Set up a benefit plan

Create a ready-made plan of the benefits allottees get on a project (corpus, transit rent, shifting…), each as a fixed amount or a rate per sq ft of existing carpet, so the rehab team can apply it to offers in one go.

Set up a benefit plan

Most allottees on a project get the same package: a corpus, transit rent for the construction period, shifting charges, and so on. A benefit plan holds that package once, each benefit as a fixed amount or a rate per sq ft of the allottee's existing carpet, with its cadence, number of installments and due day. The rehab team then applies the plan to an offer in one click and only types the start dates.

Before you start

  • The benefits exist as charge components of the kind Tenant Benefit under Masters > Charge Components (for example Corpus Fund, Transit Rent, Shifting Charges); only those can be picked. See Charge components.
  • The Tenant Benefits tab shows on every project when you hold any permission on Pricing Plans. Creating a plan needs the Create permission on Pricing Plans, adding and saving its benefits the Edit permission: in the default roles the Administrator and the Project Manager. A Rehab Officer can view plans and apply them to offers, but not create or change them.
  • Editing the benefits also needs the View permissions on Charge Components and Bookings (for the payment cadences).

Steps

  1. Open the project from Projects and choose the Tenant Benefits tab (Tenant Benefits). On the left is the Benefit plans list with Add and the box Show inactive plans; with no plans yet it reads "No benefit plans" and "A plan lists the benefits an allottee gets (corpus, transit rent, shifting…), ready to apply to an offer."
  2. Click Add. The panel New benefit plan slides in with Plan name (placeholder "e.g. Society members – standard"), Description and the ticked box Active (offered when applying a plan to an offer).
  3. Type the Plan name and a Description (it shows on the plan's card) and click Create plan. The button stays greyed out with "Give the plan a name" until you type one. You see “Benefit plan "<name>" created; add its benefits.” The plan is selected on the left and its card on the right reads "Per installment: a fixed amount, or a rate per sq ft of the allottee's existing carpet. A recurring benefit can step up (rent during a long rehab). The start date is typed on each offer." with "No benefits yet".
  4. Click Add benefit. An empty row appears at the top of the table, worked out as Fixed amount.
  5. Fill the row, and repeat for each benefit:
    • Benefit: a Tenant Benefit component; each can appear once on a plan.
    • Worked out as: Fixed amount, or Per sq ft of existing carpet (the amount per installment becomes the rate × the existing carpet recorded on the offer).
    • Amount / rate: the amount per installment, or the ₹ per sq ft rate. A fixed amount shows formatted under the box, for example ₹5,00,000; a rate shows "₹ per sq ft".
    • Cadence: how often it is paid; only calendar cadences are listed (lumpsum, monthly, quarterly…).
    • Installments: how many payments; fixed at 1 for a one-time cadence such as lumpsum.
    • Due day: 1 to 31, or -1 for the month end; greyed out for a one-time cadence.
    • Note: free text carried onto the offer.
    • Under a recurring benefit, the grey strip holds its default increase. Leave Increase at "No increase", or pick Percent or Fixed amount for a benefit that steps up during a long rehab, such as transit rent rising every year; Every (months) fills with 12 and Paid as with Spread into installments. Type Increase % or Increase per installment. For Percent the Compounding tick is on: each step applies to the current installment; untick it to apply every step to the first. Paid as is Spread into installments (from each anniversary every installment carries the stepped-up amount) or Lumpsum at each anniversary (the installments stay flat and one extra row per anniversary pays that period's increase up front); both add up to the same total. The strip repeats the rule in words and reminds you that "The offer can change or drop it per allottee.": the plan only supplies a default, and an allottee whose rent stays flat gets the plan without it (see Apply a benefit plan to an offer). For example: Corpus Fund, Fixed amount, ₹5,00,000, lumpsum; Transit Rent, Per sq ft of existing carpet, ₹40, monthly, 30 installments, due day 5, Percent 10, every 12 months, spread; Shifting Charges, Fixed amount, ₹50,000, lumpsum. Remove a row with its bin icon ("Remove benefit").
  6. Click Save. You see “Benefits of "<name>" saved.” and the plan's card on the left reads "<n> benefits · <description>". The button stays greyed out, with the first problem on hover, until every row is complete (see below).

