Preview a price and payment schedule on a unit
Check a pricing plan on a real unit of the project: the grouped cost sheet with GST and grand total, then how a construction-linked or lumpsum payment plan would collect it, with the plan's stage links and possession charges applied; nothing is saved.
Preview a price and payment schedule on a unit
Before the sales team quotes from a plan, price it on a real unit and see how the money would be collected. The preview prices the saved charges exactly as an estimate would, then lays them on a construction-linked or lumpsum payment plan with the plan's stage links applied, so you can check the rates, the GST, the area basis and the possession charges in one place. Nothing is saved.
Before you start
- The plan's charges are saved (Create a pricing plan and its charge lines); otherwise the preview reads "Save some charges first."
- Units of the plan's unit type exist on the Structure tab, with the area the project charges on recorded (Carpet area (Mofa) unless the project or the organization chose another Chargeable area).
- You need the View permission on Pricing Plans and on Towers, Floors & Units to see the block at all; the View permission on Bookings for the schedule ("The payment schedule preview needs the Bookings permission." otherwise); and the View permission on Construction Stages for a construction-linked schedule ("A construction-linked preview needs the Construction Stages permission."). In the default roles the Administrator, Project Manager, Finance Lead, Accountant, Sales Manager, Sales Executive, Rehab Officer, Compliance Officer and Auditor can do all of this.
- For a construction-linked schedule, the project's construction stages should carry shares that add up to 100% (Plan construction stages and their shares).
Steps
-
Open the project and choose the Unit Pricing tab, then click the plan in the Pricing plans rail. Below its Charges and How each charge group is collected blocks you see Preview on a unit: "Prices the saved charges on a <unit type> of this project, exactly as an estimate would (optional charges left out)." See Unit Pricing.
-
Type in the box "Search a unit number…" and pick a unit. Only units of the plan's unit type are listed, each as its number with "<tower> · Floor N · <area> super built-up area" (when the unit has no Super Built-up Area recorded, the figure shown is its Carpet area (Mofa), under the same words); with none, "No units of this type". You see "Pricing…" for a moment.
-
Read the cost sheet. The charges are listed by group in your organization's group order, each group with its lines, a sub-total and its GST, then the plan's subtotal, GST and "Grand total · unit <number>". A Per Sqft line is the rate × the unit's chargeable area; a Per Floor line the rate × the floors above its From floor; a Percent Of Base line a percent of the non-tax lines priced before it. Lines ticked Optional are left out, as they are on an estimate until it includes them. For a 650 sq ft unit at ₹18,500 per sq ft, the Unit Price line reads ₹1,20,25,000 and its 5% GST ₹6,01,250.
-
Under Payment plan preview ("How these charges would be collected on a booking made today, with this plan's stage links applied per charge group.") choose in the list:
- Construction-linked (project stages) (the default), with the down payment on the booking date in the "Down %" box (0 to 99, starts at 0). The stages' own "% of total" spread the rest when every stage has one and they add up to 100; otherwise the note "The stages carry no "% of total" that adds up to 100, so the preview splits the plan equally across the N stages; a real payment plan sets its own percents." appears and the split is equal.
- Lumpsum on booking: everything on the booking date.
The schedule table has the columns #, Particulars, %, Amount (excl. GST), GST and Total payable, with a Total row.
-
Check where each charge group lands. A group linked to particular stages appears only on those stages; a group set to At time of possession (not part of the plan) sits apart in the block At the time of possession, marked "Due <date>" or "Date to be fixed on the project", with its "Total at possession" row, and the footer reads "Payment plan ₹… + at possession ₹…" against the grand total. If something is in the wrong place, change the links in How each charge group is collected (Decide how each charge group is collected) and look again.
What happens next
- Nothing is saved. An estimate made on the plan prices the unit the same way, and its payment plan sets its own percents and dates; the preview is a check, not a quote.
- A unit that can't be priced here can't be priced on an estimate either: record the missing area on the unit first.
- The preview re-runs whenever the plan's charges or stage links are saved.
If something goes wrong
- "Unit <number> has no <area>, the area this project charges on; record it on the unit first": the unit lacks the chargeable area. Open it on the Structure tab and fill in that area, or change the project's Chargeable area on its Settings tab. See Unit has no chargeable area (trouble.projects.unit-has-no-chargeable-area).
