Create a project
Create a project from its name, type, property type, promoter entity and site address, record its land and RERA details on the first wizard step, and leave the rest of the setup for later.
Create a project
A project is created from its basics alone: what it is called, what kind of development it is, who develops it and where it stands. Everything else (RERA, bank accounts, towers and units, society, pricing) follows in the setup wizard or on the project's tabs, whenever you are ready.
Before you start
- Decide the Project type now. Redevelopment adds the society, existing members and offers steps and the Society & Tenants tab; New development doesn't.
- The promoter entity, the company developing the project, must exist as a company of the Promoter Entity type, or you register it in brief from the form. Its books and bank accounts carry the money, so it is compulsory. See Register the promoter entity and its project bank accounts.
- Have the site address and PIN code, and the RERA registration number and date if the project is already registered.
- Permissions, in the role editor's words: the Create permission on Projects to create (Administrator and Project Manager in the default roles) and the Edit permission on Projects for the wizard steps; the View permission on Companies to pick the promoter, and the Create permission on Companies with the View permission on Lookups to register one from the form.
Steps
- In the sidebar open Projects and choose Projects. The Projects list opens.
- Click New project at the top right. The New project page opens on the Basics & site step, headed "Start with the basics; the project is created at the end of this step and everything else can follow later."
- Under Basics ("What the project is called and what kind of development it is."), type the Project name (2 to 100 characters, unique in your organization), choose the Project type (New development: "Fresh construction on the site; inventory is sold through bookings.", or Redevelopment: "An existing society is rebuilt; members get term sheets before sale inventory is offered.") and the Property type (Residential, Commercial or Mixed).
- In Promoter entity ("Required. The company developing the project; its books and bank accounts carry the money."), search the developing company and pick it; only Promoter Entity companies are offered. If it isn't registered yet, click Create new promoter entity at the foot of the list: the New promoter entity panel asks for the Company name and, optionally, Legal name, Entity structure, PAN, GSTIN, CIN, RERA promoter registration no., City, Phone and Email. Click Create entity. You see “Promoter entity "<name>" created.” and the new company is chosen straight away.
- Under Site address ("Where the project stands. Required for RERA and for the society link."), fill Address, pick the State, pick or type the City, and fill the PIN code. Add a Description (up to 255 characters) if you like.
- Click Create project & continue. You see “Project "<name>" created.” and the Project setup wizard opens on the Land & RERA step, with Basics & site already ticked in the row of steps and a green banner above them: “Project "<name>" is created and saved. Everything from here on is optional: finish the steps now, or any time later from the project page.” The amber note about the RERA registration under it only says what selling will need; the project itself exists already.
- On Land & RERA, record the RERA registration on the card at the top (Add registration: jurisdiction, certificate number, validity) and fill what you have under Land & RERA: CTS / survey no., Village, District, Registration district and Expected possession. On a redevelopment a Development agreement section adds the Development agreement date and the Fair value of the development rights (optional). All of it is optional. The step asks only for the project's facts: the settings it inherits from the organization (estimate validity, chargeable area, carpet area offered, RERA escrow share, revenue method) are on the project's Settings tab, blank unless the project differs. While RERA isn't recorded and your organization requires it before selling, the step warns "Your organization requires a valid RERA registration before selling: no estimate or booking can be made on this project until a registration whose validity covers today is recorded below. You can skip for now and come back." Click Save & continue, or Skip this step to come back later. The wizard moves to Promoter & bank accounts.
- Click Finish later. The Project overview opens with the banner "Setup in progress · N of M steps done." and the Setup checklist card, each open step with a Go link.
What happens next
- The project appears in the Projects list and on the dashboard, with its type and property badges, and its Overview shows the details, the site and the Ready to sell and collect? card, which lists what still blocks selling: the promoter's books, its collection, RERA separate and operative bank accounts (a GST account is optional), and the RERA registration when your organization requires it.
- The wizard remembers where you left off: the Setup wizard icon on the Projects list reopens it on that step, and Continue setup on the banner or Open setup wizard on the checklist open the first step still open. Carry on with Set up a project for towers and units, amenities, parking, stages and pricing.
- On a Redevelopment project, the next steps are Link a society to a redevelopment project and its members and offers.
- Before the first booking, make the project ready with Make a project ready to sell.
- To change any detail later, use Edit Project on the overview (see Edit project). Projects can't be deleted.
If something goes wrong
- "A project with this name already exists." on Project name: names are compared without regard to capitals, so "Sea View" and "sea view" clash; choose another name or open the existing project. See Project name already used.
- The Promoter entity field shows only "Needs the Companies permission to pick or create one; leave for an administrator.", and Create project & continue does nothing: you lack the View permission on Companies. Ask an administrator to create the project or to grant the permission. See Cannot pick the promoter entity.
- "Choose the promoter entity" under the field: pick or create the promoter; it is required.
- "Use at least 2 characters", "Choose a project type", "Choose a property type", "Site address is required", "City is required", "State is required" or "PIN code is required": fill the field.
- After creation, an estimate or booking is refused with "This project has no RERA registration number and date on file; record them under Land & RERA before estimates or bookings (organization setting).": record the registration on the RERA registration card (step 7), reached with Record RERA on the overview. See RERA registration required.

- Make a project ready to sell and collectHow-to

- Promoter entityConcept
The company developing a project; every project must name one, and its books and bank accounts are where the project's demands, receipts and payouts are posted.
- Project readiness and the RERA gateConcept
A project is ready to sell and collect once it has a promoter entity with books, the collection, RERA separate and operative bank accounts with their ledgers, and, when the organization requires it, a RERA registration whose validity covers today; bookings and allottee purchases wait for all of it, estimates only for RERA.
- "Already exists" or "listed twice": the name, code, number or line must be uniqueTroubleshooting
Names, codes and numbers are unique within their scope (the organization, a project, a tower, a set of books) so that records can be told apart, and a line can appear once on a plan, offer or account; rename, reuse the existing record, or remove the duplicate line.
- "No access" or "You do not have permission": your role lacks a permissionTroubleshooting
Every screen, button and picker is gated by a permission on a module; your role decides which you hold, so a missing one shows as a No access card, a refused action, a greyed-out button with a hover reason, or a picker that explains which permission it needs.
- No estimate or booking allowed: the project's RERA registration is missing, expired or not yet validTroubleshooting
With the organization's "Require RERA registration before selling" switch on, no estimate or booking can be made on a project unless a RERA registration whose validity covers today is recorded on its RERA registration card; an expiring one only warns, and opportunities can still be logged.
