Payment plans: lumpsum, cadence, custom and construction-linked

A payment plan says how the buyer's total is collected: all at once, in equal installments on a cadence, on agreed dates, or as construction stages are achieved; it lives on the estimate as numbered versions, is finalized with the price for approval, and becomes the booking's schedule.

Payment plans: lumpsum, cadence, custom and construction-linked

A payment plan is the agreed way the buyer pays the estimate's total: everything on the booking date, a fixed number of equal installments on a cadence, rows on dates the two sides agree, or a share on booking and the rest as each construction stage is achieved. The plan belongs to the estimate and is versioned like the price. At booking it is turned into the termsheet's payment schedule: one dated row per charge per installment, which demands are later raised on.

How it works in NirmaanOne

Where the plan lives

The plan is drafted on the estimate wizard's Payment plan step, after the pricing. It has its own versions (v1, v2, …) with the statuses Draft, Finalized, Superseded and Cancelled:

  • one Draft at a time, edited in place; Finalize plan locks it;
  • New version on the estimate's Payment plan card drafts the next version and supersedes the current one as soon as it is saved; deleting a draft brings the last finalized version back;
  • the plan can only be finalized once the estimate's price is locked ("Finalize the estimate (lock the pricing) before the payment plan"), and finalizing it is what requests approval, so the approver sees the price and the schedule together;
  • booking reads the current Finalized version and records it on the booking; a new plan version finalized on an Approved estimate sends it back for approval;
  • after booking, Regenerate schedule on the booking saves the edited plan as the next Finalized version straight away (no new approval), rebuilding the open rows and keeping paid, partly paid, waived and hand-edited ones.

A new estimate version starts with a Draft copy of the previous version's current plan.

The four shapes

The Plan type on the plan step:

Shape What you set What the schedule does
Lumpsum ("All of it on the booking date") nothing one row per charge on the booking date
Installments, On a schedule Cadence (Weekly, Monthly, Quarterly, Half-yearly, Yearly, or Lumpsum for exactly one installment), Number of installments (1 to 600), First installment on, and Day of month (1 to 31, or −1 for the last day) or Weekday (0 Monday to 6 Sunday) equal rows, the first on the start date and the rest each cadence step later, pinned to the chosen day
Installments, Custom (date-linked) Payment rows with a Share %, each due on a date, a number of Days after booking, or At a milestone, with an optional label ("On agreement"); up to 200 rows, new rows on top one row per custom row; a milestone row is dated when the stage is achieved
Construction-linked On booking % and a share per construction stage the on-booking row on the booking date, then one row per stage, dated when it is achieved

Shares must add up to 100% within 0.01 ("The rows add up to N%, not 100%" / "Down payment plus milestone percents add up to N%, not 100%"). A custom row needs exactly one anchor. The Construction-linked type is offered only when the project has construction stages and you hold the View permission on Construction Stages.

How the amounts are worked out

The plan is applied to every charge line of the estimate separately (each sale charge and each GST line), and the rows of one line always add up exactly to that line:

  • a percentage row is the line amount × the share ÷ 100, rounded half-up to the paise, and the last row absorbs the rounding difference;
  • a cadence plan divides the line by the number of installments, rounds, and gives the last installment whatever is left;
  • rows that come to ₹0.00 are dropped.

Across the lines, each installment's total is then reconciled to the same split applied to the grand total (the largest line absorbs the difference), so the buyer sees round installment totals even though every charge was rounded on its own. The schedule for the whole deal therefore adds up to the estimate's grand total, GST included.

Charge groups on stages and at possession

The project's pricing plan (the Unit Pricing tab, How each charge group is collected) can route a charge group differently from the main plan:

  • on a Construction-linked plan, a group linked to particular construction stages is collected only on those stages: it keeps the plan's On booking share, and the plan's shares for its stages are scaled up to cover the rest (a group linked only to stages the plan gives no share splits the rest equally among them). On the other plan types the links change nothing;
  • a group set to At time of possession (not part of the plan) becomes one undivided row per charge, due on the project's Expected possession date, shown in the plan step's At the time of possession section and on the schedule under "At the time of possession". The switch Show this section on the buyer's payment plan decides whether the buyer's view lists it.

Unit Base Price is always collected on the payment plan: it can be narrowed to stages but never moved to possession. See Expected possession date and charges at possession.

Installments on the booking

Once booked, the Termsheet & schedule tab reads the schedule as installments: every charge row that falls due together (same date, stage or possession) is one installment, numbered in due order, with Total amount (excluding GST), GST, the TDS the buyer deducts under section 194-IA by the rule in force on the due date, and Payable to developer = amount + GST − TDS. Rows waiting on a stage show "On <stage> · awaiting milestone" until it is achieved. Demands are raised on these installments, and money is placed on the charge rows by hand afterwards (see Manual appropriation of receipts).

