Parking areas and parking slots

A parking area (basement, podium, stilt) holds numbered parking slots that are inventory like units: held by a sent estimate, booked with the unit, or allocated to an allottee from the project.

Parking areas and parking slots

A parking area is a place in the project that holds parking: a basement, a podium, the stilt under a tower. A parking slot is one numbered space inside it. Parking slots are inventory in the same way as units: each has a status, can be held by a sent estimate, is booked together with the unit, or is allocated to an allottee from the project. NirmaanOne always writes "parking slot" in full.

How it works in NirmaanOne

Areas

Areas are set up on the project's Parking tab: a Name (unique within the project), an optional Tower (placeholder "Whole project", for a stilt or a tower basement), an optional Level (negative for basements, 0 for ground or stilt, 1 for a podium) and a description. An area with allocated parking slots cannot be deleted: "<n> parking slot(s) are allocated". Adding needs the Create permission on Parking.

Parking slots

A parking slot has a Parking slot number (unique within its area, at most 50 characters), a Parking type (required; an organization lookup such as Basement, Stilt, Open, picked under Settings, Lookups, and choosing one needs the View permission on Lookups), a Vehicle type (Two Wheeler, Four Wheeler or Any), a Size (Small or Big) and a Floor level that defaults to the area's level.

Generate parking slots numbers a range in one go: a Prefix (default "P-"), From and To numbers and Digits of zero-padding (default 3), so 1 to 50 give P-001 to P-050. Numbers that already exist in the area are skipped, so a run can be repeated, and one run creates at most 2,000 parking slots. Parking slots can also come from the parking-slots Excel sheet.

Statuses and who sets them

Parking slots use the same statuses as units, but only some are ever set:

Status How a parking slot gets it
Available new parking slots; a released or unallocated one
Blocked by hand, in the parking slot panel
Reserved For Buyer a sent (or finalized) estimate picked it: "On hold" in the legend
Booked the estimate was booked; the booking now holds it
Allotted Allocate to member on the Parking tab gave it to an allottee

Reserved For Tenant and Sold appear in filters and the legend but nothing sets them on a parking slot. Only Available and Blocked can be set by hand; the others are "set through allocation, not by hand". A held or allocated parking slot cannot be deleted or have its status changed: "A sent estimate holds this parking slot; it is released when the estimate is cancelled or expires", "Release the parking slot before changing its status".

Buyers: hold, then book

  • On an estimate, the Parking (optional) card shows the project's parking layout in pick mode: "Click free parking slots to pick them. Sending the estimate holds them for the buyer with the unit". A draft holds nothing.
  • Sending the estimate holds every picked parking slot that is still free: it becomes Reserved For Buyer for that opportunity, exactly like the unit, until the estimate is cancelled, superseded, expires or is booked. Another buyer's estimate is refused a held parking slot: "Parking slot <n> (<area>) is held for <name> by a sent estimate".
  • Booking takes the parking slots from the approved estimate: each becomes Booked and is listed on the booking's Applicants & parking tab. If one was taken meanwhile, booking stops with "Parking slot <n> (<area>) was taken after the estimate picked it (it is <status>); pick another on a new estimate version".
  • Cancelling the booking releases them to Available (a parking slot the allottee's offer gave them goes back to Allotted instead).

The price of parking is not tied to the count of parking slots picked: it comes from the Parking charge on the pricing plan (seeded in the Unit Base Price group at 5% GST), which you price as a fixed amount and can override on the estimate.

Allottees: allocate from the project

On the parking slot panel, Allocate to member searches the project's society members and gives an Available parking slot to one of them: it becomes Allotted. Release returns it to Available. This only works on a project with a linked society; otherwise the box explains "Member allocation applies to redevelopment projects with a linked society. Booking allocation happens through bookings." An allottee's own parking slot stays Allotted to them even when they later book it with their purchase; a parking slot allocated to a booking cannot be released from the Parking tab ("This parking slot is allocated to a booking; release it through the booking").

The Layout view

The Layout view draws one row per level with a cell per parking slot, coloured by status, with the unit number or vehicle type in the cell and the holder, booking number and validity on hover. The same drawing is used in the estimate's picker, on the estimate, in the booking wizard and on the booking overview.

Why holds

Without a hold, two buyers could be sent estimates on the same basement parking slot and the clash would surface only at booking. Holding it from the moment the estimate is sent, with the same validity as the unit, means the sales team sees "On hold" on the layout at once, and the parking slot goes back to stock by itself when the estimate lapses.

Example

Skyline Heights has a parking area Basement 1 at level -1. The project manager clicks Generate parking slots with prefix P-, from 1 to 120 and 3 digits, parking type Basement, vehicle type Four Wheeler: 120 parking slots P-001 to P-120 are created, all Available. Running the generator again from 1 to 130 reports "Created 10 parking slots · 120 already existed".

Rohan Shah's estimate for unit A-1203 picks P-017 and P-018 on the layout. While it is a draft the two cells stay green. When the estimate is sent on 1 Oct 2026 with a 7-day validity, both become Reserved For Buyer: the On hold count goes up by two and the cells read "On hold: a sent estimate holds it until it is cancelled, expires or is booked" on hover. A second executive who tries to send Priya Desai an estimate on P-017 is told "Parking slot P-017 (Basement 1) is held for Rohan Shah by a sent estimate". Rohan's estimate carries the plan's Parking charge of ₹5,00,000.00 plus 5% GST ₹25,000.00; the sales manager overrides the amount to ₹8,00,000.00 for the second parking slot, with a reason. On booking, P-017 and P-018 become Booked and appear on the booking's Applicants & parking tab; if the booking is later cancelled they return to Available.

Meanwhile the rehab officer opens P-101, searches "Kulkarni" under Allocate to member and allocates it: P-101 becomes Allotted, and its hover on the layout adds "Sunita Kulkarni (unit A-704)", A-704 being the unit her offer allots her.

  • Estimate validity and the unit holdConcept

A sent estimate holds its unit (and the parking slots it picked) for that buyer until its Valid until date; the hold starts on sending, can be extended with a reason, and an hourly job expires the estimate and frees the unit the day after the date passes.

  • Charge groups and per-line GSTConcept

A charge group is a section of the cost sheet with a default GST rate; every charge line carries its own GST, worked out from the estimate override, the plan line, the component or the group, in that order.

  • Excel sheets: check first, then applyConcept

Units, parking slots, construction stages, unit pricing, benefit plans, society members and allottees can be exported to and imported from Excel; every sheet is checked row by row first, and nothing is written while any row fails.

  • Set up parking areas and parking slotsHow-to

Add the project's parking areas (basements, podiums, stilts), number their parking slots in bulk with the generator or one at a time, and check the layout, so parking slots can be allocated to society members and offered to buyers.

  • Allocate a parking slot to an allotteeHow-to

Give a society member one of the project's parking slots from the Parking tab, see it on the member's page, and release it again when the allocation changes.

  • Parking slot is allocated or held: it, and its parking area, cannot be released, changed or deleted hereTroubleshooting

A parking slot allocated with a booking is released only when that booking is cancelled, one held by a sent estimate only when the estimate is cancelled or expires, and while either lasts its status cannot be set by hand, it cannot be deleted and its parking area cannot be removed; only member allocations are released from the Parking tab.
