Payments
Every receipt and payout of the chosen books, with filters and search, and the buttons to record a receipt, record a payout or open the payout runs, the RERA sweeps, the TDS credits and the escrow withdrawals.
Payments
This is the list of every receipt and payout in one set of books: money received from buyers and society members, and money paid to channel partners and society members. Use it to find a payment, check whether it has cleared, or record a new one.
Where to find it
In the sidebar, open the Accounting group and choose Payments. The item shows when you hold any permission on Payments. The Payments breadcrumb at the top of every payment, payout run and TDS credit page brings you back here, and so does All payments on a booking's Demands & money tab.
You need the View permission on Payments to see the list. Without it the page shows "No access" and "You do not have permission to view payments. Ask your administrator."
In the default roles, the Administrator, Finance Lead and Accountant can record and change payments. The Project Manager, Sales Manager, Compliance Officer, Auditor and Rehab Officer can view them. The Sales Executive, Site Engineer, Front Desk and Legal & Documentation roles can't see payments at all.
What you see
The page header reads "Receipts from buyers and payouts to channel partners and society members. A buyer's money is three entries: the consideration receipt (collection account, swept the moment it clears), the GST receipt (GST or operative account) and the TDS credit (never banked). A payment is recorded as Pending and posts its voucher when cleared; a bounce reverses it. Payout runs pay every member benefit, commission or refund due in one batch."
Books
The Books switcher in the header picks which set of books the list shows. When your organization keeps several books it is a dropdown (inactive books are marked "(inactive)"); when there is only one, it is a link to the Books overview of those books. A red Inactive badge appears when the chosen books are inactive.
The choice is shared with the other accounting screens and remembered in your browser, so the list opens on the books you used last. The switcher needs the View permission on Books. Without it the switcher isn't shown and the list includes the payments of every set of books. Your organization's books are listed under Books.
Filters and search
Above the grid you have:
- Direction: Receipts and payouts (all), Receipts or Payouts.
- Consideration and GST (all receipts), Consideration receipts or GST receipts: which kind of receipt. Payouts always count as consideration.
- Mode: Any mode, or one of Cash, Cheque, Demand draft, NEFT, RTGS, IMPS, UPI, Card and Other.
- Status: Any status, Pending, Cleared, Bounced or Cancelled.
- Project: Any project, or one project. It shows only when you have the View permission on Projects.
- Two date boxes, From date and To date (they carry no visible caption): limit the list to payments dated in that range.
- Search: type part of the payment number, the cheque or instrument number, the UTR, the purpose or the narration (placeholder "Search by number, instrument, UTR, purpose or narration").
Columns
| Column | What it shows |
|---|---|
| Payment | The payment number, which opens the payment, with the payment date underneath. Receipts are numbered RCT-, payouts PMT-, followed by the financial year. |
| Kind / mode | A green Receipt or amber Payout badge, with a blue GST badge beside it on a GST receipt, then the mode and the cheque number or UTR. |
| Party / booking | Who paid or was paid (a society member shows as "name (member no.)"), then the booking number, project and purpose. A GST receipt recorded together with a consideration receipt carries the purpose "GST". |
| Amount | The amount. When tax was deducted at source on a payout (or on an older receipt), "TDS … · net …" appears underneath. |
| Allocated | How much of the payment is placed on demands, commissions or schedule rows. Any unplaced part shows in amber as "… on account". |
| Status | The clearing status badge: Pending (amber), Cleared (green), Bounced (red) or Cancelled (grey). Once the payment has posted, its voucher number appears underneath as a link to the voucher. The link shows to everyone, but the voucher page itself needs the View permission on Vouchers. |
| (actions) | The eye icon (tooltip "Open"). |
The list is sorted by payment date, newest first, when it opens. Click a column title to sort by it. When nothing matches, the grid reads "No payments match".

Statuses
- Pending: recorded, but nothing has been posted to the books yet.
- Cleared: the money has moved and the voucher is posted.
- Bounced: the cheque or transfer failed. If it had cleared, its voucher was reversed.
- Cancelled: withdrawn before it cleared; nothing was posted.
The Payment article explains which action moves a payment from one status to the next.
Things to know
- Recording and posting are two steps. A payment starts as Pending and touches the accounts only when someone marks it cleared. That way a cheque that is still with the bank never shows as money in the bank.
- A buyer's money is three entries. The consideration receipt goes into the collection account and is swept the moment it clears; the GST receipt goes into the GST or operative account and is never swept; the TDS the buyer deducted is a TDS credit, not a payment, so it never appears in this grid. A GST receipt recorded together with its consideration receipt is a row of its own here.
- One set of books at a time. If you can view books, there is no "all books" choice; switch books in the header to see another company's payments.
- Payouts in a payout run are listed here too, one row per payee, alongside payouts recorded on their own.
- Sweeps, withdrawals and TDS credits are not payments. Sweeps and withdrawals move money between the promoter's own accounts and post Contra vouchers; TDS credits post Journal vouchers for money that never arrived. Each has its own list (RERA sweeps, Escrow withdrawals, TDS credits) and never appears in this grid.
- The list opens wherever a payment page sends you back. A payment's page, the recording form and the payout run pages all carry the Payments breadcrumb, so you can return here after any action.
- Your organization can rename the grid's column titles, so your screen may use different words.

A set of books is the ledger of one promoter company: every posting for a project lands in its promoter's books, every accounting screen works on the one set chosen in the Books switcher, and cost centres inside the books (usually one per project with a child per tower) let the ledger and reports be cut by project.
- Numbers and series: documents, bookings, demands, payments and vouchersConcept
How NirmaanOne numbers what it creates: generated documents, bookings, demands, demand runs, payments, payout runs and revenue runs take a prefix, the Indian financial year and a five-digit serial (BK-2026-27-00007), while vouchers are numbered on posting from their voucher type's prefix, padded counter and suffix.
- Receipts and payouts: allocation, clearing and the UTRConcept
A receipt is recorded as Pending and settles the payer's open demands by itself, oldest due first; a payout is allocated to commissions or member rows by hand. Both post their voucher only when cleared and can be bounced afterwards; the UTR is the bank's transfer reference, typed on NEFT-style payments and per payout when a payout run is cleared.
- Record and clear a buyer's receiptHow-to
Record the money a buyer paid against an issued demand as a consideration receipt (and the GST they paid as its own GST receipt), clear it to post the receipt voucher, give the buyer their receipt, and hand the TDS they deducted to a TDS credit.