The Schedule preview on the plan step and the estimate page works all of this out for an assumed booking date without saving anything; the booking wizard shows the same preview dated from the real booking date. The down payment and lumpsum rows fall due on the booking date.

Example

Estimate v1 for unit A-1203 has a grand total of ₹1,36,94,683.00, every charge group on the main plan, and is booked on 5 October 2026.

Construction-linked, On booking 10%, then Plinth 20%, 5th slab 20%, 10th slab 20%, 15th slab 15%, Possession stage 15%:

Installment Falls due Amount (incl. GST)
On booking 5 Oct 2026 ₹13,69,468.30
Plinth (20%) when the stage is achieved ₹27,38,936.60
5th slab (20%) when achieved ₹27,38,936.60
10th slab (20%) when achieved ₹27,38,936.60
15th slab (15%) when achieved ₹20,54,202.45
Possession stage (15%) when achieved ₹20,54,202.45
Total ₹1,36,94,683.00

Each figure is the grand total × the share ÷ 100 (₹1,36,94,683 × 10% = ₹13,69,468.30, × 20% = ₹27,38,936.60, × 15% = ₹20,54,202.45), and the last stage takes the remainder so the column adds up exactly. Under the hood the same split is made on the Unit Price line (₹1,19,32,500.00: on booking ₹11,93,250.00, each 20% stage ₹23,86,500.00, each 15% stage ₹17,89,875.00), on its 5% GST line and on every other charge; the Unit Price line, the largest, then absorbs any paise needed to make each installment add up to the table above.

Installments, On a schedule: Cadence monthly, Number of installments 12, First installment on 5 October 2026, Day of month 5. ₹1,36,94,683.00 ÷ 12 = ₹11,41,223.583…, so installments 1 to 11 are ₹11,41,223.58 each, due on the 5th of October 2026 through August 2027, and the 12th, due 5 September 2027, is ₹11,41,223.62 (₹1,36,94,683.00 − 11 × ₹11,41,223.58). The plan's summary reads "12 monthly installments from 2026-10-05".

Lumpsum: one installment of ₹1,36,94,683.00 on 5 October 2026 ("Lumpsum on the booking date").

  • Construction StagesScreen

    Plan the project's construction stages (plinth, slabs, possession…) with their shares and dates, record commencement and completion, and keep the certificates and photos for each stage.

  • Unit PricingScreen

    Keep the project's pricing plans, one per unit type: the sale charges by charge group with GST per line, how each charge group is collected, and a preview of the price and payment schedule on a real unit.

  • Edit projectScreen

  • DemandScreen

    One demand: the installments it bills, its amounts with GST, the expected TDS and what is payable in money, the receipts and TDS credits against it and how the money is placed on the charges, with the actions to edit, issue, cancel or delete it.

  • Estimate versions, price lock, overrides and the approval gateConcept

    Every priced offer to a buyer is a numbered version of the opportunity: a Draft is edited in place, any later price change is a new version that supersedes the current one, the price is locked when finalized, and every estimate must be approved before it can be booked.

  • Construction stages and share bucketsConcept

    A project's construction stages (plinth, slabs, possession) each carry a share of a 100% bucket, one bucket for the project-wide stages and one per tower; completing a stage dates the installments waiting on it and moves the revenue progress.

  • Expected possession date and charges at possessionConcept

    The project's expected possession date is when the charge groups a pricing plan collects "at time of possession" fall due: one undivided row per charge, owed from booking, outside the buyer's payment plan, re-dated on every open booking when the date changes.

  • Charge groups and per-line GSTConcept

    A charge group is a section of the cost sheet with a default GST rate; every charge line carries its own GST, worked out from the estimate override, the plan line, the component or the group, in that order.

  • Demands, demand runs and the GST splitConcept

    A demand is the bill raised on a buyer's installments (or a member's offer charges): numbered by financial year, billing the full total with the buyer's expected 194-IA TDS shown apart, posted as a sales voucher with GST split as CGST + SGST or IGST by place of supply; a demand run raises one demand per buyer for everything due by a date.

  • Manual appropriation of receiptsConcept

    A receipt settles a demand as a whole; which charges the money was for is decided by you, on the demand, in any split up to each line's billed amount and up to what was received, and that split is what marks the payment schedule's rows paid.

  • Booking: agreed total, applicants and sharesConcept

    A booking is the closed deal on one unit for one opportunity, made from the current Approved estimate: it fixes the agreed total, numbers itself by financial year, books the unit and parking, and names the primary applicant and the co-applicants with their ownership shares.
