Demands & money
The booking's demands, receipts and payouts, and channel-partner commission in one place, with shortcuts to raise a demand, record a receipt and accrue commission.
Demands & money
This tab is the money side of one booking: the demands (bills) raised on its schedule, the receipts and payouts recorded against it, and any channel-partner commission. Use it to raise the next demand, record a receipt or accrue the partner's commission without leaving the booking.
Where to find it
Open a booking and choose the Demands & money tab (the fourth tab). The Booking button on a demand, payment or commission page also lands here.
You need the View permission on Bookings to open the booking at all. The tab is then shown when you hold any permission on Demands, Payments or Commissions; each card inside it needs the View permission on its own module, so a user with only commission permissions sees the three figures and the commission card alone.
What you see
Three figures
- Agreed total: the booking's agreed total, GST included.
- Received (cleared): money received against the booking's demands.
- Balance: agreed total minus received.
On a cancelled booking a warning reads "The booking is cancelled; no new demands, receipts or commissions can be raised on it."
Demands card
Needs the View permission on Demands. Subtitle "Bills raised on the payment schedule; issuing posts the sales voucher." Lists the booking's demands with Demand, Due, Payable, Paid and Status, ten per page; "No demands match" when there are none. Links: All demands and Raise demand.
Receipts and payouts card
Needs the View permission on Payments. Subtitle "Money received from the buyer against demands or schedule rows; clearing posts the receipt voucher." Lists the booking's payments with Payment, Kind / mode, Amount, Allocated and Status; "No payments match" when there are none. A refund payout from a cancellation shows here too. Links: All payments and Record receipt.
Channel-partner commission card
Needs the View permission on Commissions. Subtitle "Partner on the opportunity: <name>." or "The opportunity has no channel partner; pick one when accruing." Lists the commissions with Booking, Channel partner, Basis, Gross, Net payable and Status. Links: All commissions and Accrue commission.
There is no ledger on this tab; the customer's ledger is under Reports (see Ledger report).
What you can do
The three create buttons appear only on an Active booking.
Raise demand
Opens the panel "Raise demand on <booking no>":
- Demand date and Due date (hint "Defaults to the latest picked due date (<date>)." once you tick an installment, otherwise "Optional.").
- Narration (placeholder "Shown on the demand and the sales voucher").
- Installments to bill: a checkbox per open installment with #, Due, Total amount, GST, TDS and Payable, plus Select all open installments / Clear all. An installment can be marked "Partly paid" or "<n> of its charges already billed". A footer row reads "Demand for <n> installment(s)". When nothing is left to bill: "No open installments: every one is paid, cancelled or already on a live demand."
- Footnote: "The figures follow the schedule as at each due date; the demand recomputes TDS by the rule in force on the demand date."
Confirm with Draft demand · ₹<payable> payable (greyed out until at least one installment is ticked). A toast reads "Demand drafted for ₹<total>." and the new demand opens; it is a draft until someone issues it there.
- Who: anyone with the Create permission on Demands. In the default roles that is the Administrator, the Finance Lead and the Accountant.
Record receipt
Opens the Record receipt page (see Record payment) with this booking preselected.
- Who: anyone with the Create permission on Payments (Administrator, Finance Lead, Accountant by default).
Accrue commission
Opens the panel "Accrue commission on <booking no>", prefilled with the opportunity's channel partner when there is one. See Commission.
- Who: anyone with the Create permission on Commissions (Administrator and Finance Lead by default).
All demands / All payments / All commissions
Open the module lists: Demands, Payments and Commissions.
Things to know
- Balance keeps the buyer's TDS. A demand is fully paid once the buyer has paid total minus TDS, because the TDS goes to the Income Tax department rather than to you. Balance here is agreed total minus money received, so on a deal with TDS it stays at the TDS amount even when every demand is settled. Look at the demands' own status, or the ledger, for what is still owed.
- Advances are not in "Received (cleared)". Only money settled against a demand counts; a receipt held as an advance shows in the payments card but not in the figure.
- A demand bills whole installments. Tick the installments to bill; the demand takes their charges, GST and TDS, and recomputes TDS by the rule on the demand date. Charges already on a live demand can't be billed twice.
- The card text mentions "schedule rows", but a booking's receipts are recorded against its demands; money is placed on the schedule's charge lines afterwards, by hand, on the demand.
- Approved brokerage may sit in the books as an asset, not an expense. When the promoter's revenue policy capitalises brokerage and the project's expected possession is blank or more than the policy's months away (12 by default), approving a commission debits 1270 Contract Acquisition Costs; each posted revenue run then releases it to brokerage expense in step with the booking's revenue. The card shows the commission the same way either way.
- Nothing new can be raised on a cancelled booking: the create buttons disappear and a demand raised from a stale screen is refused with "This booking is cancelled and can no longer be changed."

- Demands, demand runs and the GST splitConcept
A demand is the bill raised on a buyer's installments (or a member's offer charges): numbered by financial year, billing the full total with the buyer's expected 194-IA TDS shown apart, posted as a sales voucher with GST split as CGST + SGST or IGST by place of supply; a demand run raises one demand per buyer for everything due by a date.
- TDS under section 194-IAConcept
When a flat's consideration reaches the threshold, the buyer withholds 1% of every installment and deposits it with the Income Tax department instead of paying it to the developer; NirmaanOne bills the buyer the full total, shows the expected TDS and what is payable in money, and books the withheld tax only when the buyer's deposit (Form 16B / 26QB) is recorded as a TDS credit.
- Receipts and payouts: allocation, clearing and the UTRConcept
A receipt is recorded as Pending and settles the payer's open demands by itself, oldest due first; a payout is allocated to commissions or member rows by hand. Both post their voucher only when cleared and can be bounced afterwards; the UTR is the bank's transfer reference, typed on NEFT-style payments and per payout when a payout run is cleared.
- Channel partner commissionsConcept
Brokerage owed to the channel partner who sourced a booking: accrued from the booking with a basis percent or a gross amount, GST and TDS under 194H, approved to post the accrual journal, and paid out singly or through a Commissions payout run.
- Raise and issue a demand on a bookingHow-to
Bill one or more installments of a booking's payment schedule: draft the demand from the booking, check its GST and TDS, issue it to post the sales voucher, and send the demand letter.
- Accrue a channel partner's commissionHow-to
Record the brokerage a channel partner has earned on a booking, from the booking's Demands & money tab: partner, base, percentage or fixed gross, GST and TDS, giving an Accrued commission that is then approved and paid.
