RERA sweeps
Every RERA sweep of the organization, one per receipt the moment it clears into a project's collection account (mirroring the bank's sweep of that account into the RERA separate and operative accounts) or one per clearing date from the Sweep now dialog that previews and posts sweeps by hand.
RERA sweeps
Every buyer payment lands in the project's collection account; the bank sweeps it, the escrow share to the RERA separate account and the rest to the operative account. A sweep in NirmaanOne is a single Contra voucher that mirrors that: one per receipt when the automatic rule posts it the moment the receipt clears, one per clearing date when you sweep by hand. This page lists every sweep of the organization and holds Sweep now, for anything the automatic sweep could not post, for receipts released by a cancel or a reverse, or when you want to review a Draft first.
Where to find it
Open Accounting > Payments in the sidebar and click RERA sweeps in the page header. The project overview's RERA accounts card has the same button, filtered to that project, and the notification a failed day sends the Finance Lead points here ("Open Payments > RERA sweeps to post the rest."). You need the View permission on Payments; without it the page shows "No access" and "You do not have permission to view payments. Ask your administrator."
Before you start
- The project has its collection, RERA separate and operative accounts with their bank ledgers in the promoter's books: the Ready to sell and collect? card on the Project overview lists what is missing and offers Sync bank ledgers.
- Receipts are Cleared (see Receipts and payouts); a Pending receipt is not in the pool.
- The Books switcher in the header picks whose sweeps you see.
What you see
The page header reads "Every buyer payment lands in the project's collection account; the bank sweeps it, the escrow share to the RERA separate account and the rest to the operative account. Each sweep is one Contra voucher: one per receipt when the rule "Receipt cleared into the collection account: post its RERA sweep (system)" posts it the moment the receipt clears, one per clearing date when you sweep by hand to catch up or review a Draft before it posts."
Above the grid: a Project filter ("Any project"; shown when you may list projects), a Status filter ("Any status": Draft, Posted, Cancelled) and a search box "Search by sweep number".
| Column | Meaning |
|---|---|
| Sweep | The sweep number (SW-<year>-<serial>), which opens the sweep, with the project underneath. |
| Sweep date | The day the receipt (or receipts) cleared into the collection account, which is also the date of its voucher. |
| Receipts | How many cleared receipts it holds: one for a sweep the rule or Sweep this receipt posted, every receipt of that clearing date for one made with Sweep now. |
| Collected | What those receipts put into the collection account (net of TDS, and of any GST banked apart). |
| To separate | The part swept to the RERA separate account. |
| To operative | The rest, swept to the operative account. |
| Voucher | The Contra voucher number once posted; it opens the voucher. |
| Status | Draft, Posted or Cancelled. |
The eye icon ("Open") opens the sweep. With nothing to show the grid reads "No sweeps yet". The list opens newest sweep date first.
What you can do
Sweep now
Opens the dialog "Sweep now" (the Create permission on Payments): "One sweep per clearing date: the receipts cleared into the collection account on that day, split by the escrow share in force. NirmaanOne records what the bank did; it moves no money."
- Project (placeholder "Choose the project"; preselected when you came from a project, or when you have only one).
- Sweep receipts cleared on or before: today to start. Every cleared, unswept receipt into the project's collection account with a clearing date on or before it is taken, grouped by clearing date.
- Post at once (ticked): "The bank has already moved the money. Untick to leave Drafts to review (the bank's own date or split) before posting."
- Notes ("Optional; copied onto each sweep").
As soon as a project is chosen the preview appears: a badge "<n> days · <n> receipts", the line "Collected ₹… · N% to the separate account" (the share in force for the project), and a table with Date, Receipts, Collected, To separate (with the percentage under the amount) and To operative, ending in a Total row. When nothing is waiting it reads "Nothing to sweep: every cleared receipt into the collection account is already swept."
The confirm button is Post N sweeps (or Draft N sweeps when Post at once is unticked).
- When it's greyed out: no project chosen, nothing to sweep, or the previous attempt reported failures that are still on screen (close the dialog to start again).
- What happens next: "<n> sweeps created, <n> posted." Each day becomes its own sweep; one failing day does not stop the others. If every day went through the dialog closes, and when there was a single sweep its page opens. If some days failed the dialog stays open with "<n> sweeps could not be posted; the rest went through." and the message for each day (the sweep is created as a Draft and listed; fix the cause and post it from its page). See A sweep cannot be posted.
- A project missing an account answers "The project has no collection bank account; add it under the project's Promoter & bank accounts step." (or "… RERA separate bank account …", "… operative bank account …").
Open a sweep
The sweep number or the eye icon opens the sweep, where a Draft is posted, edited or cancelled and a Posted sweep reversed.
Sweep one receipt
Not on this page: Sweep this receipt on the Payment page posts one sweep for a single cleared consideration receipt, dated its clearing date, with the note "Receipt <no>" (the Create permission on Payments). To redo a sweep that grouped several receipts, Reverse it on its page, then Sweep this receipt on each receipt.
