Allottee purchases
How an allottee buys the units their offer allots: one purchase per allotted unit, priced only on the area beyond their entitlement, through the same estimate, payment plan, approval and booking chain as any buyer, with the unit staying Allotted throughout.
Allottee purchases
An allottee purchase is an allottee (a society member, landowner or PAP tenant) buying a unit their offer allots. The offer stays what the developer gives: the entitlement, the units and the benefits. What the allottee pays for is sold separately, one purchase per allotted unit, through the same estimate, payment plan, approval and booking chain as any buyer, priced only on the area beyond the entitlement. Every allotted unit gets its own estimate and booking, even one the entitlement covers completely, because its fixed charges are still billed and the flat still needs an agreement.
How it works in NirmaanOne
What is charged
On a purchase, Per Sqft lines of the pricing plan multiply the unit's chargeable area, which comes from the offer and is never typed on the estimate:
- the unit's area on the area the offer is measured on (the project's Chargeable area for members and tenants when the offer was created), less its share of the entitlement, rounded up to whole square feet (the unit's extra area);
- or the smaller figure the developer typed as Charged on the offer's Entitlement split & purchases card, down to 0, in which case the rest is given free.
Fixed lines (legal charges, deposits, society formation) apply in full. GST is worked out per line as on any estimate. The estimate page shows "<basis>: A sqft · entitled B · chargeable C" so everyone can see what was priced. See Entitlement for how the split is made.
Starting purchases
Start purchases on the offer's Entitlement split & purchases card opens one opportunity per allotted unit that has none yet, assigned to whoever clicks, in stage Lead. It needs the Create permission on Opportunities (and the View permission on Termsheets). It is greyed out with "Purchases cannot start yet: <first blocker>" while any of these hold:
- "The offer is <status>; issue it first - purchases follow the allotment the allottee was given" (the offer must be Issued, Accepted or Signed);
- "The offer allots no units", "Record the entitled area on the offer", "The entitlement split on the offer does not add up";
- "The offer charges a Differential Area Cost; remove it - the extra area is sold through the units' estimates" (the old way of billing extra area on the offer and the purchases never run together);
- every project readiness blocker (promoter, books, collection, RERA separate and operative accounts with their ledgers, RERA registration when the organization requires it). The card says why: "Nothing is sold to an allottee before the project could sell to any buyer."
The card then offers Create estimate per unit, and after the first start NirmaanOne opens the estimate builder on the first unit without one.
A purchase is an opportunity, but not a lead
The opportunity's buyer is the allottee's own contact; it carries the allottee and the allotted unit, and shows the banner "<category> buying unit <unit> (<tower>), allotted on their offer." It has no lead source or channel partner ("An allottee purchase keeps the allottee as buyer and has no lead source or channel partner"), it cannot be edited from the header, and it is left out of the Opportunities list, which shows sales unless you filter by the contact or open the allottee's page. Its estimates and bookings are listed with everyone else's.
The unit stays Allotted
The estimate does not hold the unit ("None: the unit stays allotted to the allottee") and the booking does not make it Booked: the offer owns the unit's status. The unit picker on the estimate is fixed to the allotted unit ("The allottee buys the unit their offer allots").
The split is checked and then frozen
When the estimate is sent, finalized or booked, NirmaanOne re-reads the offer and refuses if the areas moved: "Estimate v<n> was priced on <c> sq ft chargeable; the offer now gives <c'> sq ft (entitled <e> of <a>). Reprice it first". From the moment an estimate is Sent or later, or the unit is booked, the unit's share and chargeable area are frozen on the offer ("Unit <n> has an estimate out or a booking at a share of <s> sq ft…; revise that estimate or cancel the booking before its share or chargeable area changes"), and the unit cannot be released, nor the offer cancelled or deleted: "Unit <n> is being bought by the allottee (estimate out or booked); cancel that first". A purchase still at Lead or with only a draft estimate does not freeze anything; releasing its unit closes it as Lost ("unit <n> released from the offer").
Booking and cancellation
The booking wizard books the allottee's approved estimate like any other, except that the Saleable and Available checks are skipped (a PAP unit can be booked this way). Left empty, the co-applicants are the allottee's co-owners with their shares. The booking's demands, receipts and TDS follow the usual rules for a booking. Cancelling the booking takes the unit off the offer, returns it to its previous status and recomputes the offer's split; the seeded workflow rule "Allottee booking cancelled: cancel the offer (system)" then cancels the offer unless it still has another purchase, money or a live demand. A Lost purchase can be reopened only while its unit is still allotted to the allottee and no other purchase of that unit is open ("Another purchase of this unit is already open").
Business reason
A member who takes a bigger flat than their entitlement pays for the difference, and a landowner who receives several flats may pay for some of their area; both also pay the fixed charges every flat carries. Selling that through ordinary estimates and bookings means the same approvals, demands, receipts, TDS and revenue recognition apply, and the offer never has to double as an invoice.
Example
The project measures members and tenants on Carpet Area (Mofa). The pricing plan "Skyline Apartments" has Unit Price ₹18,500 Per Sqft (Unit Base Price group, 5% GST) and Legal Charges ₹25,000 Fixed (PFC group, 18% GST).
Mrs Kulkarni, one unit. Her offer entitles her to 553.50 sqft and allots A-1203 (645 sqft). Her share is 553.50, so the extra area is 645 − 553.50 = 91.50, charged as 92 sqft (whole square feet, rounded up). With Charged left blank, her estimate prices:
| Line | Working | Amount | GST |
|---|---|---|---|
| Unit Price | 92 × ₹18,500 | ₹17,02,000.00 | ₹85,100.00 (5%) |
| Legal Charges | Fixed | ₹25,000.00 | ₹4,500.00 (18%) |
| Total | ₹17,27,000.00 | ₹89,600.00 |
Estimate total ₹18,16,600.00. Had the developer typed 60 in Charged (32 sqft free), the Unit Price line would be 60 × ₹18,500 = ₹11,10,000.00 with GST ₹55,500.00, and the total ₹11,95,000.00.
Mr Shah, a landowner with two units. His offer entitles him to 1,200 sqft and allots B-1101 (900 sqft) and B-1102 (780 sqft). The default split fills the units in order: B-1101 takes 900, B-1102 the remaining 300. Two purchases start:
| Unit | Share | Extra | Unit Price | Legal Charges | Estimate total |
|---|---|---|---|---|---|
| B-1101 | 900 | 0 | 0 × ₹18,500 = ₹0.00 | ₹25,000.00 + ₹4,500.00 | ₹29,500.00 |
| B-1102 | 300 | 480 | 480 × ₹18,500 = ₹88,80,000.00 + ₹4,44,000.00 GST | ₹25,000.00 + ₹4,500.00 | ₹93,53,500.00 |
B-1101 is fully covered by the entitlement, yet it still gets an estimate of ₹29,500.00 and a booking of its own, so its legal charges are billed and it has an agreement number. Once B-1102's estimate is sent, the offer refuses to move its 300 sqft share until that estimate is cancelled or revised.
