Apply a benefit plan to an offer

Fill an allottee's draft offer with the project's ready-made benefits (corpus, transit rent, shifting…) in one go, worked out for that allottee's existing carpet, then date the lines and save the offer.

Apply a benefit plan to an offer

Most society members of a redevelopment get the same package: a corpus, transit rent for the construction period, shifting charges. Rather than typing those lines on every offer, the rehab team applies one of the project's benefit plans to the offer. The plan's benefits fill the offer's Benefits section, worked out for this allottee (a per sq ft benefit is the rate × their existing carpet), and you then date the lines and save the offer. The plan is a starting point: change any line before you save, and the offer keeps its own lines even if the plan changes later.

Before you start

  • The project is a redevelopment with a linked society and its members recorded (or landowners and PAP tenants on the project). See Society & Tenants.
  • The project has an active benefit plan with benefits on its Tenant Benefits tab. Creating one needs the Create permission on Pricing Plans (in the default roles the Administrator and the Project Manager); the Rehab Officer can view and apply plans but not create them.
  • You need the Create permission on Termsheets for a new offer, or the Edit permission to change a saved draft (in the default roles the Administrator, the Rehab Officer and Legal & Documentation), and the View permission on Pricing Plans to apply a plan. Without the latter Apply benefit plan is greyed out with "Benefit plans need the Pricing permission"; in the default roles that is the case for Legal & Documentation.
  • The offer must be a Draft. An issued, accepted or signed offer says "A <status> offer is read-only. Reopen it as a draft to change the terms."
  • Picking benefits and cadences on the offer needs the View permission on Charge Components and on Bookings; without them the offer warns "Adding lines needs read access to Charge Components and Bookings (payment cadences). Existing lines are shown; new ones cannot be picked." (naming only what is missing). Without the View permission on Bookings, Apply benefit plan also stays greyed out with no reason.

Steps

  1. Check the plan on the project's Tenant Benefits tab: its card reads "N benefits · <description>" with no Inactive badge, and its table lists each benefit as Fixed amount or Per sq ft of existing carpet with its Cadence, Installments and Due day. See Tenant Benefits.
  2. Open the project and choose the Society & Tenants tab. You see the Society, Members, Landowners & PAP tenants and Offers (term sheets) cards.
  3. Open the offer: click New offer on the offers card, Create offer in the person's Offer column (the person is then already picked), or click an existing Draft offer to edit it. (An allottee's own page also has New offer.) The offer panel opens, titled New offer or "Offer · <name>", with Allottee & area at the top and the Benefits section ("We pay the member": "Corpus, transit rent, shifting and other Tenant Benefit components, each with its payment cadence. Settled by payouts to the member.").
  4. On a new offer, pick the Allottee in "Search members, landowners and PAP tenants…" ("Society members, landowners and PAP tenants of this project without an offer yet."). Existing carpet (Mofa) fills in from the allottee's record ("Defaults from the allottee"; for a landowner the hint reads "Usually blank for a landowner"). If the plan has a benefit worked out per sq ft, this area must be entered: type it if it is blank.
  5. In Benefits, click Apply benefit plan. The dialog Apply a benefit plan opens. Choose the plan in "Choose a plan…". The dialog lists each benefit with its cadence, installments and the amount per installment for this allottee, for example "Transit Rent · Monthly × 24 · ₹25/sq ft × 650 sqft" with ₹16,250, and notes "The offer's N benefit lines will be replaced by the plan's. A benefit that steps up shows its rule after the cadence, for example "· 10% yearly, compounding, spread into installments", and the dialog adds the tick Apply the plan's increase too ("Untick for an allottee whose rent stays flat; the increase can also be changed on each line after applying."). Ticked, the offer line gets the same Increase; unticked, the lines land flat. Either way the line's own Increase can be changed before the offer is saved: the plan is a default, the offer is the rule for that allottee. Charges are not touched. The lines fill the form: type the start dates, adjust anything, then save the offer."
  6. Click Apply plan. You see “"<plan>" filled the benefits; type the start dates, then draft the offer.” (on a saved draft, "…then save the offer."). The plan's benefits now stand as the offer's benefit lines, each with its Benefit, Cadence, Amount or Per installment, Installments, Due day and Note filled in; any benefit lines the offer had before are replaced. Until you choose a plan, Apply plan does nothing. If the chosen plan can't be applied, the dialog says why as soon as you choose it ("This plan has no benefits yet" or "Enter the existing carpet on the offer first: some benefits are per sq ft of it") and Apply plan does nothing.
  7. Date the lines: on each one enter First payment ("Blank = undated until set by hand"), and a Due day for later installments if the plan didn't set one ("1–31, -1 = month end"). Adjust any amount or installment count for this allottee. Each line shows "Line total ₹…" and the section "Total benefits ₹…". Add a benefit the plan doesn't have with Add benefit, or remove one with its bin.
  8. Click Draft offer on a new offer ("Offer drafted for <name>.") or Save changes on a saved draft ("Offer saved."). Nothing is saved until you do. Each benefit line gets its schedule of installments from the first payment date; a line left undated stays undated until someone dates it by hand.

