Expected possession date and charges at possession

The project's expected possession date is when the charge groups a pricing plan collects "at time of possession" fall due: one undivided row per charge, owed from booking, outside the buyer's payment plan, re-dated on every open booking when the date changes.

Expected possession date and charges at possession

The expected possession date is the day the project expects to hand units over. Its main job is to date the charge groups that a pricing plan collects At time of possession (not part of the plan): they fall due on that date. Such charges are owed from the day of booking but are not part of the buyer's payment plan: never split by it, never given a down payment, each collected in one row. Every charge group other than Unit Base Price starts this way when its first charge is saved on a pricing plan; the plan's How each charge group is collected block is where that is changed.

How it works in NirmaanOne

Setting the date

Expected possession is a project field on Edit project and on the setup wizard's Land & RERA step, with the hint "Charges the pricing plan collects at possession (outside the payment plan) fall due on this date; changing it re-dates their open rows on every booking." It is optional. Saving needs the Edit permission on Projects.

The same date also feeds revenue recognition where a policy looks ahead to handover: the Remaining obligation report groups what is still to be recognised by the financial year of each project's expected possession ("Date not fixed" when it is blank), and the policy's financing and contract-cost options measure months to possession from it until the actual handover is known.

It is not the same as the possession dates recorded on a booking's Possession card (Offer possession, handover, conveyance), which record what actually happened to one unit and drive revenue recognition. The expected date is the project's plan; the booking's dates are its history.

Sending a charge group to possession

On the Unit Pricing tab, the block How each charge group is collected has one row per group the plan prices, with the choice On the payment plan or At time of possession (not part of the plan). The Unit Base Price group cannot go to possession: its radio is disabled with "The unit base price is what the payment plan collects", and the server refuses it too. Saving needs the Edit permission on Pricing Plans; the block needs the View permission on Construction Stages to load.

The choice belongs to the pricing plan, so every estimate priced with that plan carries it.

What happens on the estimate and the booking

  • On the estimate's payment-plan step, the possession groups appear apart, in a section At the time of possession: "Owed from booking, collected in one go when the project hands over possession. Not part of the plan above and never split by it." It lists the lines and "Total at possession (₹<charges> + GST ₹<gst>)", with the switch Show this section on the buyer's payment plan (on by default). Switching it off only hides the section on previews, the booked termsheet and documents: "the charges stay owed and are still collected at possession."
  • When the booking is made, each possession charge becomes one row with the project's expected possession date as its due date, no down payment and no split. Rows that share the same due date are shown as one installment, after the plan's rows, under the divider At the time of possession, marked "at possession".
  • If the project has no expected possession date yet, the rows are created without a due date and the installment reads "date to be fixed on the project". They are dated as soon as the project gets a date.

Changing the date

Saving a new Expected possession re-dates every at-possession row on the project's bookings that is still Pending and has not been hand-edited (no Manual badge), on every termsheet of the project, without asking for confirmation. Paid rows, rows in any other status and hand-dated rows keep their dates. Clearing the date leaves those rows undated again.

Why

In Mumbai practice the legal, society-formation, maintenance and deposit money is collected at handover, not spread over the construction-linked plan. Keeping those groups outside the plan means the plan's percentages describe the unit price alone, the demands for possession money go out together when the building is ready, and a slip in the handover date moves every open possession demand in one edit rather than booking by booking.

Example

Skyline Heights has Expected possession set to 31 Mar 2028. On its 2 BHK pricing plan the Project Fixed Charges (PFC) group is set to At time of possession (not part of the plan); the Unit Base Price group follows the construction-linked plan.

Mr Shah books A-1203 on 15 Oct 2026. His estimate's PFC lines are Legal Charges ₹25,000.00 (GST 18%), Development / Betterment Charges ₹1,50,000.00 (GST 18%) and Deposits … ₹75,000.00 (GST 0%). The estimate's plan step shows, under At the time of possession, "Total at possession (₹2,50,000.00 + GST ₹31,500.00)". On booking, the schedule gets its construction-linked rows for the unit price and then, under the divider At the time of possession, one installment due 31 Mar 2028: Total amount ₹2,50,000.00, GST ₹31,500.00, payable ₹2,81,500.00. Nothing of it is due on booking, and no down payment is taken from it.

In January 2028 the project manager moves Expected possession to 30 Jun 2028 and saves. Mr Shah's possession installment is still Pending and untouched, so it moves to 30 Jun 2028, as does the same row on every other open booking of the project. Mrs Desai's possession installment, which the accountant had hand-dated to 15 Apr 2028 for an early handover, keeps its date.

  • Charge groups and per-line GSTConcept

A charge group is a section of the cost sheet with a default GST rate; every charge line carries its own GST, worked out from the estimate override, the plan line, the component or the group, in that order.

  • Payment plans: lumpsum, cadence, custom and construction-linkedConcept

A payment plan says how the buyer's total is collected: all at once, in equal installments on a cadence, on agreed dates, or as construction stages are achieved; it lives on the estimate as numbered versions, is finalized with the price for approval, and becomes the booking's schedule.

  • Construction stages and share bucketsConcept

A project's construction stages (plinth, slabs, possession) each carry a share of a 100% bucket, one bucket for the project-wide stages and one per tower; completing a stage dates the installments waiting on it and moves the revenue progress.

  • Possession: offer, handover, conveyance and the occupation certificateConcept

Possession of a booked unit is recorded as three dates on the booking (possession offered, handed over, conveyance registered); the occupation certificate on the tower or project is what allows the offer, the handover marks the unit Sold, and the books' revenue policy names which of these dates is the moment sale revenue is recognised.

  • Decide how each charge group is collectedHow-to

On a pricing plan, say for each charge group whether the buyer's payment plan collects it (on every stage or only on the stages you pick) or whether it falls due at possession outside the plan, then set the project's expected possession date so those rows get a due date.