- "Save some charges first.": the plan has no saved lines. See Create a pricing plan and its charge lines.
- "No units of this type": the project has no unit of the plan's unit type. Add them under Structure, or check the plan's Unit type.
- "This project has no construction stages yet; add them on the Construction Stages tab." under the construction-linked option: add the stages first. See Unit Pricing: no plan for the unit type, or the stage links refuse to save (trouble.pricing.plan-cannot-be-saved).
- "The stages carry no "% of total" that adds up to 100, so the preview splits the plan equally across the N stages; a real payment plan sets its own percents.": give every stage a Share of total so the shares add up to 100. The preview adds up all the project's stages, project-wide and tower stages together, so a project with a tower's own stages always gets the equal split here. See Construction stage shares refused (trouble.projects.stage-shares-exceed-100).
- "The payment schedule preview needs the Bookings permission.", "A construction-linked preview needs the Construction Stages permission.", or no Preview on a unit block at all: your role lacks the View permission on Bookings, Construction Stages, Pricing Plans or Towers, Floors & Units. See No permission (trouble.admin.no-access).

- Create a pricing plan and its charge linesHow-to
Set up a project's guidance price list for one unit type: create the plan, add a line per sale charge with its basis, amount and GST, save them together, and later retire the plan when a new price list replaces it.
- Decide how each charge group is collectedHow-to
On a pricing plan, say for each charge group whether the buyer's payment plan collects it (on every stage or only on the stages you pick) or whether it falls due at possession outside the plan, then set the project's expected possession date so those rows get a due date.
- Plan construction stages and their sharesHow-to
Record the project's construction stages (plinth, slabs, possession…) with their order, share of the payment bucket, tower and expected date, one at a time on the tab or in bulk from an Excel sheet, so construction-linked payment plans and pricing plans can be built on them.
- Pricing bases: Per Sqft, Per Floor, Fixed, Percent Of BaseConcept
Each charge line on a pricing plan is worked out on one of four bases: a rate per square foot of the chargeable area, a rate per floor above a starting floor, a fixed amount, or a percentage of the lines priced before it.
- Unit areas and the chargeable areas: Carpet area (Mofa), RERA Carpet Area, Super Built-up AreaConcept
Every unit carries up to three areas; two settings say which one money is worked out on: the chargeable area for buyers (what a Per Sqft price multiplies on a buyer's estimate) and the chargeable area for members and tenants (what a member's offer and an allottee's purchase are measured in).
- Charge groups and per-line GSTConcept
A charge group is a section of the cost sheet with a default GST rate; every charge line carries its own GST, worked out from the estimate override, the plan line, the component or the group, in that order.
- Payment plans: lumpsum, cadence, custom and construction-linkedConcept
A payment plan says how the buyer's total is collected: all at once, in equal installments on a cadence, on agreed dates, or as construction stages are achieved; it lives on the estimate as numbered versions, is finalized with the price for approval, and becomes the booking's schedule.
- Expected possession date and charges at possessionConcept
The project's expected possession date is when the charge groups a pricing plan collects "at time of possession" fall due: one undivided row per charge, owed from booking, outside the buyer's payment plan, re-dated on every open booking when the date changes.
- Unit has no chargeable area: the area the project prices on is missingTroubleshooting
Per Sqft prices and allottee entitlements are worked out on one area basis (Carpet Area (Mofa), RERA Carpet Area or Super Built-up Area); a unit without that area cannot be priced, previewed or split until the figure is recorded on the unit.
- Unit Pricing: no plan for the unit type, or the stage links refuse to saveTroubleshooting
An estimate loads a pricing plan only when the project has an active plan for the unit's type; otherwise price by hand, giving each manual line an amount and every override a reason; on the Unit Pricing tab the stage links save only once the plan has charges and something changed, and the Unit Base Price group always stays on the payment plan.
- Construction stage shares refused or the plan splits equally: shares must add up to 100%Troubleshooting
Project-wide stages share one 100% and each tower's own stages share their own; a share that pushes its bucket over 100% is refused, while shares that do not reach 100% make the pricing preview split the plan equally and leave revenue progress with nothing to measure.
- "No access" or "You do not have permission": your role lacks a permissionTroubleshooting
Every screen, button and picker is gated by a permission on a module; your role decides which you hold, so a missing one shows as a No access card, a refused action, a greyed-out button with a hover reason, or a picker that explains which permission it needs.
