New project

Create a project from its name, type, promoter entity and site address, then carry on in the setup wizard.

New project

Use this page to create a project. You enter what the project is, who is developing it and where the site is. The project is created when you save this first step, and you then carry on with the rest of the setup.

Where to find it

On the Projects list, click New project at the top right.

You need the Create permission on Projects. In the default roles that is the Administrator and the Project Manager. Without it the page shows "No access" and "You do not have permission to view project creation. Ask your administrator."

Before you start

  • The promoter entity. Every project needs the company that is developing it (the promoter). It must already be registered as a company of the Promoter Entity type, or you can register it from this page (see Create new promoter entity below).
  • To pick the promoter you need the View permission on Companies. To register a new one you also need the Create permission on Companies and the View permission on Lookups.

What you see

The header reads "Start with the basics; the project is created at the end of this step and everything else can follow later."

Under it, a row of setup steps shows what comes next: Basics & site, Land & RERA, Promoter & bank accounts, Towers & units, Amenities, parking, stages & pricing and Review. You can't jump to them yet, because the project doesn't exist until you save this step. The redevelopment steps (Society, Existing members and Offers) are added once a Redevelopment project has been created.

Below the steps, the form is headed Basics & site: "Name, type and site address. Creates the project."

Basics

"What the project is called and what kind of development it is."

Field Required What to enter
Project name Yes 2 to 100 characters, unique in your organization.
Project type Yes New development: "Fresh construction on the site; inventory is sold through bookings." Redevelopment: "An existing society is rebuilt; members get term sheets before sale inventory is offered." Redevelopment is offered only while the Redevelopment product pack is on under Products; likewise Plotted development ("A sanctioned layout of sectors and plots; plots are sold without GST on the land.") needs the Plots pack and Bungalow scheme ("Plots with a house built on each; plot price and construction value are two charges.") the Bungalows & villas pack.
Township No Shown while the Townships pack is on: the scheme this project is a phase of ("Makes this project a phase of the township; everything else stays per project").
Area unit No Plotted developments and bungalow schemes: how plot areas are entered and shown (sq ft, sq m, sq yd); stored figures stay in sq ft.
Property type Yes Residential, Commercial or Mixed.
Promoter entity Yes Search the companies of the Promoter Entity type. "Required. The company developing the project; its books and bank accounts carry the money."
Description No Up to 255 characters.

Site address

"Where the project stands. Required for RERA and for the society link."

Field Required What to enter
Address Yes The site address.
State Yes Pick from India's states and union territories.
City Yes Pick a suggested city of that state, or type another. Suburbs and villages are fine.
PIN code Yes Up to 20 characters.

The messages you may see while filling in the form:

  • "Use at least 2 characters" or "Use at most 100 characters" on Project name.
  • "Choose a project type", "Choose a property type".
  • "Choose the promoter entity".
  • "Site address is required", "City is required", "State is required", "PIN code is required".
  • "Use at most 255 characters" on Description.

What you can do

Create project & continue

Checks the form and creates the project.

  • Who: anyone with the Create permission on Projects.
  • What happens next: you see “Project "<name>" created.” and land on the Land & RERA step of the Project setup wizard. Basics & site is already marked done.
  • If it's refused: "A project with this name already exists." appears on Project name. Names are compared without regard to capital letters, so "Sea View" and "sea view" clash.
  • Nothing is sent while a field is missing or invalid: the messages listed above appear on the fields instead.

Finish later

Goes back to the Projects list. Nothing is saved: no project is created until you use Create project & continue.

Create new promoter entity

Shown at the foot of the Promoter entity list when the developing company isn't registered yet. It opens the New promoter entity panel: "Registers the company as a Promoter Entity. Address, TAN, signatory and people can be completed from Companies later."

The panel asks for Company name (required) and, optionally, Legal name ("As registered, if different."), Entity structure ("Legal form of the entity."), PAN, GSTIN, CIN, RERA promoter registration no., City, Phone and Email.

  • Click Create entity to save it. You see “Promoter entity "<name>" created.” and the new company is chosen as the promoter straight away. Cancel closes the panel without saving.
  • Who: anyone with the Create permission on Companies who can also view Lookups. Without these the option isn't shown.

Things to know

  • Why the promoter is compulsory: the promoter's books and bank accounts receive the buyers' money and pay the project's costs. A project without one can't be made ready to sell and collect.
  • No Companies permission, no project. If you can't view Companies, the Promoter entity field shows only "Needs the Companies permission to pick or create one; leave for an administrator." The promoter is still required, so Create project & continue won't go through, and no message appears where the picker would be. Ask an administrator to create the project, or to grant you the View permission on Companies.
  • The project type decides which setup steps and tabs you get. Redevelopment adds the society, existing members and offers steps, and the Society & Tenants tab. If Redevelopment is not offered, the pack is off: see Redevelopment is switched off. A Plotted development or Bungalow scheme gets the Plots tab instead of Structure and Parking.
  • Everything else (RERA, bank accounts, towers and units, amenities, parking, stages and pricing) can be filled in later, from the setup wizard or from the project's tabs.

  • Create a projectHow-to

Create a project from its name, type, property type, promoter entity and site address, record its land and RERA details on the first wizard step, and leave the rest of the setup for later.

  • "Already exists" or "listed twice": the name, code, number or line must be uniqueTroubleshooting

Names, codes and numbers are unique within their scope (the organization, a project, a tower, a set of books) so that records can be told apart, and a line can appear once on a plan, offer or account; rename, reuse the existing record, or remove the duplicate line.