What happens next

  • The plan is Active and is offered in the offer's Apply a benefit plan dialog on this project. Applying copies its benefits onto the offer, worked out for that allottee (a rate × their existing carpet), and replaces the offer's benefit lines; the start dates are typed on the offer. See Apply a benefit plan to an offer and Draft an offer to an allottee.
  • A plan is a starting point, not a link: changing or deleting it later doesn't touch offers it was already applied to ("Offers it was applied to keep their lines.").
  • To stop offering a plan without deleting it, open it with the pencil (Edit <name>), untick Active (offered when applying a plan to an offer) and click Save changes; it then shows only with Show inactive plans ticked.
  • Plans can also be brought in from Excel: Export and Import on the tab move one row per benefit, with the plan's name, description and active flag on each row. See Excel sheets.

If something goes wrong

  • "<benefit>: an increase needs a recurring cadence (monthly, quarterly ...)", "<benefit>: the increase must be more than zero", "<benefit>: say whether the increase is a percent or a fixed amount" or "<benefit>: the increase period is at least 1 month" on Save: fix that row's Increase, its step or Every (months), or set it back to "No increase".
  • "A pricing plan with this name already exists for this unit type." when you create the plan: a benefit plan with that name already exists on this project (the wording is shared with pricing plans). Use another name or edit the existing plan. See Benefit plan name taken (trouble.projects.benefit-plan-name-taken).
  • Save greyed out with "line N: pick a benefit", "line N: pick a cadence", "line N: enter the amount", "line N: how many installments", "line N: enter the increase", "line N: every how many months" or "A benefit appears twice" (the repeated Benefit box is outlined in red): complete or remove that row. "Nothing changed" simply means there is nothing to save. See Benefit plan cannot be saved or applied (trouble.pricing.benefit-plan-cannot-be-applied).
  • The card reads "Editing needs read access to Charge Components and Bookings (payment cadences).", Add isn't shown, or the tab is blank: your role lacks a permission on Pricing Plans, Charge Components or Bookings. See No permission (trouble.admin.no-access).
  • The Benefit list is empty: no charge component of the kind Tenant Benefit exists yet. Add one under Masters > Charge Components.

  • Benefit plans and benefit accrualConcept

A benefit plan is a project's ready-made list of what the developer pays an allottee (corpus, transit rent, shifting), applied to a draft offer in one go; benefit accrual is how a Member Benefits payout run books each due installment as an expense and a bill on the member's ledger before paying it.

  • Member offer (term sheet): benefits and charges, never nettedConcept

The one live offer an allottee has on a project: the area they hold and are entitled to, the new units allotted, and the money on both sides, benefits the developer pays and charges the member pays, each with its own schedule and never set off against the other.

  • Payment plans: lumpsum, cadence, custom and construction-linkedConcept

A payment plan says how the buyer's total is collected: all at once, in equal installments on a cadence, on agreed dates, or as construction stages are achieved; it lives on the estimate as numbered versions, is finalized with the price for approval, and becomes the booking's schedule.

  • Entitlement: existing carpet, entitled area, uplift, extra area and the splitConcept

The area figures on an allottee's offer: the carpet they hold today, the area they are entitled to (typed, or filled from the project's uplift guidance or the allotted units), the extra area the allotted units give beyond it, and how the entitlement is split across the units to fix what each one charges for.

  • "Already exists" or "listed twice": the name, code, number or line must be uniqueTroubleshooting

Names, codes and numbers are unique within their scope (the organization, a project, a tower, a set of books) so that records can be told apart, and a line can appear once on a plan, offer or account; rename, reuse the existing record, or remove the duplicate line.

  • Benefit plan cannot be saved or applied to the offerTroubleshooting

A benefit plan needs a name, and each of its lines a Tenant Benefit component, a calendar cadence, an amount and (for a repeating cadence) the number of installments; applying one to an offer needs a plan with lines and, when a line is per sq ft, the allottee's existing carpet on the offer.

  • "No access" or "You do not have permission": your role lacks a permissionTroubleshooting

Every screen, button and picker is gated by a permission on a module; your role decides which you hold, so a missing one shows as a No access card, a refused action, a greyed-out button with a hover reason, or a picker that explains which permission it needs.