Statuses
- Draft: created but not posted; its receipts are reserved for it. Post posts it; Cancel releases the receipts.
- Posted: the Contra voucher is posted, dated the sweep date. Reverse posts a mirror voucher and releases the receipts.
- Cancelled: a Draft that was cancelled, or a Posted sweep that was reversed. Its receipts are back in the unswept pool; the next Sweep now (or the catch-up rule, when it is on) picks them up.
Things to know
- The sweep posts itself the moment a receipt clears. The workflow rule Receipt cleared into the collection account: post its RERA sweep (system) fires when a receipt clears into a project's collection account. It runs in the background, so a few seconds after the receipt is cleared its sweep is posted: one Contra voucher for that receipt alone, dated its clearing date, with the notes "Receipt <no>" and 'Automatic: rule "<name>"'. Two receipts cleared on the same day get two sweeps, so a clearing date usually has several. It ships switched on and tells the Finance Lead only when the sweep could not be posted ("RERA sweep on <project>: receipt <no> could not be swept": "Receipt <no> cleared into the collection account but its sweep was not posted: <reason>. Open the receipt and use Sweep this receipt once the cause is fixed."). Switch the rule off under Settings > Workflows > Rules to sweep by hand; clone it to change its options (the action Post RERA sweeps).
- Sweep now and the catch-up rule group by clearing date. A sweep made by hand here, or by Daily RERA sweeps (system), holds every unswept receipt of the project that cleared on that date.
- Daily RERA sweeps (system) is the catch-up. It ships switched off. Switched on, it runs every day at 09:00 on every project and posts whatever the immediate rule could not (a day that failed, receipts released by a cancel or a reverse), telling the Finance Lead only of failures ("RERA sweeps on <project>: <n> day(s) could not be posted"). It needs no switching on for the normal case.
- A sweep never takes a receipt twice. A second Sweep now for a day already swept finds nothing new, and the two rules, Sweep now and Sweep this receipt never double up; receipts released by a cancel or a reverse are picked up again by the next Sweep now, by the catch-up rule, or one at a time with Sweep this receipt on the payment page.
- The share is the one in force on the clearing date: the project's own RERA escrow share when set, otherwise the organization's rule under Settings > Organization > RERA escrow share. The separate share is rounded half-up to two places; the operative share is the remainder, so the two always add up to what was collected.
- GST banked apart is never swept. The buyer's GST is its own receipt (receipt kind GST) into the project's GST account, else its operative account; it never enters the collection account, so no sweep takes it, and the RERA accounts card and the statement show it as GST banked apart. A GST receipt banked into the collection account is swept with the consideration and carries the warning "This GST receipt goes to the collection account <bank ····last 4> of <project>, where the bank sweeps it with the consideration; GST is normally banked into the GST or operative account". Older receipts that split their GST off contribute only the rest to the sweep; the GST apart column on the sweep page shows it.
- Receipts banked outside the collection account are not swept; the project's RERA accounts card flags them. Once the bank has moved the money, record that transfer as a Contra voucher by hand.
- A bounce after a sweep leaves the sweep alone. The bank recovers that money its own way; record the recovery as a Contra voucher.
- Sweeps need the Edit permission on Payments to post, so a rule that posts at once is owned by someone who holds it; a Draft waits otherwise ("Someone with the Edit permission on Payments posts the sweep.").

- Check the RERA accounts and the sweep shareHow-to
Set the organization's escrow share rule (or a project's own share), make sure every receipt enters the project's collection account, and read the RERA accounts card and statement to see that the daily sweeps to the RERA separate account meet the share.
- Receipt saved with a warning: it went outside the collection accountTroubleshooting
A receipt of a project recorded into an account other than the project's collection account (or a GST receipt banked somewhere other than the GST or operative account, the collection account included) is saved with a warning that never blocks; under RERA every buyer payment enters the collection account, where the bank sweeps it, so the money sits outside the sweep until it is moved, while GST belongs apart from the sweep.
- RERA accounts and the daily sweepConcept
Every buyer payment enters the project's collection account; the bank sweeps it daily, the escrow share (70% under RERA 2016, or the project's own share) to the RERA separate account and the rest to the operative account. NirmaanOne mirrors the sweep as a Contra voucher per receipt the moment it clears, records certified withdrawals from the separate account, warns on receipts banked elsewhere and reports where the money stands; it never moves the money itself.
- Receipts and payouts: allocation, clearing and the UTRConcept
A receipt is recorded as Pending and settles the payer's open demands by itself, oldest due first; a payout is allocated to commissions or member rows by hand. Both post their voucher only when cleared and can be bounced afterwards; the UTR is the bank's transfer reference, typed on NEFT-style payments and per payout when a payout run is cleared.
