Pricing bases: Per Sqft, Per Floor, Fixed, Percent Of Base

Each charge line on a pricing plan is worked out on one of four bases: a rate per square foot of the chargeable area, a rate per floor above a starting floor, a fixed amount, or a percentage of the lines priced before it.

Pricing bases: Per Sqft, Per Floor, Fixed, Percent Of Base

The basis of a charge line says how its amount is worked out from the Amount you type on the pricing plan: multiplied by the unit's chargeable area, multiplied by the floors above a starting floor, taken as it is, or taken as a percentage of the lines priced before it. Every line on a pricing plan has exactly one basis; the estimate then carries the resulting amount and GST.

How it works in NirmaanOne

Where you choose it

On the Unit Pricing tab, each row of the Charges editor has a Basis select with the four values, an Amount whose hint changes with the basis, a From floor (hinted "Per-floor only"; the other bases ignore it), an optional GST % and an Optional tick. The pricing-lines Excel sheet has the same columns. Saving needs the Edit permission on Pricing Plans.

The four bases

Basis Amount worked out as Typical use
Per Sqft rate × the unit's chargeable area (the area the project's chargeable area for buyers names, or for an allottee's purchase the chargeable area for members and tenants; Carpet Area (Mofa) unless the organization or project says otherwise) Unit Price
Per Floor rate × the number of floors above From floor, never below zero: the unit's floor number less the starting floor Floor Rise
Fixed the amount as typed PLC (Preferred Location Charge), Parking, Legal Charges, deposits
Percent Of Base rate % of the running total of the non-tax lines priced before this one development or betterment charges quoted as a percentage

Some points to keep in mind:

  • Per Sqft uses the chargeable area, not always the super built-up area. The hint under Amount ("₹ per sqft of the unit's super built-up area") and the sheet's column help are older wording; the setting decides (see Unit areas and the area basis). A unit without that area cannot be priced: "Unit <number> has no <basis>, the area this project charges on; record it on the unit first".
  • Per Floor counts floors above the starting floor. A unit on the starting floor or below it pays nothing on that line. With From floor left blank the count starts from the ground floor (floor 0).
  • Percent Of Base is worked out on the lines that come before it in the cost sheet's order: group order, then Unit Price first within Unit Base Price, then the components' catalogue order, then the plan's order. The editor's hint says the on-screen order matters, but it is this order that counts. GST amounts and any legacy blanket tax line never enter the running total.
  • Optional lines are priced only when the estimate includes them ("Include this optional charge"). The plan's Preview on a unit leaves them out.
  • Every amount is rounded half-up to the paise, line by line, and GST is then worked out on the rounded amount at the line's effective rate.
  • On the estimate, a plan line's rate, amount or GST rate can be overridden with a reason; the plan rate is kept for audit. Hand-added charges are always fixed amounts.

Why four bases

A Mumbai cost sheet quotes the unit at a rate per square foot, adds a floor-rise per floor above a threshold, charges preferred locations, parking and society money as lump sums, and sometimes states development charges as a percentage of the base. Keeping the basis on the plan line, rather than typing computed figures, means one plan prices every unit of its type and a changed rate flows to every new estimate.

Example

The 2 BHK plan of Skyline Heights prices unit A-1203, on the 12th floor with 645 sqft carpet (Mofa), the project's chargeable area. The lines and how each amount arises:

Line (group) Basis Amount typed Worked out Amount
Unit Price (Unit Base Price) Per Sqft 18,500 645 × ₹18,500 ₹1,19,32,500.00
Floor Rise (Unit Base Price), From floor 5 Per Floor 25,000 (12 − 5) = 7 floors × ₹25,000 ₹1,75,000.00
PLC (Unit Base Price) Fixed 2,00,000 as typed ₹2,00,000.00
Legal Charges (PFC) Fixed 25,000 as typed ₹25,000.00
Development / Betterment Charges (PFC) Percent Of Base 2 2% of ₹1,23,32,500.00, the four lines above ₹2,46,650.00

The running total before the last line is ₹1,19,32,500.00 + ₹1,75,000.00 + ₹2,00,000.00 + ₹25,000.00 = ₹1,23,32,500.00, so 2% of it is ₹2,46,650.00; GST at the PFC group's 18% adds ₹44,397.00 on that line. Had Legal Charges been placed after Development / Betterment Charges in the component catalogue, the base would have been ₹1,23,07,500.00 and the line ₹2,46,150.00.

The same plan on unit A-402 (4th floor, 620 sqft) gives Unit Price 620 × ₹18,500 = ₹1,14,70,000.00 and Floor Rise 0 × ₹25,000 = ₹0.00, because floor 4 is not above floor 5.

Related

  • Unit PricingScreen

Keep the project's pricing plans, one per unit type: the sale charges by charge group with GST per line, how each charge group is collected, and a preview of the price and payment schedule on a real unit.

  • New estimateScreen

Price a unit for a buyer: pick the unit and optional parking slots, load a unit pricing plan or add charges by hand, override rates with a reason, set the validity, and save the draft before moving on to the payment plan.

  • Edit estimate (estimate wizard)Screen

Continue an estimate in three steps: edit the draft pricing, draft or re-version the payment plan (lumpsum, installments, custom dates or construction-linked), then review and finalize, which locks price and plan and requests approval.

  • EstimateScreen

One estimate version: its charges by group, payment plan, approvals, unit and parking hold and validity, with the lifecycle actions to send, finalize, request approval, approve or reject, extend, cancel, version and book.

  • Importing and exporting Excel sheetsScreen

Download a project's units, parking slots, construction stages or unit pricing as an Excel sheet, fill in the template, check it row by row and import it in one go.

  • Unit areas and the chargeable areas: Carpet area (Mofa), RERA Carpet Area, Super Built-up AreaConcept

Every unit carries up to three areas; two settings say which one money is worked out on: the chargeable area for buyers (what a Per Sqft price multiplies on a buyer's estimate) and the chargeable area for members and tenants (what a member's offer and an allottee's purchase are measured in).

  • Charge groups and per-line GSTConcept

A charge group is a section of the cost sheet with a default GST rate; every charge line carries its own GST, worked out from the estimate override, the plan line, the component or the group, in that order.

  • Estimate versions, price lock, overrides and the approval gateConcept

Every priced offer to a buyer is a numbered version of the opportunity: a Draft is edited in place, any later price change is a new version that supersedes the current one, the price is locked when finalized, and every estimate must be approved before it can be booked.

  • Excel sheets: check first, then applyConcept

Units, parking slots, construction stages, unit pricing, benefit plans, society members and allottees can be exported to and imported from Excel; every sheet is checked row by row first, and nothing is written while any row fails.

  • Create a pricing plan and its charge linesHow-to

Set up a project's guidance price list for one unit type: create the plan, add a line per sale charge with its basis, amount and GST, save them together, and later retire the plan when a new price list replaces it.

  • Preview a price and payment schedule on a unitHow-to

Check a pricing plan on a real unit of the project: the grouped cost sheet with GST and grand total, then how a construction-linked or lumpsum payment plan would collect it, with the plan's stage links and possession charges applied; nothing is saved.

  • Unit has no chargeable area: the area the project prices on is missingTroubleshooting

Per Sqft prices and allottee entitlements are worked out on one area basis (Carpet Area (Mofa), RERA Carpet Area or Super Built-up Area); a unit without that area cannot be priced, previewed or split until the figure is recorded on the unit.
