Demands

Every demand raised in the chosen books, on bookings and on society members' offers, with filters for status, subject, project and dates, and the way into demand runs.

Demands

A demand is the bill you send a buyer for installments that have fallen due, or the bill for the charges and GST a society member pays under their redevelopment offer. This page lists every demand in one set of books so you can find a demand, see what is overdue and what is still open, and open it.

Where to find it

In the sidebar, open the Accounting group and choose Demands. You also get here from:

  • All demands on a booking's Demands & money tab;
  • the Demands breadcrumb on a demand's page and on the demand run pages;
  • the "… overdue" link on the dashboard's Receivables ageing widget (it opens the full list, not a filtered one).

You need the View permission on Demands. Without it the page shows "No access" and "You do not have permission to view demands. Ask your administrator." In the default roles, the Administrator, Finance Lead, Accountant, Project Manager, Sales Manager, Compliance Officer, Auditor and Rehab Officer can see demands. The Sales Executive, Site Engineer, Front Desk and Legal & Documentation roles can't.

Before you start

Demands are not created on this page. You raise one from a booking's Demands & money tab or from a member's offer on the project's Society & Tenants tab, or you bill a whole project at once with a demand run.

What you see

The page header reads "Bills raised on a booking's payment schedule, or on the charges and GST a society member pays under their redevelopment offer. Issuing a demand posts the sales voucher (party debited, revenue and GST credited); receipts settle it bill by bill. Raise one demand from the booking or the offer, or bill everything due on a project with a demand run."

Books

The Books switcher in the header picks which set of books the list shows. When your organization keeps several books it is a dropdown (inactive books are marked "(inactive)"); when there is only one, it is a link to those books. A red Inactive badge appears when the chosen books are inactive.

The choice is shared with the other accounting screens and remembered in your browser, so the list opens on the books you used last. The switcher needs the View permission on Books.

Above the grid you have:

  • Status: Any status, Draft, Issued, Partially Paid, Paid or Cancelled.
  • Open: Open and settled (everything, the default), Open only (demands that are Issued or Partially Paid) or Settled or closed. Choosing a status clears this filter, and choosing here clears Status.
  • Subject: Bookings and offers (the default), Bookings or Member offers.
  • Project: Any project, or one project. It shows when you have the View permission on Projects.
  • From date and To date: limit the list to demands dated in that range.
  • Due before: only open demands whose due date is before the date you pick. Useful for chasing collections.
  • Search (placeholder "Search by demand number, buyer, member or booking"): matches the demand number, the buyer's or member's name and phone, the booking number and the membership number.

Columns

Column What it shows
Demand The demand number, which opens the demand, with the demand date underneath.
Party / subject The buyer or member. Member-offer demands carry a purple Member offer badge. Underneath: the booking number, or "Member" and the membership number (or "Offer"), then the unit and the project.
Due The due date, or "—". It turns red with "Overdue" when the date has passed and the demand is Issued or Partially Paid with something still outstanding.
Payable What the buyer or member is expected to pay in money. Underneath: the total billed and "less TDS" when TDS applies, otherwise "incl. tax" and the GST.
Paid The money received. Underneath, in amber, what the buyer still has to pay in money ("<amount> open"), and in grey "TDS credit pending <amount>" while TDS the buyer is expected to deduct has no TDS credit recorded yet. Neither shows for drafts or cancelled demands.
Status The status badge, and the sales voucher number underneath once the demand is issued. The voucher number opens the voucher.
(actions) The eye icon (tooltip "Open").

The newest demands come first (by demand date). Click a column title to sort by it. When nothing matches, the grid reads "No demands match".

What you can do

Demand runs

The Demand runs button in the header opens Demand runs, where you bill everything that has fallen due on a project in one go.

  • Who: anyone who can see this list.

Open

The eye icon on a row, or a click on the demand number, opens the Demand.

  • Who: anyone who can see this list.

Statuses

  • Draft (grey): prepared but not yet sent to the accounts. It can still be edited or deleted.
  • Issued (blue): the sales voucher is posted and the buyer or member owes the total billed.
  • Partially Paid (amber): something has come in, cleared money or a TDS credit, but less than settles it.
  • Paid (green): the money received has reached the payable in money (a TDS credit may still be pending), or nothing is open on the bill.
  • Cancelled (red): withdrawn; an issued demand is reversed with a credit note.

The Demand article explains which action moves a demand from one status to the next.

Things to know

  • One set of books at a time. If you can view books, there is no "all books" choice. Demands belong to the books of the project's promoter company, so switch books in the header to see another company's demands.
  • "Payable" is after TDS, the bill is not. On a booking demand where TDS under section 194-IA applies, the demand bills the full total; the buyer pays the total less the TDS they deduct and deposit themselves, and that TDS reaches the books when it is recorded as a TDS credit under Payments > TDS credits. Until then the Paid column shows "TDS credit pending <amount>" while "<amount> open" is only what is still to come in money. Demands issued before 10 October 2026 billed the payable instead and show no pending TDS credit. Member-offer demands never carry TDS. See TDS under section 194-IA.
  • Overdue is worked out on screen from the due date and today's date; nothing else has to happen for a demand to show as overdue.
  • The dashboard's overdue link opens the whole list. Use Open only and Due before to narrow it to overdue demands.
  • Your organization can rename the grid's column titles, so your screen may use different words.

  • Demands, demand runs and the GST splitConcept

A demand is the bill raised on a buyer's installments (or a member's offer charges): numbered by financial year, billing the full total with the buyer's expected 194-IA TDS shown apart, posted as a sales voucher with GST split as CGST + SGST or IGST by place of supply; a demand run raises one demand per buyer for everything due by a date.

  • Books, the active books switcher and cost centresConcept

A set of books is the ledger of one promoter company: every posting for a project lands in its promoter's books, every accounting screen works on the one set chosen in the Books switcher, and cost centres inside the books (usually one per project with a child per tower) let the ledger and reports be cut by project.

  • TDS under section 194-IAConcept

When a flat's consideration reaches the threshold, the buyer withholds 1% of every installment and deposits it with the Income Tax department instead of paying it to the developer; NirmaanOne bills the buyer the full total, shows the expected TDS and what is payable in money, and books the withheld tax only when the buyer's deposit (Form 16B / 26QB) is recorded as a TDS credit.

  • Numbers and series: documents, bookings, demands, payments and vouchersConcept

How NirmaanOne numbers what it creates: generated documents, bookings, demands, demand runs, payments, payout runs and revenue runs take a prefix, the Indian financial year and a five-digit serial (BK-2026-27-00007), while vouchers are numbered on posting from their voucher type's prefix, padded counter and suffix.

  • Raise and issue a demand on a bookingHow-to

Bill one or more installments of a booking's payment schedule: draft the demand from the booking, check its GST and TDS, issue it to post the sales voucher, and send the demand letter.

  • Bill a whole project with a demand runHow-to

  • Record and clear a buyer's receiptHow-to
