Dashboard figures: absorption, funnel and operational money
How the dashboard's tiles and cards are worked out: absorption of saleable stock, the sales funnel by stage reached, money read from demands and receipts rather than the ledger, the RERA accounts card, and the period with its comparison window.
Dashboard figures: absorption, funnel and operational money
The dashboard answers "how is the business doing right now?" with a handful of figures: how much of the saleable stock is taken (absorption), how far this period's leads travelled (the funnel), what was billed, collected and is still owed, and how much of the money the bank has swept from each project's collection account to its RERA separate and operative accounts. Every figure follows a fixed rule described here, so two people looking at the same card read the same thing.
How it works in NirmaanOne
Operational figures, not the ledger
Money on the dashboard comes from the demands and receipts themselves, not from posted vouchers:
- a demand counts from the moment it is Issued (Draft and Cancelled demands never count), and what it asks for is the payable amount, that is the total billed less the TDS the buyer is expected to deduct (what they pay in money); a TDS credit recorded against the demand does not change the dashboard's figures;
- a receipt counts once it is Cleared;
- a booking counts while it is Active.
The ledger stays the source for statements (trial balance, the RERA accounts statement, profit and loss), so the dashboard and the reports will not tie to the rupee while vouchers are still unposted. That is why no card on the dashboard is labelled a statement.
Absorption
Absorption is the share of saleable units that somebody has bought:
absorption % = (units Booked + units Sold) ÷ all units designated Saleable × 100
Only units designated Saleable enter the count. PAP units and common-use units are never sold, so counting them would flatter the figure. Units on hold (Reserved For Buyer), reserved or allotted to tenants, or blocked are saleable but not taken, so they reduce the percentage. The result is rounded half-up to two decimals. The Inventory absorption card shows the same figure per unit configuration, with a note of how many PAP and common units sit beside the saleable stock.
The sales funnel
The funnel counts opportunities opened in the chosen period (allottee purchases are left out, as they are not leads) and, for each stage Lead, Estimate, Approval and Booked, how many of them reached that stage. A stage counts as reached whether or not the opportunity still sits there: an opportunity that went Lead → Estimate → Booked counts at every step, and one that was later lost still counts for the stages it passed. Each bar shows its share of the leads and of the step before it, rounded to two decimals; the footer gives the share of leads that booked.
The tiles
| Tile | Rule |
|---|---|
| Collected | Cleared receipts dated in the period, at their full amount (before any TDS the buyer deducted), with a 12-month sparkline. |
| Outstanding | On every open demand (Issued or Partially Paid), payable less money received, as of now; the note says how much of it is past its due date. A demand that is Paid in money with its TDS credit still pending is not in it. |
| Output GST | The GST on live demands dated in the period. It is what was billed, not a filed liability. |
| Booked | The agreed total of active bookings dated in the period, and how many there were. |
| Absorption | As above. |
| Payouts due | Approved commissions not yet paid plus member benefits past their due date, less what was already paid on them. |
A tile shows only when your role holds the permission behind it: Collected needs the View permission on Payments; Outstanding and Output GST the View permission on Demands; Booked the View permission on Bookings; Absorption the View permission on Towers, Floors & Units; and Payouts due the View permission on Commissions or on Payments.
The period and "vs the window before"
Period offers This month, This quarter, This financial year and Last 12 months (the default). Every period runs from its first day up to today. Quarters and the financial year follow the Indian financial year starting 1 April, so "This quarter" in September starts on 1 July; Last 12 months starts on the first day of the month eleven months back. The comparison window is the same number of days ending the day before the period starts, whichever period you chose. A tile's delta reads
delta % = (this period − the window before) ÷ the window before × 100
rounded to two decimals, or "no earlier figure to compare" when the earlier window is zero. The period drives the tiles and the funnel only; Collection velocity always shows the last twelve months and the other cards are as of today.
