Charge components and their kinds
The catalogue of money lines the business uses (unit price, floor rise, PLC, legal charges, corpus, transit rent, commission …), the six kinds that decide where a component may appear, the fixed code each carries, and how charge groups and per-line GST turn them into a price.
Charge components and their kinds
A charge component is one named money line: Unit Price, Floor Rise, PLC, Legal Charges, GST, Corpus Fund, Transit Rent, Channel Partner Commission. Every pricing plan line, estimate line, member-offer line, demand line and commission refers to a component, so a charge keeps its identity from the first quote through the booking to the ledger. Each component has a Kind, which decides where it may be used, and a code that never changes.
How it works in NirmaanOne
The six kinds
| Kind | Who pays whom | Where it can go |
|---|---|---|
| Sale Charge | the buyer pays the developer | pricing plans and estimates, hence bookings and demands |
| Tax | GST, worked out on other lines | never priced on a plan or an estimate; the app uses the GST component to schedule the GST rows of a booking, and on a member offer a Tax line is computed on a charge line |
| Tenant Benefit | the developer pays a society member | member offers (corpus, transit rent, shifting) |
| Tenant Charge | a society member pays the developer | member offers (differential area, tenant legal fees) |
| Commission | the developer pays a channel partner | commissions on bookings |
| Other | anything else | nowhere automatic; a catalogue entry for your own reporting |
Only a Sale Charge can be priced on a plan or an estimate. Adding anything else is refused with "Not a charge the buyer pays: <name> (<kind>)." followed by "GST is worked out for each charge from its own rate, so it is never a line you add." for a Tax component, or "Member benefits and charges go on a member offer; commissions on the booking." for the others. A member offer accepts only Tenant Benefit and Tenant Charge lines (plus Tax lines on a charge), and works out the direction of money from the kind. A Tenant Benefit and a Tenant Charge are never netted against each other: what the developer pays and what the member pays stay separate flows.
Codes
A component's code is derived from its name when it is created (upper case, other characters become underscores, at most 50 characters) exactly as for lookups (see Lookups and their codes); if the code is taken a number is added (LEGAL_2, LEGAL_3 …). Once saved the code is fixed: "plans, estimates and ledger mappings refer to it". Rename the component freely; the code and everything referring to it stay.
Two seeded codes are read by the app itself: BASE_RATE (Unit Price) always leads the Unit Base Price group on every cost sheet, and GST (the Tax component) is what schedules the GST rows of a booking. If GST is deactivated or deleted, booking stops with "No active Tax charge component (GST) exists to schedule the GST rows". Keep both active.
Charge groups and GST per line
Sale-side components sit in a charge group, the section of the cost sheet they are shown under. The seeded groups are Unit Base Price (default GST 5%), Project Fixed Charges (PFC) (18%), Project Maintenance Charges (18%) and Society Formation Charges (18%); an ungrouped sale charge shows under "Other charges". Each group has a sub-total, its GST and a total; the quote has a subtotal, GST and grand total.
GST is worked out per line, never added as a blanket line. The rate for a line is the first of:
- an override on the estimate line;
- the pricing plan line's own GST %;
- the component's GST rate;
- the group's Default GST;
and none of them means the line is not taxable. On the Charge Components screen a component's GST column shows the effective rate with "group default" when it is inherited. The seeded Deposits for Electric Meter, Cable, Water Meter … component carries 0% of its own, so it stays untaxed inside the 18% PFC group.
Bases
A plan line prices its component on one of four bases: Per Sqft (rate × the unit's chargeable area, which is the Carpet area (Mofa) unless the organization or the project chose RERA Carpet Area or Super Built-up Area), Per Floor (rate × the number of floors above the From floor, never negative), Fixed (the rate itself) or Percent Of Base (a percentage of the running total of the non-tax lines before it). Every line amount and every GST amount is rounded half-up to two decimals on its own.
The seeded catalogue
Unit Price, Floor Rise, PLC (Preferred Location Charge) and Parking in Unit Base Price; Legal Charges, Development / Betterment Charges, Deposits …, Air-conditioning Piping and Club Membership in PFC; Maintenance Deposit and Advance Maintenance (24 Months); Share Money, Application & Entrance Fee of the Society and Society Formation & Registration; GST; Corpus Fund, Transit Rent and Shifting Charges (Tenant Benefit); Differential Area Cost, Legal & Documentation - Tenants and Other Charges - Tenants (Tenant Charge); Channel Partner Commission. Most sale components carry a SAC code for GST invoices; the deposits, the maintenance deposit and the society share money have none.
From component to ledger
In the books, each component is mapped to a ledger (and a tax ledger for GST) per set of books on Component mappings; a demand posts each line to the ledger its component maps to. A component used on a plan, estimate or offer cannot be deleted ("That conflicts with existing data."); untick Active and it stays on existing plans but is not offered for new ones.
Example
Sai Darshan's 2 BHK pricing plan prices unit B-1204 (floor 12, Carpet area (Mofa) 612 sq ft, the project charges on Carpet area (Mofa)):
| Group / line | Basis | Rate | Amount | GST rate | GST |
|---|---|---|---|---|---|
| Unit Base Price (default 5%) | |||||
| Unit Price | Per Sqft | ₹28,500 | 28,500 × 612 = ₹1,74,42,000.00 | 5% (group) | ₹8,72,100.00 |
| Floor Rise | Per Floor, from floor 3 | ₹25,000 | 25,000 × (12 − 3) = ₹2,25,000.00 | 5% (group) | ₹11,250.00 |
| PLC (Preferred Location Charge) | Fixed | ₹3,00,000 | ₹3,00,000.00 | 5% (group) | ₹15,000.00 |
| Parking | Fixed | ₹7,50,000 | ₹7,50,000.00 | 5% (group) | ₹37,500.00 |
| Sub-total | ₹1,87,17,000.00 | ₹9,35,850.00 | |||
| Project Fixed Charges (PFC) (default 18%) | |||||
| Legal Charges | Fixed | ₹35,000 | ₹35,000.00 | 18% (group) | ₹6,300.00 |
| Deposits for Electric Meter, Cable … | Fixed | ₹1,25,000 | ₹1,25,000.00 | 0% (component) | ₹0.00 |
| Club Membership | Fixed | ₹2,50,000 | ₹2,50,000.00 | 18% (group) | ₹45,000.00 |
| Sub-total | ₹4,10,000.00 | ₹51,300.00 |
Subtotal ₹1,91,27,000.00 · GST ₹9,87,150.00 · Grand total ₹2,01,14,150.00
Every line is a Sale Charge. The buyer's TDS consideration is the ₹1,91,27,000 of charges excluding tax, well above the ₹50,00,000 threshold. Had the pricing team added the component "Corpus Fund" to this plan, the save would have been refused: a corpus is a Tenant Benefit, paid by the developer to a society member, and belongs on that member's offer, where a line of ₹15,00,000 Corpus Fund sits beside a Tenant Charge line of Differential Area Cost without the two ever being netted.
The team later renames "PLC (Preferred Location Charge)" to "Garden-facing premium". Its code stays PLC, so the plan, the 23 estimates that quote it and its ledger mapping are untouched.
