Unit types and unit configurations (typologies)

A unit type says what kind of unit it is (Apartment, Office, Shop, Showroom) and which property types it suits; a unit configuration is the typology (2 BHK, Penthouse, Office) made of a name, a unit type and a bedroom count, with the areas kept on each unit.

Unit types and unit configurations (typologies)

A unit type is the kind of unit: Apartment, Office, Shop, or whatever else your organization sells, such as Showroom or Row House. A unit configuration is the typology within a type: Studio, 1 BHK, 2.5 BHK, Penthouse, Office, Shop. A configuration is only a name, a unit type and a bedroom count; the areas belong to each unit, because two 2 BHKs are rarely the same size.

How it works in NirmaanOne

Unit types

Unit types are an organization-level lookup under Settings, Lookups, Unit types, seeded with Apartment, Office, Shop and Refugee (a refuge area, which suits both residential and commercial projects). Each type says which projects may use it:

  • Suits residential: offered on Residential projects.
  • Suits commercial: offered on Commercial projects.
  • A Mixed project offers every active type, including one that suits neither yet, so a half-set-up type is never lost.

A unit, a unit configuration, a pricing plan, an opportunity's preferred unit type and an allottee's existing flat all name a unit type. The Excel sheets and saved filters name the type in words, so after renaming a type, a sheet typed before the rename must use the new name. A name that does not exist is refused with "No unit type called "<name>". Known types: …", and a type that does not suit the project with "<type> is not a unit type for a <property type> project; change the project's property type, or mark the unit type as suiting it under Settings > Lookups".

A type in use cannot be deleted ("<n> units still use this unit type; deactivate it instead"; the count may name unit configurations, pricing plans, opportunities or allottees instead). Deactivate it and it disappears from the pickers while the existing records keep it.

Unit configurations

Unit configurations are another organization-level lookup, Unit configurations, seeded with Studio, 1 BHK, 1.5 BHK, 2 BHK, 2.5 BHK, 3 BHK, 3.5 BHK, 4 BHK and Penthouse (all Apartment), Office and Shop. A configuration has:

  • a Name, unique in the organization;
  • a Unit type, required ("Required for a unit configuration.");
  • Bedrooms, from 0 to 20 in steps of 0.5, blank for offices and shops.

Nothing else: no carpet area, no built-up area. The areas are typed on each unit.

You can also add a configuration from the Structure tab's New configuration… link, with the Create permission on Towers, Floors & Units, without going to Lookups. A configuration in use cannot be deleted ("<n> unit(s) use this configuration; deactivate it instead"), and an inactive one is refused on new units ("That configuration is inactive; reactivate it or pick another.").

How a unit uses them

On a unit, picking a Configuration fills the Unit type from it (the field is disabled with the hint "From the configuration"). A configuration whose type does not match what you typed is refused: "Configuration <name> is for <type> units, not <type>" (the unit panel avoids this by taking the type from the configuration). Without a configuration, the unit type is required on its own. The generator works the same way per floor range: pick a configuration, or a unit type, and type the areas for the range or per position.

The project's property type narrows both pickers: a Residential project shows the residential types and the configurations built on them, a Commercial project the commercial ones, a Mixed project everything.

What else reads the unit type

  • Pricing plans are made per project and unit type (a plan name is used once per type), so the Apartments of a project can be priced on one plan while Shops have another. The plan's Per Sqft lines then use each unit's own area on the area basis.
  • Opportunities record a preferred unit type for a lead.
  • Society members and PAP tenants record the unit type of their existing flat, and members their existing bedrooms as a plain number: the old building has no configurations to point at.
  • The Structure tab's List view and the units sheet filter and carry the type and configuration by name.

Business reason

Which typologies exist, and what a developer calls them, changes from office to office and from project to project (a "Jodi flat", a "Showroom", a "Row House"). Keeping types and configurations as lookups lets each organization use its own words, and keeping areas off the configuration avoids the mistake of pricing a 612 sqft flat as if it were the 645 sqft one it shares a name with.

Example

Shree Ganesh Developers sells apartments and, on its mixed-use projects, ground-floor showrooms.

  1. Under Lookups, Unit types, the administrator adds Showroom and ticks Suits commercial only. Apartment (residential), Office and Shop (commercial) and Refugee (both) are already there.
  2. Under Unit configurations she adds Showroom with unit type Showroom and no bedrooms, and Jodi 4 BHK with unit type Apartment and 4 bedrooms.
  3. Skyline Heights is a Mixed project, so its Structure tab offers Apartment, Office, Shop, Refugee and Showroom, and every configuration. Sagar Residency is Residential: its pickers show Apartment and Refugee and the Apartment configurations only, and a pricing plan for Showroom units there is refused with "Showroom is not a unit type for a Residential project; change the project's property type, or mark the unit type as suiting it under Settings > Lookups".
  4. In Tower A of Skyline Heights, units A-1203 and A-1204 are both configured 2 BHK, so both take unit type Apartment. Their areas are typed on each unit: A-1203 has 645 sqft carpet (Mofa), A-1204 has 612 sqft.

The pricing plan "Skyline Apartments" is made for unit type Apartment, with a Unit Price line of ₹18,500 Per Sqft in the Unit Base Price group, and the project charges on Carpet area (Mofa). Because the configuration carries no area, the two 2 BHKs price differently:

Unit Configuration Carpet area (Mofa) Unit Price line
A-1203 2 BHK 645 sqft 645 × ₹18,500 = ₹1,19,32,500.00
A-1204 2 BHK 612 sqft 612 × ₹18,500 = ₹1,13,22,000.00

Mrs Kulkarni, a society member, records her existing flat as unit type Apartment with 2 bedrooms and 512.50 sqft carpet (Mofa); no configuration is involved.

  • New projectScreen

Create a project from its name, type, promoter entity and site address, then carry on in the setup wizard.

  • Edit projectScreen

Change a project's facts on one page: basics, site address, land survey details and expected possession, and, on a redevelopment, the development agreement date and the fair value of the development rights. The settings the project inherits from the organization live on its Settings tab.

  • New opportunityScreen

Start a lead: the project, the buyer (a new person or an existing contact), where the enquiry came from, who works it, any channel partner to credit, and what the buyer is looking for.

  • Society & TenantsScreen

On a redevelopment project, link the society being redeveloped, keep its members and the project's landowners and PAP tenants, and give each of them an offer that allots new units and sets the benefits the developer pays.

  • SocietyScreen

One housing society's details and its member roll: add members one by one or from an Excel sheet, record their existing flat, consent and co-owners, and export the roll.

  • Importing and exporting Excel sheetsScreen

Download a project's units, parking slots, construction stages or unit pricing as an Excel sheet, fill in the template, check it row by row and import it in one go.

  • Unit areas and the chargeable areas: Carpet area (Mofa), RERA Carpet Area, Super Built-up AreaConcept

Every unit carries up to three areas; two settings say which one money is worked out on: the chargeable area for buyers (what a Per Sqft price multiplies on a buyer's estimate) and the chargeable area for members and tenants (what a member's offer and an allottee's purchase are measured in).

  • Lookups and their codesConcept

The dropdown lists each organization maintains (contact types, lead sources, activity types, company types, bank account purposes, parking types, amenities, unit types, unit configurations), the machine code each value carries, how the code is derived from the name, and why some codes must not be retired.

  • Project type and property typeConcept

The project type (New Development or Redevelopment) decides whether the project has a society, members and offers; the property type (Residential, Commercial or Mixed) decides which unit types its towers, configurations and pricing plans may use.