What happens next

  • The offer holds its own copy of the lines. Editing or retiring the plan later doesn't change offers it was applied to, and deleting the plan leaves them too ("Offers it was applied to keep their lines.").
  • The offer goes on to be issued with its letter, accepted and signed. Dated benefit installments of an issued, accepted or signed offer are accrued and paid through payout runs on their due dates; undated rows are never paid, so date every line before the offer is issued.
  • Benefits are what the developer pays the allottee; they are never netted against what the allottee pays for extra area, which goes through the purchases of their units.
  • On a saved draft, Show schedule (N) on a line lists its installments; the pencil on a Pending row (hover "Edit installment N") lets you change a single due date or amount.

If something goes wrong

  • "This project has no benefit plans yet. Create them on the project's Tenant Benefits tab." in the dialog: no plan exists. Someone with the Create permission on Pricing Plans sets one up on the Tenant Benefits tab. See Benefit plan cannot be saved or applied (trouble.pricing.benefit-plan-cannot-be-applied).
  • "This plan has no benefits yet" after choosing a plan: the plan was created but its rows were never saved. Add and Save its benefits on the Tenant Benefits tab. See Benefit plan cannot be saved or applied (trouble.pricing.benefit-plan-cannot-be-applied).
  • "Enter the existing carpet on the offer first: some benefits are per sq ft of it": type the allottee's Existing carpet (Mofa) on the offer, then apply again. See Benefit plan cannot be saved or applied (trouble.pricing.benefit-plan-cannot-be-applied).
  • "A <status> offer is read-only. Reopen it as a draft to change the terms." or "This offer is cancelled; reopen it to edit.", with no Apply benefit plan button: on an Issued, Accepted or Cancelled offer use Reopen as draft, apply the plan, then issue the offer again. A Signed offer has no Reopen as draft. Reopening is refused with "A demand has been raised on this offer; cancel the demand first" while a demand on it is live. See Offer cannot be cancelled, reopened, edited or deleted (trouble.projects.offer-cannot-be-cancelled).
  • Apply benefit plan greyed out with "Benefit plans need the Pricing permission", or greyed out with no reason under the notice "Adding lines needs read access to … Bookings (payment cadences)…": your role lacks the View permission on Pricing Plans or Bookings. See No permission (trouble.admin.no-access).

  • Benefit plans and benefit accrualConcept

A benefit plan is a project's ready-made list of what the developer pays an allottee (corpus, transit rent, shifting), applied to a draft offer in one go; benefit accrual is how a Member Benefits payout run books each due installment as an expense and a bill on the member's ledger before paying it.

  • Member offer (term sheet): benefits and charges, never nettedConcept

The one live offer an allottee has on a project: the area they hold and are entitled to, the new units allotted, and the money on both sides, benefits the developer pays and charges the member pays, each with its own schedule and never set off against the other.

  • Allottees: society members, landowners and PAP tenantsConcept

The people who receive new units through an offer on a redevelopment: society members (under the society, with an existing flat and consent), landowners and PAP tenants (under the project); each is a contact with co-owners, one live offer per project, documents, bank accounts and parking.

  • Payout runs: member benefits, commissions and refundsConcept

A payout run pays everything due from one set of books in one batch: the transit rent, corpus and shifting rows of live member offers (accrued first, one payout per member), approved channel-partner commissions (one per partner) or the refunds of cancelled bookings; it is drafted, approved, exported as a bank file and cleared with the bank's UTRs.

  • Benefit plan cannot be saved or applied to the offerTroubleshooting

A benefit plan needs a name, and each of its lines a Tenant Benefit component, a calendar cadence, an amount and (for a repeating cadence) the number of installments; applying one to an offer needs a plan with lines and, when a line is per sq ft, the allottee's existing carpet on the offer.

  • Offer cannot be cancelled, reopened, edited or deleted: money, demands, purchases or its status stand in the wayTroubleshooting

An offer with money recorded against it is in the books and is not cancelled from the offer; a live demand must be cancelled first; an allottee's purchase that has an estimate out or a booking must be cancelled before its unit comes off the offer; and each action is allowed only from the statuses it moves from, so a non-draft offer is reopened before it is edited.

  • "No access" or "You do not have permission": your role lacks a permissionTroubleshooting

Every screen, button and picker is gated by a permission on a module; your role decides which you hold, so a missing one shows as a No access card, a refused action, a greyed-out button with a hover reason, or a picker that explains which permission it needs.
