Decide how each charge group is collected
On a pricing plan, say for each charge group whether the buyer's payment plan collects it (on every stage or only on the stages you pick) or whether it falls due at possession outside the plan, then set the project's expected possession date so those rows get a due date.
Decide how each charge group is collected
A buyer's price is made of charge groups: Unit Base Price, Project Fixed Charges (PFC), Project Maintenance Charges, Society Formation Charges and any group your organization added. The unit base price always follows the buyer's payment plan. Every other group starts as At time of possession (not part of the plan) the moment its first charge is saved on the plan, the way PFC, maintenance and society charges are usually collected in Mumbai. On the pricing plan you can change that per group: move it onto the payment plan, collect it only on some construction stages of a construction-linked plan (say, the fixed charges on the last slab), or leave it at possession as one row per charge.
The choice is made once per pricing plan and applies to every booking made on that plan. It doesn't change the price, only when each part is collected.
Before you start
- The pricing plan exists and its charges are saved (Create a pricing plan and its charge lines); the block reads "Add charges to the plan first; their groups appear here." otherwise.
- The project has construction stages (Plan construction stages and their shares). Without any, the block shows "This project has no construction stages yet; add them on the Construction Stages tab." instead of the table, even if you only want to move a group to possession.
- You need the Edit permission on Pricing Plans to save, the View permission on Construction Stages to see the table ("Linking groups to stages needs the Construction Stages permission." otherwise), and the View permission on Charge Components, which supplies the list of groups. In the default roles the Administrator and the Project Manager can do this.
- Setting Expected possession needs the Edit permission on Projects (in the default roles also the Compliance Officer).
- Save the Charges block before you start here: saving either block reloads the other, so unsaved edits in the other block are lost.
Steps
-
Open the project and choose the Unit Pricing tab. You see the Unit Pricing workspace with the Pricing plans rail on the left; the first plan is selected.
-
Click the plan you are setting up and scroll past Charges to the block How each charge group is collected. Its text explains the rule: "The unit base price is what the buyer's payment plan collects; on a construction-linked plan a group can be narrowed to the stages chosen here (the plan's percents re-scaled to it). A group set to "At time of possession" is outside the payment plan altogether: still owed from booking, collected as one row per charge on the project's expected possession date." The table has one row per charge group the plan prices, with the columns Charge group (and a subtitle), Collected and Stages (payment plan only).
-
Under Collected, choose for each group:
- On the payment plan: the group follows the buyer's plan.
- At time of possession (not part of the plan): the group is outside the plan. Its subtitle reads "Outside the payment plan" and its stages box "Not applicable: collected at possession". This is what every group other than Unit Base Price starts with when its first charge is saved on the plan; a choice you save here is kept when the charges are saved again.
Unit Base Price can't be moved: its possession option is greyed out with the hover reason "The unit base price is what the payment plan collects".
-
For a group that stays on the plan, use Stages (payment plan only):
- Leave it blank for "Whole plan (every stage)": the group is spread over the plan like the unit price. The subtitle reads "Follows the whole plan".
- Or pick the stages it is collected on. The shortcuts All stages, All but the last, Last stage only and Clear sit under the box. The subtitle reads "Every stage" or "N of M stages". On a construction-linked plan the group is then collected only on those stages, with the plan's percents re-scaled to them; a lumpsum plan ignores the narrowing.
-
Click Save stage links at the top right of the block. You see "Stage links saved." The button is greyed out with "No changes to save" on hover until something changed.
-
If any group is now collected at possession, give the project its Expected possession date: click Edit Project at the top of the project page (or the pencil on the Projects list) to open Edit project, fill in Expected possession under Land & RERA ("Charges the pricing plan collects at possession (outside the payment plan) fall due on this date; changing it re-dates their open rows on every booking.") and click Save changes. You see “Project "<name>" updated.” Without a date, possession rows stay undated.
