Record a RERA extension

When a project's RERA registration is about to expire or has expired, record the extension order as a new row on the RERA registration card, attach the order, and check that the readiness card reads Current again.

Record a RERA extension

A RERA registration runs out; the authority grants an extension as a new order. Recording it keeps the project sellable and keeps the earlier certificate in the history for the documents that printed it.

Before you start

Steps

  1. Open the project. The RERA registration card's badge reads Expiring or Expired, and the Ready to sell and collect? card's button reads Record RERA extension.
  2. Click Record extension. The jurisdiction and Valid from (the day after the previous validity ends) are filled in; enter the Extension order no., the Order date and Valid to, then click Record extension. "Extension recorded." The new row sits on top with the tag Extension.
  3. On the new row click Upload and choose the order (PDF or image). "Certificate attached."
  4. Check the badge and the RERA line on the readiness card: from the day the extension starts they read Current with the new number and date.

What happens next

  • The project's RERA number, jurisdiction and validity (what documents and lists show) follow the extension from its first valid day; documents generated earlier keep the old number.
  • With Require RERA registration before selling on, estimates and bookings are possible again from that day.
  • The Monday reminder "RERA registration expiring (system)" stops once the new Valid to is more than 90 days away.

If something goes wrong

  • "An extension needs an earlier registration on this project; record the registration first": use Add registration for the first certificate.
  • "Valid to must be on or after valid from.": check the dates on the order.
  • "<number> valid from <date> is already recorded": the same order is already in the history.
  • The badge still says Expired after recording: the extension's Valid from is in the future; the earlier certificate stays in force until then. If the order is effective at once, edit the row's Valid from (click the row's dates to check them).
  • Record extension is greyed out: "Record the registration first; an extension continues it."

Related

  • RERA registration, its validity and extensionsConcept

A project's RERA registration is a history of certificates and extension orders, each with the state authority that issued it and the dates it is valid for; the one in force today decides whether the project may sell, and an expiry is a new row, never an edit.

  • Project readiness and the RERA gateConcept

A project is ready to sell and collect once it has a promoter entity with books, the collection, RERA separate and operative bank accounts with their ledgers, and, when the organization requires it, a RERA registration whose validity covers today; bookings and allottee purchases wait for all of it, estimates only for RERA.

  • Record land, RERA and the project's settingsHow-to

Fill in the land survey details and expected possession, record the RERA registration (jurisdiction, certificate and validity) that lets the project be sold, and override the settings the project inherits from the organization on its Settings tab only where it differs: estimate validity, the chargeable areas for buyers and for members and tenants, carpet area offered, RERA escrow share, revenue method and trigger, plus its occupation certificate.

  • Project overviewScreen

A project's home page: its details, site, land, RERA registration, inventory summary, whether it is ready to sell and collect, where its money stands across its RERA accounts, and the setup checklist.

  • No estimate or booking allowed: the project's RERA registration is missing, expired or not yet validTroubleshooting

With the organization's "Require RERA registration before selling" switch on, no estimate or booking can be made on a project unless a RERA registration whose validity covers today is recorded on its RERA registration card; an expiring one only warns, and opportunities can still be logged.

  • "No access" or "You do not have permission": your role lacks a permissionTroubleshooting

Every screen, button and picker is gated by a permission on a module; your role decides which you hold, so a missing one shows as a No access card, a refused action, a greyed-out button with a hover reason, or a picker that explains which permission it needs.
