Create a pricing plan and its charge lines
Set up a project's guidance price list for one unit type: create the plan, add a line per sale charge with its basis, amount and GST, save them together, and later retire the plan when a new price list replaces it.
Create a pricing plan and its charge lines
A pricing plan is the project's guidance price list for one kind of unit: the unit price per sq ft, the floor rise, the PLC, the parking charge, and the fixed, maintenance and society charges, each with its GST. Estimates start from a plan and can be adjusted within the approval rules, so the plan is what the sales team quotes from. A project usually has one plan per unit type (apartments, shops, offices), and a new plan when prices are revised.
Before you start
- The charge components and groups exist under Masters > Charge Components (Configure charge groups and components). Only Sale Charge components can go on a plan.
- You need the Create permission on Pricing Plans to add a plan and the Edit permission to save its charges; in the default roles that is the Administrator and the Project Manager. Adding a charge line also needs the View permission on Charge Components; otherwise Add charge is greyed out (no reason on hover) and the block warns "Adding charges needs the Charge Components permission; existing lines can still be edited."
- Know the project's chargeable area. Per Sqft amounts multiply the Chargeable area set on the project's Settings tab, or the organization's Area basis on the Projects card under Settings > Organization when the project doesn't set one; the default is Carpet area (Mofa). The hint under Amount still says "₹ per sqft of the unit's super built-up area"; go by the setting.
- Units of that type should exist on the Structure tab so you can preview the plan.
Steps
-
Open the project and choose the Unit Pricing tab. You see the Unit Pricing workspace: the Pricing plans rail on the left with Export, Import, Add and the checkbox Show inactive plans. On a new project it reads "No pricing plans" and "A plan lists the charges (base rate, floor rise, PLC…) for one unit type." with a New plan button. The Manage link on the Pricing plans card of the setup wizard's Amenities, parking, stages & pricing step brings you here too.
-
Click Add (or New plan). The panel New pricing plan slides in:
- Plan name (required, up to 100 characters), for example "Launch pricing". Unique for its unit type on this project.
- Unit type ("One plan prices one kind of unit."): the types the project's property type allows. With only one allowed the field is greyed out ("<Property type> projects have <type>s only").
- Effective from (optional): shown on the plan's card as "from <date>", for your reference. It doesn't switch the plan on or off by itself; Active does that.
- Active ("Inactive plans are kept but not offered on new estimates."): leave it ticked.
Click Create plan. You see “Plan "<name>" created.” The plan is selected and its Charges block reads "No charges yet" and "Add the unit price, floor rise, PLC, parking and the project's fixed, maintenance and society charges."
-
Click Add charge. An empty line appears under New charges at the top. Fill it in:
- Component ("Choose…"): a sale charge, shown with its code and group. Once picked, the line moves under its group, whose heading reads "GST N% by default" or "GST: none by default".
- Basis: Per Sqft (the rate × the unit's chargeable area), Per Floor (the rate × the floors above From floor, for the floor rise), Fixed (a lump sum in ₹) or Percent Of Base (a percent of the running total of the non-tax lines priced before it).
- Amount: the rate per sq ft, the rate per floor, the lump sum, or the percentage. For example Unit Price, Per Sqft, 18500: on a 650 sq ft unit that is ₹1,20,25,000 before GST.
- From floor ("Per-floor only"): the floor the floor rise starts counting from. A Per Floor line adds its rate once for every floor above this one, so Floor Rise at ₹25,000 with From floor 5 adds ₹1,75,000 on the 12th floor (7 floors × ₹25,000) and nothing on floors 5 and below.
- GST %: leave it blank to take the default; the hint reads "Blank = 5%" or "Blank = not taxable". Enter a rate only for a line taxed differently.
- Optional: tick for a charge that is offered but not added to an estimate by default (a second parking slot, say). The preview leaves optional lines out.
-
Repeat Add charge for every sale charge in the price: the unit price first, then floor rise, PLC and parking in Unit Base Price; legal, development, deposits, AC piping and club in Project Fixed Charges (PFC); the maintenance and society charges. Each component can appear once; a repeat shows "This component is already on the plan" under the second line. Remove a line with its bin icon (hover "Remove charge N"). Messages while you type: "Choose a component", "Choose a basis", "Enter a number".
-
Click Save charges (greyed out, with no reason on hover, until something changed). All lines are saved together; you see “Charges on "<name>" saved.” and the plan card reads "<unit type> · N charges · from <date>".
-
Check the plan in Preview on a unit: pick a unit of this type and read the grouped cost sheet with its sub-totals, GST and "Grand total · unit <number>". See Preview a price and payment schedule on a unit. Then decide how each charge group is collected: Decide how each charge group is collected.
-
To retire a plan when a new price list replaces it, click its pencil in the rail (hover "Edit <name>"), untick Active and click Save changes. You see “Plan "<name>" updated.” The card carries an Inactive badge and is hidden from the rail unless Show inactive plans is ticked. Estimates already made on the plan keep it; new estimates aren't offered it. Create the replacement plan with steps 2 to 5. Delete a plan only when nothing uses it: the bin (hover "Delete <name>") asks "Delete pricing plan?" ("<name> and its charges will be removed. Plans used by estimates cannot be deleted; deactivate them instead.").
