RERA accounts

The RERA accounts statement for one set of books, or one project: what reached the collection account, what was swept to the separate and operative accounts and at what share, what was withdrawn from the separate account, and the movement on the four accounts' ledgers.

RERA accounts

Under RERA every buyer payment enters the project's collection account, and the bank sweeps it daily: the escrow share (70% unless your organization or the project sets another figure) to the RERA separate account and the rest to the operative account. This statement shows, for one set of books or one project and a date range, what reached the collection account, what was banked elsewhere, what the posted sweeps moved and at what share, what was withdrawn from the separate account, and the movement on the four accounts' ledgers. NirmaanOne records what the bank did; it moves no money.

Where to find it

Open Accounting > Reports in the sidebar and choose the RERA accounts tab. Run a report on the dashboard also leads to the reports, and Statement on the RERA accounts card of the Project overview opens the statement with that project already chosen. You need the View permission on Reports and on Books, as described on the Ledger report. The Books switcher at the top right chooses the promoter company's books.

Before you start

  • The promoter's collection, RERA separate and operative accounts (and the optional GST account) must carry their purposes and have their bank ledgers in the books. The Ready to sell and collect? card on the Project overview checks this and offers Sync bank ledgers.
  • Receipts count once they are Cleared; sweeps count once they are Posted (see RERA sweeps); withdrawals count once they are Transferred (see Escrow withdrawals).
  • The required share comes from the RERA escrow share card under Settings > Organization, unless the project has its own RERA escrow share on its Settings tab. Each organization rule has a start date, so a change in the regulation applies from its date.

What you see

Filters across the top:

  • Fiscal year: starts on the year that holds today.
  • From and To: must lie inside the chosen year. They start from the first day of the year to today; picking another year sets the whole year (or up to today for the current year).
  • Project (placeholder "Whole books"): one project, or the whole books. It shows only when you have the View permission on Projects.
  • Required share: a percentage from 0 to 100 (placeholder "Rule"). Leave it empty to use the share in force (the project's own, else your organization's rule), or type a figure to test against a different one.

A summary line reads "FY <name> · <from> to <to> · <project name or "whole books"> · N% to the separate account", followed by "(the project's own share)" when the project overrides the rule or "(rule from <date>)" when the organization's rule applies. When the books have no ledger linked to a collection account it ends "· no collection account ledger in these books".

Eight tiles:

Tile What it shows
Into the collection account Cleared receipts banked into the collection account in the range. The hint "GST banked apart ₹…" shows what the buyers' GST receipts came to when they were banked into the GST account instead, with "(₹… into the operative account)" when some went to the operative account.
Receipts outside the collection account Receipts banked into cash or any account other than the collection and GST accounts; GST receipts banked into the operative account count as GST banked apart, not as outside. A red "should be nil" badge when there are any, green "nil" when every receipt went where it should.
Swept What the posted sweeps dated in the range took out of the collection account, with "<n> sweeps" and "· ₹… unswept" when cleared receipts are still waiting for a sweep.
Share to the separate account The separate account's part of everything swept, such as "70.00%", with a green "Meets N%" or red "Below N%" badge against the required share. "No sweep yet" when nothing was swept in the range.
To the separate account The sweeps' total to the RERA separate account.
To the operative account The sweeps' total to the operative account.
Withdrawn from the separate account Transferred withdrawals dated in the range, with "<n> withdrawals" and "· other credits ₹…" when the separate account's ledgers were credited by anything other than those withdrawals (a manual Contra, for example).
Separate account balance The closing balance of the separate account's ledgers, with "collection ₹… · operative ₹…" for the other two.

The ledger table (Ledger, Opening, Debit, Credit, Closing) lists every ledger marked RERA escrow on the chart of accounts and every ledger linked to a bank account. Under each ledger's name are its group and which account it is: Collection account, RERA separate account, Operative account or GST account. With no such ledger the table reads "No bank ledger in these books yet; the project's accounts get theirs when they are saved."

The Receipts by bank / cash ledger table shows how much was Received into each bank and cash ledger, with the Account it belongs to; a ledger that is none of the four reads "outside the RERA accounts" in red, so you can see where money went that should have entered the collection account. It appears only when something was received in the range.

What you can do

Export CSV

Downloads the ledger table as "rera-accounts-<from>-<to>.csv" with the columns Code, Ledger, Account, Group, Opening, Debit, Credit and Closing.

  • When it's greyed out: until the report has loaded.

Things to know

  • What counts as a receipt. Debits to bank or cash ledgers on vouchers of the Receipt kind, dated in the range, so only cleared payments count. Money brought into a bank on a Journal or Contra voucher isn't a receipt.
  • Sweeps in range. Posted sweeps whose sweep date lies in the range, whatever day their receipts cleared. A Draft, Cancelled or Reversed sweep moves nothing.
  • Withdrawals in range. Withdrawals marked Transferred on a date in the range. A Draft or Approved request isn't counted until the bank has moved the money.
  • Which share applies. The figure you type, else the project's own RERA escrow share when the statement is for one project that has one, else the organization's rule in force on the To date. The share is met when the separate account's part of everything swept is equal to or above it.
  • The project filter. With a project chosen, receipts, sweeps and withdrawals are those of that project; the ledger table still shows the books' ledgers, so the balances are the books'.
  • GST banked apart is excluded from the sweep. A buyer's GST receipt banked into the GST (or operative) account never enters the collection account, so it is neither "outside" nor part of what is swept; the hint on Into the collection account shows it. A GST receipt banked into the collection account is swept with the rest.
  • Swept normally keeps pace with the collections. The sweep is posted the moment a receipt clears into the collection account, dated the clearing date. An unswept amount means a day that could not be posted or receipts released by a cancel or a reverse; see RERA sweeps.
  • The export holds only the ledger table, not the tiles or the receipts table.
  • Receipts outside the collection account get a warning at the time. When a receipt of a project is recorded into cash or another account, a warning appears as the payment is saved; it doesn't block the receipt. See Receipt saved with a warning.
  • A Required share above 100 is refused with "Please correct the highlighted fields."

Every buyer payment enters the project's collection account; the bank sweeps it daily, the escrow share (70% under RERA 2016, or the project's own share) to the RERA separate account and the rest to the operative account. NirmaanOne mirrors the sweep as a Contra voucher per receipt the moment it clears, records certified withdrawals from the separate account, warns on receipts banked elsewhere and reports where the money stands; it never moves the money itself.

Set the organization's escrow share rule (or a project's own share), make sure every receipt enters the project's collection account, and read the RERA accounts card and statement to see that the daily sweeps to the RERA separate account meet the share.

  • Receipt saved with a warning: it went outside the collection accountTroubleshooting

A receipt of a project recorded into an account other than the project's collection account (or a GST receipt banked somewhere other than the GST or operative account, the collection account included) is saved with a warning that never blocks; under RERA every buyer payment enters the collection account, where the bank sweeps it, so the money sits outside the sweep until it is moved, while GST belongs apart from the sweep.
