup banner is gone and the Setup checklist card shows Complete.

At any step, Back returns to the previous step, Finish later remembers where you are and returns to the project (the sparkle icon then reopens this step), and Skip this step marks an optional step Skipped and moves on.

What happens next

  • Progress follows the data, not the ticks: a skipped step turns done by itself as soon as its records exist, whether you add them here or on the project's tabs.
  • Done is not the same as ready. Land & RERA and Promoter & bank accounts are marked done by Save & continue even when the RERA details or the accounts are still missing. Before taking bookings, check the Ready to sell and collect? card on the overview: Make a project ready to sell and collect.
  • Once finished (or dismissed with Dismiss on the banner), the banner no longer shows. Reopen setup wizard on the checklist brings the wizard back at any time; finishing again "just updates the timestamp".
  • The project's tabs carry on from here: Structure, Society & Tenants, Amenities, Parking, Construction Stages and Unit Pricing.

If something goes wrong

  • "You do not have permission to view the project setup. Ask your administrator.": your role lacks the Edit permission on Projects. See No permission (trouble.admin.no-access).
  • A step shows No access and "Needs access to <module codes>" on hover, for example "Needs access to STRUCTURE": you hold no permission on that module. Ask for it, or let a colleague do that step from the project's tab; the wizard skips locked steps. See No access or no permission (trouble.admin.no-access).
  • Continue is greyed out and nothing shows on hover: read the footer note. "Add at least one unit to continue, or skip for now.", "Link a society to continue, or skip for now.", "Add at least one member to continue, or skip for now." and "Draft at least one offer to continue, or skip and come back once the allottees are consulted." each name what the step still needs; use Skip this step to move on without it. The Project setup wizard article lists what each step needs before Continue is available.
  • "A project with this name already exists." on Basics & site: another project has that name; choose a different one.
  • The Society, Existing members and Offers steps are missing: the project is a New development project. Change the Project type on Basics & site if it is a redevelopment.
  • A step you marked done or skipped and later changed your mind about: click it in the stepper and do it; there is nothing to undo.

  • Record land, RERA and the project's settingsHow-to

Fill in the land survey details and expected possession, record the RERA registration (jurisdiction, certificate and validity) that lets the project be sold, and override the settings the project inherits from the organization on its Settings tab only where it differs: estimate validity, the chargeable areas for buyers and for members and tenants, carpet area offered, RERA escrow share, revenue method and trigger, plus its occupation certificate.

  • Make a project ready to sell and collectHow-to

Clear every blocker on the project's "Ready to sell and collect?" card: a promoter entity, its books, the collection, RERA separate and operative bank accounts with their ledgers, and the RERA registration when your organization requires it, so bookings and allottee purchases can go through.

  • Generate towers, floors and unitsHow-to

Add the existing housing society being redeveloped, with its registration, address and roll size, and link it to its redevelopment project.

  • Enter society members, their consent and co-ownersHow-to

Build a society's member roll one person at a time: quick-add names and phones, fill in the full form with the existing flat, record each member's consent to the redevelopment, and add the co-owners who share the flat.

  • Draft an offer to an allotteeHow-to

Prepare the offer (term sheet) for a society member, landowner or PAP tenant: the area they are entitled to, the new units allotted to them and the benefits the developer pays, saved as a draft.

  • List amenities, project-wide or per towerHow-to

Record what the new project provides: amenities shared by everyone (clubhouse, gym) listed once for the project, and amenities each tower has (refuge unit, society office) listed once per tower, drawing on the organization's Amenities lookup.

  • "No access" or "You do not have permission": your role lacks a permissionTroubleshooting

Every screen, button and picker is gated by a permission on a module; your role decides which you hold, so a missing one shows as a No access card, a refused action, a greyed-out button with a hover reason, or a picker that explains which permission it needs.