What happens next
- The sales team picks the plan when pricing a unit on an estimate; the cost sheet shows the lines by group with a sub-total, GST and total per group, the Unit Price line first in its group.
- Each line's GST is worked out on its own: the line's GST %, else the component's rate, else the group's default; with none, the line isn't taxed. GST is never a line you add.
- Priced lines follow the charge-group order from Charge Components, with the unit price first, then the component order, then the plan's order. The on-screen order doesn't decide a Percent Of Base running total.
- Save the Charges block before editing How each charge group is collected, and the other way round: saving one reloads the other and drops unsaved edits there.
- Many lines can be loaded from Excel with Import ("Import unit pricing": "One row per charge line of a plan. A plan named here is created if it does not exist; charge components must already be set up."). The sheet takes any active component by name or code, so name only sale charges there; a plan with a GST, tenant or commission line can't be priced until that line is removed here.
If something goes wrong
- "A pricing plan with this name already exists for this unit type." under Plan name: another plan of this unit type on this project has the name. Use another. See Pricing plan name already taken (trouble.projects.pricing-plan-name-taken).
- "This component is already on the plan" under a line, or "A component appears more than once." on save: a plan carries each charge component once, so remove the duplicate line (or change its component) and save again.
- "Not a charge the buyer pays: <name> (<kind>). GST is worked out for each charge from its own rate, so it is never a line you add." or "Not a charge the buyer pays: <name> (<kind>). Member benefits and charges go on a member offer; commissions on the booking." on Save charges: the plan carries a line that isn't a sale charge (usually brought in by sheet). Remove it and save again. See Charge not paid by the buyer (trouble.projects.charge-not-paid-by-buyer).
- "Estimates reference this pricing plan; deactivate it instead of deleting." on delete: retire the plan with Active unticked instead. See Pricing plan cannot be deleted (trouble.projects.pricing-plan-cannot-be-deleted).
- "Not available on a <property type> project." under Unit type, when you create or save a plan: the unit type doesn't suit the project's property type (for example an older plan after the project's property type or the unit type's settings changed). Pick another type, change the project's property type, or mark the unit type as suiting it under Settings > Lookups. See Unit type not allowed (trouble.projects.unit-type-not-allowed).
- Add charge greyed out with "Adding charges needs the Charge Components permission; existing lines can still be edited.", no Add button, or "You do not have permission to view pricing plans. Ask your administrator.": your role lacks the View permission on Charge Components or the permission on Pricing Plans. See No permission (trouble.admin.no-access).

- Pricing bases: Per Sqft, Per Floor, Fixed, Percent Of BaseConcept
Each charge line on a pricing plan is worked out on one of four bases: a rate per square foot of the chargeable area, a rate per floor above a starting floor, a fixed amount, or a percentage of the lines priced before it.
- Unit areas and the chargeable areas: Carpet area (Mofa), RERA Carpet Area, Super Built-up AreaConcept
Every unit carries up to three areas; two settings say which one money is worked out on: the chargeable area for buyers (what a Per Sqft price multiplies on a buyer's estimate) and the chargeable area for members and tenants (what a member's offer and an allottee's purchase are measured in).
- Charge groups and per-line GSTConcept
A charge group is a section of the cost sheet with a default GST rate; every charge line carries its own GST, worked out from the estimate override, the plan line, the component or the group, in that order.

- "Already exists" or "listed twice": the name, code, number or line must be uniqueTroubleshooting
Names, codes and numbers are unique within their scope (the organization, a project, a tower, a set of books) so that records can be told apart, and a line can appear once on a plan, offer or account; rename, reuse the existing record, or remove the duplicate line.
- "Not a charge the buyer pays": the component's kind does not belong on this recordTroubleshooting
Every charge component has a kind that decides where it may appear: Sale Charge on pricing plans and estimates, Tenant Benefit and Tenant Charge (with Tax) on member offers, Tenant Benefit alone on benefit plans, Commission on commissions; GST is never a line you add, and a benefit paid to the member can never be demanded.
- Pricing plan cannot be deleted: estimates reference itTroubleshooting
A pricing plan that any estimate was priced on cannot be deleted, because the estimate keeps the plan as the record of how its price was built; untick Active so the plan stops being offered on new estimates while the old ones keep it.
- Unit type, configuration or plan does not suit the project or the unitTroubleshooting
A unit type must suit the project's property type (its Suits residential / Suits commercial ticks under Lookups), a configuration must be active and of the same type as the unit, a pricing plan prices only units of its own type, and sheets must name unit types that exist.
- "No access" or "You do not have permission": your role lacks a permissionTroubleshooting
Every screen, button and picker is gated by a permission on a module; your role decides which you hold, so a missing one shows as a No access card, a refused action, a greyed-out button with a hover reason, or a picker that explains which permission it needs.