RERA accounts
The RERA accounts card (the View permission on Payments) reads cleared receipts and posted sweeps: "Cleared receipts and posted sweeps; the bank moves the money, NirmaanOne records it". Its heading states the share in force today, "N% of every collection swept to the separate account" (see Effective-dated rules; a project's own RERA escrow share replaces it for that project). Each project gets one stacked bar of what was collected into its collection account, net of TDS and of any GST banked apart: To the separate account and To the operative account are the posted sweeps, Unswept is what has cleared into the collection account but no posted sweep has taken yet, and Outside the collection account is cleared receipts banked anywhere else. Under the bar, "₹… collected · N% swept to separate · ₹… withdrawn" gives the total, the actual share swept to the separate account and the withdrawals transferred out of it, with a badge: "in order" when everything collected is swept and nothing went elsewhere, "unswept" while cleared receipts await a sweep, "outside the collection account" when a receipt was banked elsewhere, or "accounts missing" when the project lacks one of its three RERA accounts. A project with nothing banked is not shown ("Nothing banked yet" / "Once receipts clear into a project's collection account, its sweeps appear here."). The same figures drive the project overview's RERA accounts card and the warning on a receipt banked outside the collection account, so the card and the warning never disagree; the statement under Reports is the ledger's version. See RERA accounts and the daily sweep.
Receivables ageing
Open demands bucketed by how long they have been past due: not due, 1–30, 31–60, 61–90 and 90+ days, with the five parties owing most.
Example
Sai Darshan, a redevelopment in Ghatkopar, has 120 units: 96 designated Saleable, 16 PAP and 8 Common. Of the 96 saleable units, 37 are Booked, 6 are Sold, 4 are Reserved For Buyer and 49 are Available.
taken = 37 + 6 = 43; absorption = 43 ÷ 96 × 100 = 44.7916… → 44.79%
The tile's note reads "43 of 96 saleable units booked or sold". The four units on hold do not count until they are booked.
Sales funnel, period This quarter, looked at on 30 September 2026 (so 1 July to 30 September): 80 opportunities were opened; 52 reached Estimate, 31 reached Approval and 19 reached Booked. The bars read 65.00%, 38.75% and 23.75% of leads; Approval is 59.62% of Estimate (31 ÷ 52) and Booked is 61.29% of Approval (19 ÷ 31). The footer says "23.75% of leads booked". The period is 92 days long, so the comparison window is the 92 days ending 30 June, that is 31 March to 30 June.
Outstanding on one demand: a construction-stage demand bills ₹12,00,000 plus 5% GST ₹60,000, total ₹12,60,000 billed. The deal's consideration is above the ₹50,00,000 TDS threshold, so the buyer is expected to deduct 1% of ₹12,00,000 = ₹12,000 and the payable in money is ₹12,48,000. The buyer has paid ₹5,00,000, so this demand contributes ₹7,48,000 to the tile, whether or not the ₹12,000 TDS credit has been recorded. Its GST of ₹60,000 appears on Output GST for the period the demand is dated in.
RERA accounts: cleared receipts of the project total ₹1,98,00,000 net of TDS, all of them into the promoter's collection account. The posted sweeps, at the 70% rule in force, moved:
to the separate account = 1,98,00,000 × 70% = ₹1,38,60,000.00; to the operative account = 1,98,00,000 − 1,38,60,000 = ₹59,40,000.00; actual share swept = 1,38,60,000 ÷ 1,98,00,000 × 100 = 70.00%
One escrow withdrawal of ₹40,00,000 for construction cost has been transferred. The project's bar is 70% To the separate account and 30% To the operative account, the line underneath reads "₹1,98,00,000.00 collected · 70.00% swept to separate · ₹40,00,000.00 withdrawn", and the badge is "in order". Had a ₹10,00,000 receipt cleared this morning before the 09:00 sweep, it would show as Unswept and the badge would read "unswept" until the sweep posts; had it been banked into the operating account instead, it would show as Outside the collection account with that badge until a Contra voucher moves it.
Collected, last 12 months ₹3,42,00,000 against ₹2,85,00,000 in the twelve months before:
delta = (3,42,00,000 − 2,85,00,000) ÷ 2,85,00,000 × 100 = 20.00% "vs the window before"

Every buyer payment enters the project's collection account; the bank sweeps it daily, the escrow share (70% under RERA 2016, or the project's own share) to the RERA separate account and the rest to the operative account. NirmaanOne mirrors the sweep as a Contra voucher per receipt the moment it clears, records certified withdrawals from the separate account, warns on receipts banked elsewhere and reports where the money stands; it never moves the money itself.