-
Check the result on the plan. In Preview on a unit, pick a unit, then under Payment plan preview keep Construction-linked (project stages) (the default). Groups on the plan show against their stages; the possession groups appear in their own block, At the time of possession, marked "Due <date>" (or "Date to be fixed on the project" when the project has no expected possession date), with a "Total at possession" row, and the footer reads "Payment plan ₹… + at possession ₹…" against the grand total. See Preview a price and payment schedule on a unit.
What happens next
- Every booking made on this plan follows the links. A possession group becomes one installment per charge, due on the project's Expected possession date, shown in its own possession section on the booking's termsheet and schedule. A group linked to stages is collected only on those stages of a construction-linked plan.
- Changing Expected possession later moves every open, untouched possession row on the project's bookings to the new date; rows someone edited by hand keep their date.
- Deleting a construction stage removes it from these links without warning; check the block after you delete a stage.
- The links belong to the plan: an estimate started on the plan reads them when its payment plan is built.
If something goes wrong
- The possession option on Unit Base Price is greyed out with "The unit base price is what the payment plan collects", or saving is refused with "The unit base price is what the payment plan collects; it cannot move to possession": the unit price always stays on the payment plan. See Unit Pricing: no plan for the unit type, or the stage links refuse to save (trouble.pricing.plan-cannot-be-saved).
- "This project has no construction stages yet; add them on the Construction Stages tab." in place of the table: add the stages first. See Unit Pricing: no plan for the unit type, or the stage links refuse to save (trouble.pricing.plan-cannot-be-saved).
- "Add charges to the plan first; their groups appear here.": the plan has no saved charge lines, or your role lacks the View permission on Charge Components, so the groups can't be listed. See Create a pricing plan and its charge lines.
- "Charge group <code> does not exist in this organization" or "That milestone belongs to a different project." on Save stage links: a group or stage was removed while the page was open. Reload the page and save again. See Record not found or stale (trouble.admin.record-not-found).
- "Linking groups to stages needs the Construction Stages permission." or no Save stage links button (the choices greyed out): your role lacks the View permission on Construction Stages or the Edit permission on Pricing Plans. See No permission (trouble.admin.no-access).

- Preview a price and payment schedule on a unitHow-to
Check a pricing plan on a real unit of the project: the grouped cost sheet with GST and grand total, then how a construction-linked or lumpsum payment plan would collect it, with the plan's stage links and possession charges applied; nothing is saved.
- Plan construction stages and their sharesHow-to

- Expected possession date and charges at possessionConcept
The project's expected possession date is when the charge groups a pricing plan collects "at time of possession" fall due: one undivided row per charge, owed from booking, outside the buyer's payment plan, re-dated on every open booking when the date changes.
- Charge groups and per-line GSTConcept
A charge group is a section of the cost sheet with a default GST rate; every charge line carries its own GST, worked out from the estimate override, the plan line, the component or the group, in that order.
- Payment plans: lumpsum, cadence, custom and construction-linkedConcept
A payment plan says how the buyer's total is collected: all at once, in equal installments on a cadence, on agreed dates, or as construction stages are achieved; it lives on the estimate as numbered versions, is finalized with the price for approval, and becomes the booking's schedule.
- Unit Pricing: no plan for the unit type, or the stage links refuse to saveTroubleshooting
An estimate loads a pricing plan only when the project has an active plan for the unit's type; otherwise price by hand, giving each manual line an amount and every override a reason; on the Unit Pricing tab the stage links save only once the plan has charges and something changed, and the Unit Base Price group always stays on the payment plan.
- "That item could not be found" or "does not belong to this project": the record is gone, elsewhere or staleTroubleshooting
A record that was deleted, belongs to another organization, or is linked from a stale page answers "not found"; a tower, stage, parking slot, estimate, tenant, ledger or bill picked from the wrong project, opportunity or set of books is refused as not belonging there.
- "No access" or "You do not have permission": your role lacks a permissionTroubleshooting
Every screen, button and picker is gated by a permission on a module; your role decides which you hold, so a missing one shows as a No access card, a refused action, a greyed-out button with a hover reason, or a picker that explains which permission it needs.
