Block and unblock a unit
Take a unit out of circulation by hand, so it can't be offered to a buyer or allotted to a tenant, and put it back when the reason has gone; only units that are free can be blocked.
Block and unblock a unit
Block a unit when it must not be sold or allotted for now: it is kept for the promoter, tied up in a dispute, awaiting a structural decision, or simply held back from this phase of sales. A Blocked unit is not offered to buyers on estimates, cannot be allotted to an allottee on an offer, and is not counted as sellable on the project overview. Unblocking puts it back to Available.
Blocking is a manual status. The other statuses that keep a unit out of the market are set by the app itself: Reserved For Buyer by sending an estimate, Allotted by an allottee's offer, Booked by a booking. You cannot block or unblock a unit that is in one of those states; the estimate, offer or booking has to be dealt with first.
Before you start
- You need the Edit permission on Towers, Floors & Units to change a unit. In the default roles that is the Administrator, the Project Manager and the Site Engineer. With the View permission only, the panel opens read-only in effect: Save changes is refused with "You do not have permission to do that."
- The unit must be Available (or Reserved For Tenant, which you can also move to Blocked). A unit that is Reserved For Buyer, Allotted, Booked or Sold has its Status locked.
Steps
- Open the project and choose the Structure tab. You see the Structure workspace: the Towers rail on the left and, on the right, the selected tower with its views.
- Click the unit's tower in the Towers rail. The tower's name heads the right side, opening on the Units view: one row per floor, one coloured cell per unit, with count tiles Available, Reserved, Allotted, On hold, Booked and Sold above them (and Blocked whenever any unit is blocked). Hovering a cell shows the unit number, configuration, carpet area (Mofa), facing and status.
- Open the unit: click its cell in Units, click its chip in Floors, or switch to List (it opens on the selected tower; clear its tower filter to see the whole project, and use the Status filter to find blocked units) and click the pencil on its row (hover "Edit unit <number>"). The panel Unit <number> slides in.
- In Status, choose Blocked. The list offers only the statuses you can set by hand: Available, Blocked and Reserved For Tenant. If the unit is Reserved For Buyer, Allotted, Booked or Sold the field is greyed out, the panel says "This unit is <status>; its status is controlled by the booking and cannot be changed here.", and for a held unit the hint reads "On hold: a sent estimate holds this unit for its buyer. It is released when that estimate is cancelled or expires, or becomes Booked." Stop there and see "If something goes wrong".
- Click Save changes (it is greyed out, with no reason on hover, until you change something). You see "Unit <number> updated." The cell takes the Blocked colour, a Blocked tile appears in the counts, and the project overview's Inventory card no longer counts the unit as sellable.
- To unblock, open the unit the same way, set Status back to Available and click Save changes. You see "Unit <number> updated." and the unit is offered again.
What happens next
- A Blocked unit is left out of the estimate builder's stock and refused on an allottee's offer ("Unit <u> is Blocked"). Its designation (Saleable, PAP or Common) can still be changed while it is blocked, and it still appears in the List view and the overview's matrices under Blocked.
- A blocked unit can't be deleted ("Only Available units can be deleted (this one is Blocked)"), and a floor or tower holding one can't be deleted either ("Floor has <n> unit(s) that are not Available", "Tower has <n> unit(s) that are not Available"). Unblock first.
- The change is recorded: History at the foot of the unit panel shows who blocked the unit and when.
- To keep a unit for the rehab side rather than out of circulation altogether, use Reserved For Tenant instead: Earmark rehab units for tenants.
If something goes wrong
- The Status field is greyed out with "This unit is <status>; its status is controlled by the booking and cannot be changed here." (or, if the change is attempted anyway, "The unit is held by a buyer's estimate; it is released when that estimate is cancelled or expires", "The unit is allotted on an allottee's offer; it is released when the offer gives it up or is cancelled" or "A <status> unit is controlled by its booking"): the unit is on hold, allotted or booked. Cancel or let the estimate expire, release the unit from the offer, or cancel the booking, and then block it. See Unit status locked (trouble.projects.unit-status-locked).
- "You do not have permission to do that." on Save changes: your role lacks the Edit permission on Towers, Floors & Units. See No permission (trouble.common.no-permission).
- "You do not have permission to view the project structure. Ask your administrator." in place of the workspace: your role lacks the View permission on Towers, Floors & Units.

Only Available, Blocked and Reserved For Tenant are set by hand. A unit that an estimate, an offer or a booking depends on keeps its status and designation until that record lets it go, and only Available units (and towers and floors holding nothing else) can be deleted.
- "No access" or "You do not have permission": your role lacks a permissionTroubleshooting
Every screen, button and picker is gated by a permission on a module; your role decides which you hold, so a missing one shows as a No access card, a refused action, a greyed-out button with a hover reason, or a picker that explains which permission it needs.
